Ivy House at Halesworth

Ground Floor
Guests are welcomed through the back door into the hallway with pew to sit on whilst removing footwear and ample storage for coats, shoes, and boots. Doors give access to the kitchen/dining room, sitting room, cloakroom, single bedroom, and utility room and carpeted stairs rise to the first floor.

Kitchen/Breakfast Room
A spacious double aspect room with original brick floor and inglenook fireplace housing a wood burner. The kitchen’s equipped with a Rangemaster with six gas rings, a dishwasher and larder style fridge.

The rooms’ ideal for socialising with family and friends with far-reaching views, a refectory table with benches, beautiful dresser stocked with cutlery, napkins etc, a two-seater sofa and even a miniature table and chairs for the little guests!

Front Hall
The front door opens off the road into a small hallway with a door and step down to the family room, stairs to the first floor and a door to the kitchen.

Family Room
Ideal for relaxing with two generous sofas, coffee table dresser stocked with games and toys, occasional tables, and a desk and chair for those needing to study or do a spot of work. The wood burner will keep the chill off in cooler months and two sets of French doors open onto the deck to make the most of the sunny days. A key feature in the room is the projector with a large screen – great for a movie night!

Sitting Room
Opening off the hallway with wooden floor and colourful rug, this south-facing room has a couple of sofas, a chair, wall-mounted flat-screen TV, coffee tables, and a small desk.

Shower Room
Small but functional with a shower tray with curtain, WC, and washbasin. A window looks onto the garden.

Single Bedroom
A good-sized single room, conveniently located opposite the shower room with a small blanket chest, desk, and chair in the room.

Utility Room
Great for storing your groceries and doing chores if you have to, with a washing machine, dryer, full-size fridge/freezer and sink.

First Floor
There are two staircases leading to the first floor, one a standard size with bannister and sisal carpet from the back hall to the landing; the other’s a steep winding wooden staircase with bannister rising from the front hall to a small landing between the master bedroom and en suite bathroom

Master Bedroom
A super large and light room full of character with low beams, doors, and a wonderfully uneven floor that has been carpeted. There’s a super king-size bed with bedside cabinet, luxurious chaise longue, two blanket chests, antique chairs, and a large chest of drawers.

En-Suite Bathroom
This large bathroom is located between the master bedroom through a small landing and the twin bedroom with locks on both doors for privacy. Bathtub, washbasin, shower cubicle, and heated towel rail.

Front Bedroom
The ‘three-in-one’ quality bed in this room caters for all needs and can be made to suit your requirements into a single, twin beds suitable for children (3ft wide) or zipped together to create a comfy king-size so be sure to advise the team when you make your booking. This room, overlooking the front of the house south doors off the landing and to the en suite, carpeted and furnished with twin beds, a quaint bedside desk and a built-in wardrobe with free standing shelf unit.

Family Bathroom
Located at the top of the stairs with easy access from the corner, double and white bedrooms. The room has a bath with shower over, washbasin, WC, and bags of daylight.

White Bedroom
This lovely bright south facing room with whitewashed floorboards, partially covered by a rug, has twin beds with a half table between, chair and large built-in wardrobe with free standing shelf unit.

Double Bedroom
A charming carpeted room facing east with double bed with bedside units and a chest of drawers.

Corner bedroom

Spacious double aspect with windows overlooking the garden and water meadow beyond. Super king size bed, bedside chest, blanket chest, built in wardrobe with extra storage shelves.


Ivy House is a detached house set in an idyllic setting with frontage to the River Blyth and almost an acre of mature gardens and private grounds which give way to wetland and water meadows on either side of the river, giving superb far reaching views.

There’s off road parking for two cars at the side of the house and an exceptionally large deck for dining in the fresh air with teak table and seating for ten guests, plus a BBQ and many paths leading to super picnic spots.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This quintessentially English self-catering holiday cottage is equipped with gas central heating and appliances include a TV with FreeSat CD player, and Wifi. The kitchen is well equipped with a Rangemaster oven with six gas rings, large fridge and dishwasher plus an additional full sized fridge/freezer in the utility room, together with a washing machine and dryer.

Ivy House is a wonderful place for children; a cot, high chair, bed guard and stair gate are available from the property owners at no additional charge on request at the time of booking.
This lovely family holiday home is a mile and a half from a traditional country pub, The Queen’s Head at Blyford; which is about a 40 minute walk away along walking trails and back roads with a large beer garden or a log fire awaiting you depending on the season.

Despite its quiet location Ivy House is located within easy reach of the market town of Halesworth which provides day to day shopping and recreational facilities. Locally you can play golf at the Halesworth Golf Club, ride at the Mells Equestrian Centre or go cycling, fishing, walking or sailing.

Within easy reach of the Heritage Coast, Ivy House an ideal base for those wishing to explore East Anglia, just eight miles from the coastal town of Southwold, with a sandy beach, famous pier and excellent range of shops and restaurants plus, for beer lovers, it is home to the famous Adnams Brewery.

Beautiful walks in Dunwich forest, Dunwich Heath and Minsmere bird reserve and the pretty coastal village of Walberswick are all approximately six miles away and within a 20 minute drive is Beccles, gateway to the Norfolk Broads with two large supermarkets. The attractive historic city of Norwich is also less than an hour away.
Ivy House is a traditional period farmhouse with many height restrictions due to the original low beams and doorframes.

Due to the extensive grounds, garden and river frontage adults must supervise little guests at all times.

Sorry, no pets, smoking or unaccompanied teenagers.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
