The dining room sits at the heart of this traditional Suffolk cottage, with large kitchen to one side and comfortable living room to the other; plus a porch for all that sailing, walking and beach gear! Stairs rise to the first-floor landing where both the master and twin rooms have amazing views to the river at the front, and tranquil water meadows to the side. A Victorian style roll top bath in the beautiful bathroom is just waiting for you to relax in, with a glass of wine and good book!
River View is set quietly back from Pin Mill common, with a large gate opening into the garden, where the path meanders through an orchard and shrubs to the patio in front of the cottage. Parking is at a nearby Public Car Park with a short walk to your destination, so you’re well away from the buzz of traffic! The beach hut in the garden is magical for kids; furnished with bunk beds and having its own shower room; it’s a wonderful place to lose yourself in a Swallows and Amazons style adventure book before exploring the area for yourself.
There is a Bunk Room in the beach hut outside which is for guests to use if they wish rather than sleeping in the cottage.
Through the glazed front door, enter into the large porch with tiled floor, a perfect space for all your walking and beach gear, which leads into the dining room with the kitchen to the left and the living room to the right. There is hard flooring throughout the ground floor and carpeted stairs rise to the first floor.
The kitchen at River View is huge and has everything you need to prepare meals and spend time together. With three windows, this bright room also has a stable door at the back leading to another enclosed courtyard area. The terracotta tile floor and impressive wood burner in original fireplace provide heaps of character, whilst the electric oven with separate grill, four ring gas and extractor, butlers sink, wood work surfaces, fridge with freezer compartment, dishwasher, and microwave meet all your practical needs.
Step down from the kitchen into the well proportioned dining room, furnished with a long table and four chairs. A feature Union Jack curtain divides this room from the entrance hall and carpeted stairs rise to the first floor and there is an opening into the living room.
A cosy bright double aspect living room with Aga wood burner and panelled wall. Relax in this peaceful place in the two cane and cushion sofas or the Ercole style chair. For your entertainment there is a bookcase well stocked with an assortment of river/sea-themed books, board games and flat-screen TV.
Carpeted stairs with handrail rise to the landing where you'll discover the large master and twin bedrooms both of which are carpeted and the bathroom between them which has a tiled floor. There’s a step up into the master bedroom.
Lovely big bright bedroom with windows overlooking the water meadow to the side and estuary at the bottom over the garden. A King size bed is perfectly positioned so you can enjoy the views, with bedside tables, couple of cane chairs with table where you can enjoy your morning coffee, a chest of drawers and blanket box.
Windows look over the garden with the estuary beyond. Furnished with twin beds and bedside chairs and there’s ample hanging space for guests staying in both rooms in the two wardrobes, plus a shelf and cupboard for suitcases.
Relax in the feature roll top claw foot bath and gaze out to sea. The beautiful bathroom has a wash basin, WC, heated towel rail and washstand.

The garden is enclosed with a mixture of hedging and shrubs with the gate at one end and further outside furniture in the shed to the side of the beach hut, which is also where you could store your bikes.
All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This self-catering holiday cottage is equipped with central heating and appliances include a TV with Freeview and WiFi. The kitchen is well equipped with single electric oven with four ring gas hob and extractor fan, under counter fridge with freezer compartment, dishwasher, washing machine and a microwave. There is a John Lewis DAB radio in the kitchen.
A travel cot and high chair are available from the property owners on request at the time of booking.
Pin Mill is a hamlet on the south bank of the tidal River Orwell which is well used by yachts and Thames barges and frequently visited by artists, birdwatchers, cyclists, walkers and yachtsman. You can moor your yacht at in the harbour or learn to sail at nearby Alton Water or Pin Mill Sailing Club.
The 17th century Butt and Oyster pub is a short stroll from River View and offers Suffolk ales, global food and views of barges and swans. Next to the Butt and Oyster is the Pin Mill Studio which has a shop for your essentials and also runs various craft workshops for adults and children.
A 10 minute drive takes you to The Suffolk Food Hall, which can be a day out in itself, with large shop, family games and lots more to see.
River View is approx five minutes walk from the car park; a wheelbarrow is provided at the house for you to use for luggage and groceries.
A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
Please do not leave dogs or children unattended outside as there is a small stream running through the garden with access to surrounding farmland and the garden is not fully fenced.

The stairs turn and are 'steepish'. Please take care as the stairs have low ceiling points.
Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
