The charming bright kitchen/breakfast room has everything you need for catering at home and leads through to the cosy living room with doors to the stairs and utility/cloakroom. Soft furnishings reflect the surrounding countryside and both bedrooms have lovely views, as does the bathroom which is off the landing and easily accessible for both bedrooms.

An unusually large garden for a holiday cottage stretches to the fields at the back – the ideal place to play ball games, hide and seek, or simply relax, unwind and stargaze at night. There’s plenty of off road parking and a short drive will take you to many picturesque coastal towns and villages.

Ground floor:
The front door opens into a porch with hooks for coats and door opening into the kitchen/breakfast room. The original brick floor runs through the kitchen and living room with lino in the utility room.

Kitchen/Breakfast Room
A bright and welcoming room, wonderfully renovated retaining a rustic feel with modern fixtures and fittings including a slimline dishwasher concealed in shaker units, a bespoke ash worktop, a Neff oven with ceramic four ring hob and fridge with ice compartment. The farmhouse style table sits .to one end with four chairs, next to the original stove and 'copper' used in the Victorian era to heat water. A couple of steps rise to the living room.

Living Room
A lovely room at any time of the year with door opening to the garden and wood burner for cooler months. The sofa’s huge and inviting, as is the plush armchair; an open recess houses books, DVDs and games with flat screen TV with Freeview and DVD player.

Utility/Cloakroom
A useful room with WC, washbasin plus washing machine and additional storage space.

First floor
A door opens from the living room onto the steep carpeted stairs rising to the first floor landing which is also carpeted, as are the bedrooms.

Bedroom One
This charming quiet room, with a lovely view of the garden is furnished with a wrought iron king size bed and Hypnos mattress, bedside tables, a rocking chair and built in wardrobe with shelves, hanging space and drawers.

Bathroom
This pretty light bathroom overlooks the garden and has a bath with shower over, wash basin set in a vanity unit, an illuminated mirror, WC and heated towel rail.

Bedroom Two
Overlooking the fields with super king zip/link bed allowing you the choice of twin or double configuration. There are bedside units with a shelf and drawers plus a chest of drawers and hooks with hangers.

Outside
An unusually large garden for a country cottage stretches to the fields at the back – the ideal place to bird watch (there are even peacocks in the neighbouring field), play hide and seek or simply relax and unwind with various loungers, benches and a hammock as well as a bistro style table and chairs on the patio by the living room for enjoying meals outside or stargazing (with virtually no light pollution) at night. There are lots of amazing local walks, some of which start from the footpath at the end of the garden.

The turn into the drive is quite tight and there’s ample space to park off road on the long drive in single file, a path leads to the main door into the porch as well as round the back to the living room door.

A two minute drive or 20 minute walk will take you to Framlingham, a bustling and friendly town, with a fascinating historic castle, super cafes and pubs, a quality deli, a weekly farmer's market, a Co-op, and even a tasty Indian takeaway.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This semi-detached period self-catering holiday cottage is equipped with central heating and appliances include a TV with Freeview, DVD player and Wifi. The kitchen is well equipped with a fridge with ice compartment, electric oven and ceramic hob, slim line dishwasher. There's a washing machine in the utility room and a microwave which can obviously be used in the kitchen however it's stored here to allow extra counter space for those who don't need it.

A travel cot and high chair are available from the property owners on request at the time of booking.

This self-catering Suffolk country holiday cottage is just a two minute drive or 20 minute walk to Framlingham, a bustling and friendly town, with a fascinating historic castle, super cafes and pubs, a quality deli, a weekly farmer's market, a Co-op, and even a tasty Indian takeaway.

Peppers Wash Cottage is lso within easy reach of the Suffolk Coast as well as being an ideal location from which to explore east Suffolk's villages and market towns.

Sitting close to the Alde and Valley, this cottage is also surrounded by some of the most picturesque countryside in East Suffolk through which there are numerous foot and bridle paths. The Suffolk Heritage Coast with the popular seaside towns of Aldeburgh lies just 15 miles to the east and Minsmere, the RSPB’s renowned nature reserve is only 15 miles away too.

Sorry, no pets, no smoking or unaccompanied teenagers.

The garden's a great place for kids (young and old) to run around, play ball games and hide and seek however it's not fully enclosed with the path at the side leading down the drive to the road so you will need to supervise 'little guests'.

The turning from the road into the drive is quite tight, I managed with my Audi A5 and found it best to reverse in. The drive's quite long and up to three cars can park in single file.

The stairs are typical of an old cottage, quite steep and with a turn at the bottom, carpeted all the way with a hand rail.
