"The location of the house is beautiful and the architecture and layout are quite simply stunning. The owners have decorated the house so stylishly and there is literally nothing missing. The music system, the cinema, the cooking equipment, the deliciously comfy beds, the quality of the towels, the tennis court and the games room were all so well thought out. We found a local chef, Claire Bruce-Clayton who did creative and scrumptious menus throughout the weekend. We had the most wonderful time as a group of mothers from our children’s school in SW London, celebrating a 50th birthday with me teaching yoga. Reydon Grove House at Reydon

Reception rooms are classically laid out along the front and side of the house including an elegant drawing room, office, playroom, home cinema, cloakroom, shower room, utility room and state of the art kitchen/dining room. Two staircases rise to the first floor where all five beautiful bedrooms are individually designed, three with en suites and an additional shower room, plus a gorgeous master suite which also has a dressing/reading room. All the reception rooms also boast SONOS players.

Reydon Grove House, just ten minutes from the popular seaside town of Southwold, is set well back from the road with turning sweep giving ample parking and a paddock to the front. Mature gardens wrap around the house with wide lawns bordered by established herbaceous borders, impressive trees and a small wood with masses of spring-flowering bulbs. A sun terrace lends itself to lazy lunches and, for the sporty, there’s a tennis court, football goals, monkey bars, swings and a toddler-sized chess set.

Ground Floor
You know you’re somewhere special as you step into the hall at the heart of the house with the office, drawing room, family room, cinema, utility room, ground floor shower room to either side and the state of the art kitchen/dining room at the far end of the house. Two staircases rise to the first floor, one leading exclusively to the master suite and the other to five bedrooms and family shower room. Doors at the side and back of the house give access to the garden and the ground floor has hard floors throughout, scattered with large rugs, and carpeted stairs rise to the first-floor landing.

Drawing Room
To the left of the front door, this lovely square double aspect room, with Jean-Paul Gaultier chairs and plush velvet sofas is a supremely comfortable place to relax around the open fire.

To the right of the front door, this double aspect room is equipped for a spot of work with a large Saarinen table and office-style chairs, or simply relaxing with large flat-screen TV, Sonos music system and open fire set in a handsome fireplace.

Cinema Room
Perfect place for friends and family to chill out with two enormous velvet sofas at the back row of the movies and three huge electronic reclining red leather armchairs, making you feel like you’re on a first class flight to Hollywood!

Sitting at the bottom of the stairs, this room’s ideal for guests staying in the 'garden' bedroom and attractively papered in the same wallpaper reflecting the countryside. There’s a corner shower, toilet, wash basin, heated towel rail and radiator bench seat.

Kitchen/Dining Room
This enormous kitchen/dining room is a wonderful space for family and friends to congregate with a large dining table with plenty of chairs, a bespoke breakfast bar with stools which can double up as additional workspace or is ideal for a buffet, a graceful chaise and elegant sofa and cupboard and shelves stocked with all the crockery, cutlery, glassware, utensils and cookery books you could need.

The kitchen area is a chef's dream! Incredibly well equipped for entertaining friends and family with a fantastic choice of cooking facilities with three Miele electric ovens and one steamer, two gas hobs as well as an induction hob, a teppanyaki grill and a large wok gas burner. There's a coffee machine, three dishwashers, two fridge freezers, an ice maker and a drinks fridge in the larder. Two sets of double doors open to the outside kitchen on the patio and the garden - perfect for indoor/outdoor living.

First Floor
Carpeted stairs rise to a half landing where the Garden Bedroom is and continue up to the full landing where four bedrooms and the family shower room are situated.

Bedroom One
Wake to views of the extensive garden in this romantic room with doors opening to a Juliette balcony overlooking the gardens (hence known as the 'garden' bedroom!) opposite the French vintage ornate double bed. There’s plenty of hanging space and drawers in the free-standing wardrobe, bedside drawers, a dressing table and a chair.

Bedroom Two
A sunny double aspect room; the king-size bed has a designer black and white padded bedhead with bedside trunks at either side and there's a double wardrobe.

En-suite Bathroom
Stunning large bathroom with both corner shower with shower rose and freestanding claw foot bath with handheld shower, washbasin, WC and heated towel rail.

Bedroom Three
This extra-large room with sage green walls has four single beds which can also be made into a twin or 4 single beds to meet your requirements, with ample space for kids to play.

Family Shower Room
At the end of the landing next to bedroom three with double walk-in shower (with both fixed shower rose and handheld shower), heated towel rail, free-standing washbasin and WC. There’s plenty of natural light from the high sash window overlooking the fields with a concertina blind giving privacy.

Bedroom Four
An elegant bedroom decorated in shades of blue with feature fireplace, elegant designer king-size bed, bedside stands, built-in wardrobe with shelves and hanging space.

En-suite Bathroom
Luxurious room with big sash window allowing the light to stream in and beautifully tiled floor; freestanding claw foot bath plus corner shower, free-standing basin, WC.

Bedroom Five
Sitting at the back of the house this equally charming bedroom, decorated in rich raspberry colours, has a super king-size bed which can also be made into a super-king or twin as you wish. There's a chic feature feather lampshade and built-in cupboard.

En-suite Bathroom
Another sumptuous en-suite with corner shower, free-standing basin, WC and natural daylight.

Master Suite
This gorgeous 'willow' suite has its own staircase rising from the back of the house with additional access from the first floor, both opening into a reading room leading through to the decadent en-suite bathroom and through to the massive triple aspect bedroom. The bedroom is furnished with a beautiful super-king-size sleigh bed with two deep leather chairs at the foot of it, bedside tables, a corner cupboard with flat screen TV and masses of storage in built-in wardrobes, In addition to the claw foot bath and his/hers basins set into a stylish vanity unit in the bathroom there is a separate wet room and separate toilet. A wooden deck wraps around the bedroom, giving super views over the garden.

Reydon Grove House sits in a peaceful rural spot, just ten minutes from the vibrant seaside town of Southwold, set well back from the road with gravelled driveway shared with the neighbours and turning sweep giving ample parking with a paddock to the front. There is also an electric car charging point available. There’s additional access to the kitchen at the back of the house and parking there for Fig Tree Cottage and The Grain Store which can be booked in conjunction, giving capacity for 22 guests in total.

Outdoor space is exceptional at Reydon Grove with a full outdoor kitchen equipped with a pizza oven, outside sink and workspace and fire pit, all situated on the west-facing sun terrace which lends itself to lazy lunches enjoyed at the huge bespoke table with plenty of chairs and a more casual seating area. Mature gardens wrap around the house with wide lawns bordered by well-stocked herbaceous borders and impressive trees with a pond and a small wood with masses of spring-flowering bulbs, plus a beehive in the field and wildflower meadow. Occasional tables and benches are positioned so you can make the most of this little piece of heaven throughout the day. For the sporty, there’s a tennis court, five a side football goals, monkey bars, basketball, swings and a toddler sized chess set.

Beach Hut
Reydon Grove House benefits from use of a wonderful beach hut located on Southwold beach front, at Gun Hill. The beach hut boasts an array of seating, deck chairs and utensils - perfect for a day at the beach!

This impressive detached house has the best of both worlds set deep in the countryside yet ten minutes drive from the popular seaside town of Southwold with its good shopping, iconic pier, a golf course, sailing club and unique small cinema. The surrounding area offers a variety of walks, cycling and the Minsmere RSPB nature reserve is just to the east of the attractive village of Westleton.

Reydon Grove House is a substantial detached Georgian House which has been extensively renovated. All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome gift of wine and cake to help you get your break off to a relaxing start.

The house sits on private land with a shared drive to the neighbouring farm and two additional holiday cottages which can be booked in conjunction with Reydon Grove House, The Grain Store and Fig Tree Cottage. The majority of the garden lies to the west of the house so is shielded from the drive and neighbouring properties however there's no fence or gate to the drive so little guests will need to be supervised.

The Games Room is only available for guests booking exclusive use of the estate.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
