Sandy Lane Cottage at Reydon

Outside there is a South/East facing patio garden, mostly paved with a gravelled area interspersed with plants and an additional fenced section housing a table tennis table. On-road parking is available nearby.

Ground Floor
The entrance from Sandy Lane opens into a small lobby with door leading directly into the spacious open plan living/dining/kitchen.

Living/Kitchen/Dining Room
This open plan room is cleverly divided into separate living, dining and kitchen areas whilst providing ideal accommodation for socialising.

Living Area
The door from the porch leads into this beautifully furnished room with oak flooring, a colourful rug, and a west-facing window with slatted blinds. This bright, airy, comfortable and contemporary room, is equipped with a flat screen TV, iPod docking station, games, two leather armchairs, books and DVDs.

Dining Area
The living area flows through to this contemporary dining area with farmhouse style wooden table, four chairs and a bench. In addition there is an attractive dresser and convenient under stairs cupboard.

Kitchen
There is a step down to the kitchen, with ceramic tiled floor, which nicely divides it from the dining area. The kitchen is extremely well fitted and equipped with freestanding appliances including an electric oven with gas hob and extractor fan, fridge, freezer, washing machine, dryer, dishwasher and Dualit appliances. There is a handsome butcher’s block, ideal for preparing meals with two breakfast stools for guests to use whilst chatting to the chef! A door leads to the downstairs bathroom with another door with frosted glass opening onto the paved garden.

Bathroom
The door opens from the kitchen into the family bathroom. There is a bath with shower, WC, washbasin and heated towel rail. A south-facing window gives natural light.

First Floor
Carpeted stairs lead from the dining area to the first-floor landing with doors opening to the king-size and twin bedrooms and the cloakroom.

Master Bedroom
A delightful bright bedroom with an east-facing window overlooking neighbouring properties and the coast in the far distance. There is a king-size bed, with bedside bookcases and lamps, a chest of drawers, wardrobe and mirror.

Twin Bedroom
This bright and charmingly furnished west-facing room is fully carpeted and has twin metal frame beds with a bedside table between and lamp, a wardrobe, chest of drawers and mirror.

Cloakroom
Conveniently located off the landing with easy access from both bedrooms this room has a WC and washbasin. A Velux window gives ample light.

Outside
The large, South/East facing garden is paved with a gravelled area interspersed with small plants. There are two tables and eight chairs, making this the ideal spot for breakfast! This sunny garden can be seen by some neighbouring properties but it is fenced and has access to one side of the cottage, which is very useful when you have been to the beach. The owners have left windbreaks,deck chairs and other useful things for guests to use for the beach and outdoors.

All prices include bed linen and towels, gas and electricity plus a welcome bottle of wine and snacks to help you get your break off to a relaxing start.

This holiday cottage is equipped with gas central heating, a flat screen TV with FreeSat channels and DVD player, iPod docking station, electric cooker with a gas hob, fridge, freezer, dishwasher, washing machine and dryer. WiFi internet is available.

A travel cot and a high chair is available on request.

Well behaved dogs are welcome if advised at the time of booking and according to our terms and conditions.

This terraced cottage is situated on a private driveway located just off Sea View Road, toward the eastern edge of the village of Reydon. The house is within a few seconds of the excellent and renowned Barbrooke's general store and there is also a tennis club, local cricket and rugby, a summer theatre, and cinema club nearby.

Southwold is situated on the Suffolk Heritage Coast in a designated Area of Outstanding Natural Beauty. The town has an excellent range of shops, as well as golf and sailing clubs and other leisure facilities. The surrounding area is renowned for its coastline and countryside walks.

Sorry, no smoking or unaccompanied teenagers permitted at the property.

The parking outside this holiday cottage is reserved for the neighbours and guests are requested to respect this and park in Sea View Road close by. The garden is fenced to give some privacy from neighbours on three sides, it is overlooked and the shed and beach hut are for the owners’ use exclusively.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
