Norley Moat House at Haverhill

Norley Moat House is a beautifully secluded, moated Georgian house with stunning high ceilings and large windows, with stunning views over the Stour Valley. This family friendly house has been furnished to an incredibly high standard, with a stunning mixture of modern and contemporary furniture, creating a comfortable home for all to enjoy. Positioned in the countryside within the Little Bradley Estate, with views of the rolling countryside at both the front and rear of the property - the ultimate place for rest and relaxation, whilst being able to explore what both Suffolk and Cambridgeshire has to offer.


As you approach the property, you are welcomed down the sweeping gravelled driveway with ample parking available. The grand entrance leads you to the hallway, with doors leading off to the dining room, both living spaces and kitchen areas. Carpeted stairs lead you up to the first floor landing with 5 bedrooms, one with en-suite and two family bathrooms.

The outdoor space is just waiting to be enjoyed, with seating areas created both at the front of the property where you can enjoy the evening sun, but also to the rear of the property which is perfect for dining alfresco. Why not sit back and relax with a glass of wine or two round the fire pit at the front of the house, all whilst taking in the most incredibly sunset - simply idyllic.

Ground Floor
Steps lead up to the front door entering into the hallway. Off the hallway are two living spaces, dining room and the kitchen. Throughout the house you will find some simply stunning pieces of artwork and beautiful mirrors.

Drawing Room
The light and spacious room is perfect for unwinding in the evening, enjoy the wood-burning stove whilst looking out onto the gorgeous views of the rolling countryside. Within this room are two luxurious cream sofas, large footstool, wood-burning stove with decorative mantle, side chairs and side tables with lamps. There is a desk in the corner that can be utilised as an area to work, or perhaps even a place to sit your drinks.

Dining Room
This formal dining room is the ideal space for special occasions, with its mahogany antique table seating 10, with additional chairs available. There is also a side table that can be used to place your drinks, or for serving your food.

Sitting Room
Sit back and relax on the L-shaped sofa whilst enjoying the 50'' TV, or alternatively grab your favourite book and enjoy one of two comfy arm chairs and enjoy the views of the garden through the double french doors.

Kitchen
The perfect farmhouse style kitchen just waiting to be enjoyed, so why not cook up a storm in here whilst using all of the mod cons you could ever wish for! There is a three door AGA, separate electric oven with four ring hob, integrated dishwasher, large 50/50 fridge-freezer, Nespresso coffee machine and microwave. There is a large wooden table with colourful seating for 10, a space for informal dining. There is even a small TV for you to enjoy whilst cooking.

Off the kitchen is a pantry with both kitchen equipment, and space for your belongings, along with a separate utility room.

Snug
An ideal space for the kids to enjoy, with two seater sofa, side table with decorative lamp and television.

First Floor
There are two sets of carpeted stairs cases, located at both sides of the house which lead you up to the first floor landings and hallway. There are then some steps leading you up to separate raised landing spaces with five bedrooms, one with en-suite and two family bathrooms.

Bedroom 1
With views to the rear of the property looking out across the fields, this room has a king size bed, bedside tables with decorative lamps, comfortable armchair and a television. This room offers ample storage with a large double door wardrobe and chest of drawers for your belongings.

En-Suite Bathroom
This room features a bath with hand-held shower attachment, WC and wash basin. with mirror above.

Bedroom 2
A fantastic size room with double aspect view across the front and side of the property. There are two full size single beds with bedside tables and lamps, dressing table with mirror and stall and separate arm chair. There is ample storage provided with a triple door wardrobe with drawers beneath.

Family Bathroom
This spacious bathroom oozes calmness, with large walk in shower, WC, Wash basin and heated towel rail. Why not enjoy a bath with a good glass of wine whilst taking in the views - the perfect R&R.

Bedroom 3
Looking out across the front of the property, this room has a super-king divan bed with bedside table and decorative lamps. There is a full size freestanding mirror, dressing table with mirror above and stool. Sit and enjoy some quite time before bed on the two-seater sofa. There is also plenty of storage for your belongings in the double door wardrobe.

Bedroom 4
This twin room has two full size single beds, bedside table and side lamps. There is also a dressing table with side lamps, mirror, stall and freestanding mirror.

Family Bathroom
Another beautifully decorated family bathroom, featuring a bath with over head shower, WC and wash basin.

Bedroom 5
Look out across the side of the property, this twin room has two full size single beds with a side table and decorative lamp.

Outside
The property boasts expansive private lawn spaces set amongst the rolling fields. The outdoor space is just waiting to be enjoyed, with seating areas created both at the front of the property where you can enjoy the evening sun, but also to the rear of the property which is perfect for dining alfresco.

To the front are a series of colourful chairs, with table and fire pit - here you get the sun right up to the evening, a perfect space to enjoy watching the sun go down. Additionally there is a cast iron table and two chairs positioned under the willow tree, another beautiful space to enjoy breakfast in the morning or to sit and watch the evening sun. At the side is a vast lawn area perfect for a game of croquet or cricket (both sets available for guests use) - there is then additional lawn space in the area to the front of the house, perfect for enjoying a kick around. At the rear of the property is a secluded patio area with lighting, there is a large teak table with 10 chairs and a parasol - perfect for dinning alfresco.

There is ample parking provided on the gravelled driveway at the front of the property.

Norley Moat House is located down a private drive close to the village of Little Bradley it is a 10 minute drive to Haverhill where you will find lots of amenities including a cinema, leisure centre, restaurants and supermarkets. It is also ideally situated for visiting the centre of British Racing at Newmarket (10 miles), historic Bury St Edmunds (16 miles), and the famous University City of Cambridge (20 miles) along with many mediaeval market towns.

We have three National Trust properties, Angelsey Abbey, Ickworth House and Wimpole Hall all very close by.

The property is ideally located to enjoy both all that Suffolk has to offer, or alternatively Cambridgeshire is only a 30 minute drive away.
The property is located on a working farm with tractors passing at the front of the property. Within the area is hunting and shooting at selected times of the year.

Please note the property is partly moated - the garden is fenced within the inside but care must be taken with young children.

Please note there are a number of steps in this property, both on the ground floor and first floor.
