    “A very good property in a great position.”

    Very comfortable and easy to relax in. Cleaning generally good but details missed (eg shelves in kitchen dusty, table mats not clean). Some maintenance issues, manageable but unsatisfactory (eg kettle leaks, oven thermostat faulty). Street parking: always able to park in sight of house, visiting in September, but might be a bit unpredictable on busy days.

The property

With four generous sized bedrooms and three bathrooms, Heron House has been beautifully renovated and stylishly furnished, retaining a wealth of original Victorian features, including refurbished sash windows and feature fireplaces, combined with contemporary furnishings, to provide quality accommodation for two families or a group of friends. To the right of the entrance hall is a spacious living room with a bay window overlooking the street, an open fire to keep the chill off in cooler months and French windows opening onto a long patio running down the side of the kitchen. The hall leads to a generous sized and well-equipped kitchen and dining area, with a back door also opening on to the patio too; there's a cloakroom and handy utility room at the rear of Heron House to store muddy boots or to wash sandy feet and paws! The master bedroom on the first floor is stunning; a large bay window in the bedroom gives side views of the sea and the en-suite is exceptionally large and luxurious with a classic double-ended roll top freestanding bath as well as a walk-in shower. An additional bedroom with king-size bed and en-suite shower room is also on the first floor, with the second-floor accommodation consisting of two bedrooms (with zip and link beds giving guests the option of twin or a super king double configuration in both rooms) and a family bathroom. A further wooden staircase leads to an attic room, to furnished with TV and beanbags making it ideal as a kids' den. All rooms have large sash windows providing plenty of natural light. Ground Floor Guests are welcomed from Chester Road into a high ceilinged hallway with natural wooden floor and painted wooden stairs leading to the first floor and doors opening to the kitchen and living room. Kitchen/Breakfast Room Located at the end of the hallway is a generous well-equipped kitchen with dining area – a great place for family and friends to socialise over long lunches. Equipment includes a dishwasher, large fridge with freezer above, electric oven, gas hob and extractor. The farmhouse style table seats eight comfortably with a built in dresser adjacent to store accessories in. The back door opens to the patio area, and a second door gives access to the utility room with cloakroom beyond. Utility Room Conveniently located at the back of the kitchen with large sink, heated towel rail and washing machine – ideal for drying wet swimwear, storing muddy boots or washing sandy feet and paws! Doors open onto the patio. First Floor The landing has a wooden painted floor and doors opening to two bedrooms with en suite bathrooms, plus stairs to the second floor. Master Bedroom Wake up to the sounds of the sea from the king size bed in this beautiful bright bedroom with natural wooden floorboards. There's a large bay window giving a side view of the sea as you lounge on the chaise longue, an ornate (non-working) fireplace is a lovely feature with mirror above and furniture includes bedside cabinets, a dressing table with stool, a freestanding mirror and a wardrobe with a draw beneath. En-Suite Bathroom The ultimate in luxury and style - this huge bathroom with natural wooden floorboards and feature fireplace (non-working) has a classic double-ended roll top free-standing bath, walk-in shower, WC, washbasin, heated towel rail and large window with frosted glass. Double Bedroom This stylish generous sized bedroom also has a king size bed with bedside drawers, a dressing table with extra drawers and a stool plus hooks for hanging your clothes. En-Suite Shower Room A modern shower room with double shower, WC, washbasin, heated towel rail and windows giving natural light. Second floor Stairs rise from the first to second floor landing where doors give access to the two bedrooms and another family bathroom. Ladder style stairs with gates at top and bottom to prevent access by curious toddlers, lead to the attic. Chester Road Bedroom Overlooking Chester Road this charming room is furnished with zip and link twin beds giving guests the option of twin or a super king double configuration, feature (non-working) fireplace, bedside cabinet, original Victorian built-in wardrobe and a chest of drawers. Lighthouse View Bedroom Enjoying a view of the lighthouse, again with twin zip and link beds giving the option of double or twin beds, this is a super bedroom with chest of drawers, feature (non-working) fireplace, bedside cabinet and original Victorian built in wardrobe. Family bathroom This bathroom has easy access from both bedrooms on the second floor. There's a bath with handheld shower, washbasin, WC and heated towel rail and plenty of natural light. Third Floor A wooden ladder style staircase leads to an attic room - a perfect refuge for the kids - young and old! Furnished with beanbags and a coffee table plus the essential wall-mounted flat screen TV, and enjoying fabulous views of the lighthouse. Outside The front door to this substantial seaside holiday home opens directly off Chester Road where there is unrestricted on road parking on a first come first served basis. There is a long south facing patio where you can sit and enjoy the sea air with a good book or cuppa!

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
