Ground Floor
Entering into the spacious reception hall. Wood effect tiles flow throughout the kitchen/dining and utility area, whilst wood effect Amtico flooring in the snug and living room. There is underfloor heating throughout the ground floor.

Kitchen/Dining Room
Light fills this room through the vast bi-fold doors, allowing you to bring the outside in. A super stylish kitchen with beautiful stone worktop awaits the keen cooks of the group, with all of the mod-con's you could need, these include an electric oven with four ring induction hob and extractor fan above, and additional electric oven/microwave, dishwasher, 70/30 fridge-freezer, under counter fridge, kettle, toaster and Morphy Richards coffee filter machine.

The dining space is adaptable for sophisticated dinners, leisurely lunches and jolly family meals. The wooden dining table comfortably seats 8 guests.

Utility Room
A very hand space, with additional work surface space, sink, washing machine and tumble dryer.

Living Room
This double aspect sociable space with beautiful wood-burning stove is the ideal space to retreat to at the end of the day. A luxurious corner sofa awaits, with the addition of two stylish armchairs. There is a 52'' Smart TV with sound bar for you to enjoy. Whether it is a family movie night, or glass of wine by the roaring wood-burner, this room is ideal for all to enjoy.

In addition to the living space, this room has an additional dining table seating six.

Snug/Study
An additional space to sit back and relax, this room features a 42'' wall hung TV and day bed. In addition this room doubles up as handy study, with desk and chair.

First Floor
Open-riser wooden stairs and hand rails to either side lead up to the fist floor landing.

Bedroom 1
Located at the rear of the property, this spacious luxurious room with beautiful shutter blinds has a stylish king size bed with bedside tables and lamps.There is an ample built in wardrobe for your belongings. A door leds into the en-suite shower room.

En-Suite Shower Room
A stunning modern shower suite awaits. An exquisite walk in rainfall shower with handheld shower attachment, the controls are located outside of the shower. In addition there is a wash basin with storage beneath and large mirror above, heated towel rail and WC.

Bedroom 2
With garden views, this spacious room features a wooden framed king size bed, with bedside tables and decorative lamps either side. There is a large built-in wardrobe for your belongings.

Bedroom 3
Located at the front of the property, this good sized space includes a double size bed. There is a built-in wardrobe for your belongings.

Bedroom 4
Perfect for children, this fun and inviting room features a full size single bed, with bedside table and lamp. As with all of the bedrooms on the first floor, there is a built in wardrobe for your belongings.

Second Floor
Narrow open wooden stairs lead up to the second floor hallway. There are two bedrooms and family shower room located on this floor.

Bedroom 5
A well proportioned room, featuring a king bed. Due to the location in the eaves there is some slight limited head height to the sides.

Shower Room
A modern shower suite, with a walk in shower cubical, wash basin and WC.

Bedroom 6
A calm and tranquil room, decorated in soothing tones. This room features a single bed, with pull out trundle. There is a chest of drawers for your belongings.

Outside
A private driveway awaits, with parking for one car (two depending on size), please only use the grass area adjacent ot the drive to unload/load cars, not for parking. Lavvande benefits from a beautiful large garden, mainly laid to lawn. This established garden is enclosed (however we can not guarantee it is fully dog proof) with a variety of fencing and hedging.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This lovely detached self-catering holiday home is equipped with central heating and appliances include two flat screen TV's. The kitchen is well equipped with an electric oven with four ring induction hob and extractor fan above Other appliances include a70/30 fridge-freezer, dishwasher, kettle and toaster. There's a washing machine and tumble dryer in the utility.
Walberswick is a hidden gem in Suffolk. Until the early 20th century the village was a trading port, but today it is one of Suffolk’s top tourist attractions with picture postcard village green with tea rooms, restaurants and two public houses (The Anchor and The Bell), art gallery, original crafts and gift shops. The village is famous for its annual crabbing competition and guests will enjoy the stunning sandy beach and marshland.

Lavvande is located just minutes from the harbour and a pretty walk over the Bailey a footbridge to the popular town of Southwold which boasts several excellent pubs and restaurants as well as a range of independent shops and galleries. The town’s sandy beach is adorned with a string of colourful beach huts that lead along to the Pier.

Guests can walk along the tow path to the Harbour Inn, enjoying the view of the fishing boats and yachts along the way or, during the summer, be rowed across the estuary in the ferry boat . Fresh fish, purchased from the iconic black Walberswick fishermen’s huts are a must!
One well-behaved dog is welcome downstairs (though not on the furniture please). If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Sorry, no smoking or unaccompanied teenagers.

Please note there is some feather bedding/cushions in the property.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
