With views of both the sea and the coast to Thorpeness, this sophisticated apartment is located on the edge of Moot Green at the northern end of Aldeburgh, a couple of minutes walk to the delicious restaurants and boutique shops that this town is famous for. Runton occupies two floors of a three-storey Edwardian house with an elegant sociable open plan space, shower room and double bedroom on the first floor; the other two big bedrooms and lavish bathroom are at the top of the house where you can watch the sun rise in luxury!

Runton at Aldeburgh

A private entrance takes you into a hall with space for shoes and coats before taking the stairs to the first-floor landing. The stylish open plan living/kitchen/dining is sure to be the hub of your holiday at any time of the year with a real flame effect fire and double doors opening onto the sea-facing balcony. All three bedrooms are beautifully furnished, two looking straight out to the horizon so you can watch the sunrise.

On a sunny day you can relax in the walled garden with only the promenade dividing you from the shingle beach. Parking’s available for a couple of hours by the door on Crabbe Street, with unrestricted parking for longer periods close by.

First floor:
Carpeted stairs rise to a landing where you’ll find two doors to the open plan living area and a door to the shower room, with wooden floors and underfloor heating throughout. Stairs rise to the double bedroom and upwards to the top floor.

Living/Kitchen/Dining Room
A sophisticated L shaped open plan space with double doors and window giving uninterrupted views of the shingle beach and sea.

Kitchen units wrap around three sides, housing a waist height Neff oven/grill and built-in microwave, five gas rings with hob above, a five shelf fridge and 2.5 drawer freezer beneath, dishwasher and washing machine.

Six leather dining chairs sit around the stylish glass topped table, next to the seating area with two generous sofas, positioned so you can enjoy the views in the summer, flame affect gas fire in the winter and large TV with Sonos surround sound at any time of the year!

Shower Room
Corner shower, washbasin set in a vanity unit, WC, heated towel rail and window giving natural light.

Double Bedroom
A couple of steps take you to the split-level landing where a door opens to this pretty bedroom with ornamental fireplace, overlooking Crabbe Street. There’s a small bedside unit with drawers, storage in a large wardrobe with shelves, hanging and drawer space.

Top Floor
Carpeted stairs rise to the top floor, with a window on the landing giving amazing views over Moot Green to the iconic Moot Green Hall and along the coast to Thorpeness. A wide landing gives access to the other two bedrooms and family bathroom. Carpeted other than the bathroom with tiled floor.

Super King Bedroom
Light and airy with views of the horizon and a couple of velux windows allowing more light into this large room. There’s a super king bed with bedside drawers, a chest of drawers and wardrobe with more drawers.

Bathroom
Chic modern bathroom with luxurious bath, washbasin, large shower cubicle, WC, heated towel rail and wonderful feature window with sea view.

King Bedroom
Wake to the sun rising over the sea in this double aspect bedroom with wrought iron king size bed, bedside units, attractive fireplace with wall mounted TV above and big chest of drawers (to compensate for no wardrobe, although there’s a hook behind the door!).

Outside
A pretty landscaped garden at the front of the house is divided into two with Runton guests having use of the top area with pretty perfola, table and chairs for relaxing in the sea air. There’s also a balcony off the living room with space for a couple of chairs so you can enjoy your morning coffee and watch the world go by.

The entrance is through a gate off Crabbe Street and a short path leads to the front door.

Guests will be able to park on roads close by; directly outside the house is restricted but convenient for a couple of hours or overnight, and there’s unrestricted parking near the White Lion Hotel.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday apartment is equipped with central heating and appliances include a Smart TV in the living room and additional TV in the King Bedroom and Wifi. The kitchen is well equipped with a Neff oven/grill and built in microwave, five gas rings hob above, a large five-shelf fridge and 2.5 drawer freezer beneath, dishwasher and washing machine. There’s also a dryer in the garage, which you’re welcome to use.

A travel cot is available upon request at the time of booking. Babes in arms are welcome but no children under the age of ten.

This wonderful duplex holiday house is in one of the best locations, close to everything in the vibrant and colourful town of Aldeburgh. Literally on the promenade, adjacent to the boating pond, the historic Moot Hall and fish huts which run along the seafront; also a couple of minutes walk to the town centre with an excellent range of restaurants, pubs, takeaways, independent shops, galleries and an independent cinema.

There is a wonderful walk from the front door, along the coast to Thorpeness, passing the famous Scallop shell sculpture, plus pretty walks around the nearby Aldeburgh Marshes and along Sailors Path to Snape with it’s renowned Aldeburgh Music for those looking for some culture and Snape Maltings for a touch of retail therapy!

For the sporty, there are tennis courts; nine hole and 18 hole golf courses (rated as one of the top 100 in the UK) in Aldeburgh and, for those who enjoy birdwatching, boat trips are available on the River Alde and RSPB Minsmere is close by. There are also tennis courts and a golf course in Thorpeness and plenty of easy cycle routes around the county.

The garden running along the front of the house is split level, with the upper section exclusively for your use and the lower section, separated by plants, is for the use of guests in the apartment below. Passers-by can look over the wall separating the garden from Crag Path so it's not 100% private but you're sure to feel privileged sitting in such a prime location!

This impressive Edwardian house has a ‘flying freehold’ so there may be an element of noise from below and we ask you to respect your neighbours.
