    “Absolutely lovely cottage!”

    It had everything you needed and more. It was very well equipped and exactly as described. Such a peaceful location but also within easy reach to southwold, walberswick, aldburgh etc. We thoroughly enjoyed our stay and will be back! Will recommend this lovely cottage to friends and family too!

The property

Most of the ground floor is open plan with kitchen/dining/garden room plus utility room, cloakroom and sitting room with a door opening onto the stairs. Both double bedrooms, the master with a lovely view of the historic Heveningham church, have easy access to the shower room on the first floor. There’s roadside parking in front of the cottage which is set back with a landscaped front garden and pretty cottage garden at the back with a table and chairs. Ground Floor The front door opens into a porch, leading through to the kitchen, with a seat to take your shoes off and ample place to store them and coats. Kitchen A lovely cottage kitchen with quarry tiled floor that runs through to the dining area and on to the garden room, making the whole area great for chatting with your friends and family. There’s an electric oven, grill and four ring gas hob with extractor, a large fridge, and freestanding microwave. For meal times there’s a sturdy table and four chairs next to the kitchen and a step down to the light garden room, furnished with a couple of comfy sofas, footstool and occasional tables, one with a small TV on. Double doors open to the pretty garden. Utility Room Off the dining area with a washing machine and an eight-drawer freezer. Cloakroom Through the utility room, with WC and washbasin. Sitting Room Charming and cottagey with wood burning stove, beamed ceiling, and wooden floor; furnished with a large sofa, chair, coffee table and TV cabinet with a flat-screen TV. First floor A door in the sitting room opens onto carpeted stairs with handrail rising to the first-floor landing; floors are wooden throughout the first floor. Master bedroom Up a step from the landing this cottage bedroom overlooking the church has a double wrought iron bed with bedside units, huge blanket basket, and masses of storage in the built-in wardrobe. Guest bedroom The double wrought iron bed faces the window to the back of Flaxen Cottage with little space down one side of the bed, making it more suited to a single guest than a couple. There are hooks for your clothes and a tall basket unit for smalls! Shower Room Washbasin set into a vanity unit, WC, large shower cubicle, and windows giving natural light. Outside This end of terrace cottage sits back from a country road with a pretty scented front garden stocked with lavender and roses with a path leading to the front door. Double doors lead from the garden room to the rear garden with patio and furniture for meals in the open, lawn and flower border which is stunning in the spring and summer months. There’s generally space for two standard size cars directly in front of the cottage on The Street, a quiet road but please respect the neighbours!

LAXFIELD

Halesworth 6.7 miles.

Laxfield is about half-way between the Suffolk market towns of Halesworth and Framlingham, just 40 minutes' drive from the coast at Southwold or Aldeburgh. Just off the main road, called The Street, lies the school and pre-school, the village hall and the Baptist chapel. In the centre, near the wonderful All Saints Church and the historic Guildhall are a thriving modern Co-op store and two charming pubs. Close by, Halesworth is full of character, with old buildings, a weekly market held on a Wednesday and a variety of shops, cafes and restaurants. The beautiful Suffolk Heritage Coastline features unspoilt heathlands and the RSPB Minsmere Nature Reserve, whilst the delightful coastal towns of Southwold and Aldeburgh are all within a short drive. With the cities of Ipswich and Norwich both within touring distance, Halesworth is an ideal location from which to discover Suffolk.
