To the left of the fireplace there is a door to the stairs and the kitchen is at the back with a stable door leading to the enclosed garden. With all the charm and character you'd expect from a 18th century cottage there is also all the modern convenience you need for a short break or family holiday at any time of the year.
From the drive there are two small steps up into the large entrance porch with cloakroom to the left and a door leading to the lobby and living/dining room beyond. Living / Dining Room
A large double aspect room with windows facing the garden and the front of the cottage. The living room will be furnished with two two seater sofas, with the smart TV as a focal point to one side and the traditional styled gas stove to the other. The dining area has a two leaf round table with chairs seating four people beside the large southfacing window overlooking the garden. This room has bags of charcter with exposed original oak beams and brickwork. The array of lamps, soft furnishings and original artwork by the property owner creates a warm sociable space for friends and family to enjoy.
A small step up from the living room through a door takes you into the modern kitchen with huge window overlooking the Suffolk countryside and the stable door to the enclosed garden. Facilities include a fan oven with grill, four ring gas hob with extractor over, dishwasher, washing machine, free standing fridge with four drawer freezer and DeLonghi vintage kettle and toaster.
A door from the living room leads up the carpeted stairs which are surprisingly wide for a period cottage, to the first floor landing where you'll find the two bedrooms and bathroom. There is a very large walk-in cupboard / wardrobe through a door from the landing which has plenty of hanging and storage space for everyone.
Sitting at the front of the cottage, the twin bedroom has bespoke handmade single beds which can be pushed flush together to the size of a king if required. Between them is a table with bedside lamp and there is storage in a large chest of drawers. There's also a soft chair, perhaps for a bedtime story or to sit at the window and enjoy the view of the village and brook.
An extremely comfortable and beautifully crafted handmade double bed sits in the centre of the room with bedside tables and lamps. The large southfacing window offers views of the garden and meadows beyond, and there's a useful chest of drawers for your belogings.
A small but well equipped bathroom with WC, basin, a standard size bath with shower on a height adjustable pole over the bath and a glass shower screen.

Kelsale, a pretty village in the east of Suffolk, is approximately a mile north of Saxmundham town centre with a range of independent shops, Waitrose, The Bell Hotel serving good food, and a number of cafes. There are also lots of excellent country pubs to choose from within a short drive, the Poachers Pocket within walking distance and Mirabelle is conveniently close to the larger towns of Southwold and Aldeburgh, so an ideal base for exploration the county.
Up to two well-behaved dogs are welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
