Napier House at Southwold

The property is currently being refurbished to create a fabulous family holiday home with sea and pier views. The light and airy kitchen/living/dining area have been opened up to create a social area that flows, with beautiful feature wood-burner, a perfect space for both summer and winter months.

In an ideal position on Hotson Road, just yards from Southwold’s award-winning pier, glorious sandy beach and a short walk to the buzzing town centre.

Outdoor space is a key feature here. Walking out of the conservatory to the spacious paved garden, which is fully enclosed, an ideal space for dining alfresco or evenings spent listening to the sea in the distance.

Ground Floor
Walking up the steps to the property, you are welcomed into a light and spacious tiled hallway. With doors leading to the ground floor cloakroom, kitchen and living space.

Kitchen
The modern kitchen will be fully equipped with all of the mod-cons you could need, with a built in oven with electric hob, large 50/50 fridge freezer, kettle, toaster and dishwasher. The kitchen is being finished to a high standard with granite worktops.

Cloakroom
With WC, wash basin and mirror.

Sitting/Dining Area
A large room with wooden flooring, with light streaming in through the attached conservatory and windows. As you walk through from the kitchen there will be a large feature table and 6 chairs, creating a space to entertain. There will be a stylish yet comfortable three seater sofa, two seater sofa and separate arm chair, all positioned around the elegant fireplace with wood-burning stove and smart TV.

Conservatory
A perfect area to enjoy perhaps a leisurely morning breakfast, or glass of wine (or two) in the evening sun. With views out to the garden, and the sound of the sea through the french doors makes this the ideal space to relax in.

First Floor
Leading up the carpeted stairs up to the first floor landing and hallway.

Master Bedroom
Positioned to the rear of the property with views into the garden, this master bedroom will consist of a luxurious super-king bedroom, bedside tables and lamps. There is a built in wardrobe for all of your belongings.

En-suite Bathroom
A luxurious space to enjoy some rest and relaxation, with a roll top bath, WC and wash basin.

Shower Room
This room is being created to have a shower, WC and wash basin

Bedroom 2
With views of the courtyard garden, this room will have a full size single bed, with bedside table and lamp.

Family Bathroom
This room has a P-shape bath with over head shower, WC and wash basin.

Bedroom 3
This room will have a full size single bed, with bedside table and lamp.

Bedroom 4
Arguably one of the best views of the house, through the beautiful bay window looking out towards the pier and sea. This room will consist of a king size bed with bedside tables and lamps.

Outside
Outdoor space is a key feature here. Walking out of the conservatory inside the spacious enclosed courtyard garden,with gorgeous flowers, shrubbery and trees around the edges. This is an ideal space for dining alfresco or evenings spent listening to the sea in the distance.

The property has parking for two cars allocated, however parking is not restricted on Hotson Road so you can parking additional cars closely.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This detached self-catering holiday cottage is equipped with an electric oven, four ring gas hob, dishwasher, 50/50 fridge/freezer, Smart TV, Bluetooth Speaker and WIFI.

A travel cot and high chair are available from the property owners on request at the time of booking.

This gorgeous link-detached family holiday home excellent location just yards from the award-winning Southwold Pier with entertainment for all the family - amusements, cafes, fish and chips, shops and a restaurant, plus the expanse of sandy beach with its string of colourful beach huts.

The bustling high street is also just a short walk from the cottage with an excellent choice of restaurants, cafes, galleries and independent shops, including bakeries, delicatessens, butchers and convenience stores. The Suffolk Coast is a well-known area for walking, cycling and sailing. There's a pretty walk through Southwold harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach, fresh fish can be bought from the fish huts along the harbour. Dunwich, Minsmere Nature Reserve, Dunwich, Minsmere Nature Reserve, Aldeburgh and Framlingham are just a few of the many great places to explore within easy reach.

A well-behaved dog is welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
