The property

The large entrance hall with ample space for coats, boots and accessories, gives access to two of the bedrooms, the cloakroom and a glazed door to the living space. Hard flooring runs throughout the majority of the ground floor with large rugs in the living space and carpet in both bedrooms. Carpeted stairs rise to the first-floor landing. Living/Kitchen/Dining Room An ideal space for congregating with family and friends whatever the weather thanks to a flame effect wood burner for the cooler months and sliding doors giving access to the wooden deck with lawn beyond. Units wrap around in a U shape with a breakfast bar and four stools to perch on whilst chatting to the chef of the family! The kitchen’s well equipped with an electric Rangemaster Professional (double oven and grill), induction hob with five rings and extractor, integrated microwave at eye level, dishwasher, free-standing American style fridge/freezer with three large drawers, Nespresso machine and water dispenser. A lovely L shaped sofa gives ample space to chill and enjoy a movie on the wall-mounted TV, with additional seating on a two-seater sofa and armchair. An extendable dining table with a bench and chairs sits by the sliding doors with additional comfy seating on a two-seater sofa, chair and occasional tables. Ground Floor Bedroom Charming bedroom at the front of the house with a window seat in the bay. There’s a super king zip and link bed which can be set up as a twin on request, with bedside units, a wardrobe and chest of drawers. En-Suite Bathroom Lovely light room, the bath has a wall-mounted hand shower, there’s a WC, washbasin, heated towel rail and frosted glass window. Ground Floor Single Sitting at the side of the house, the single bed has a truckle which can be used on request; there’s a bedside table and wardrobe with shelf. En-Suite Shower Room The shower cubicle has a hand shower on an adjustable pole; WC, washbasin and heated towel rail. Utility/Cloakroom Multi-purpose with washing machine, dryer, WC and washbasin, First Floor Carpeted stairs rise to the first-floor landing and both bedrooms (also carpeted) with en-suites. Meare Bedroom Guests will be treated to a lovely view of Thorpeness Meare from this bedroom with super king-size bed, bedside units, built-in wardrobe, chest of drawers, occasional table and chair, plus a TV for your entertainment. En-Suite Bathroom A good-sized light room with Velux window, both a bath with hand shower and corner shower cubicle with adjustable shower, WC, washbasin and heated towel rail. House in the Clouds Bedroom At the front of Mellows, this room’s furnished with a super king size zip and link bed that can be set up as a twin on request, bedside units, a chest of drawers, stool and ample storage in a large built-in wardrobe. En-Suite Shower Room Large shower cubicle with folding door and handheld shower; WC, washbasin and heated towel rail. Outside Mellows is a detached house on Uplands Road; a quiet no-through track which leads to the House in the Clouds and golf club. A wide entrance opens into the gravel drive with ample off road parking for four cars and separate exit. The garden is fully enclosed with a secure fence with gates at either side onto the drive. A large south-facing deck lends itself to alfresco eating with a circular picnic table as well as a couple of garden seats, and step down to the lawn so kids can run around. There's a charcoal BBQ for your use.
