This light and airy room with four sets of double doors (three to the garden and one to the south-facing sitting area at the front), has been beautifully restored, retaining the original beams, exposed brick whilst introducing contemporary furnishings and unique features such as wooden flooring using reclaimed wood from the adjacent barn.
A central island in the kitchen houses a top of the range electric double oven with induction hob and ample workspace, ideal for socialising whilst preparing meals Additional units contain a slimline dishwasher and washing machine with a free-standing Smeg fridge with two shelf freezer plus coffee making machine .
Sitting in the middle of the room is a table with four dining chairs. A plush velvet sofa and deep chair invite you to relax in front of the TV with the wood-burning stove to warm you in winter months.
Bedroom
You’re sure to have a good night’s sleep in this contemporary room sitting at the back of the cottage with double doors onto the peaceful garden and wooden floor. A super king zip/link bed gives you the option of a twin or double configuration, accompanied by unique bedside tables that have been made out of reclaimed wood and there’s ample storage in the large wardrobe with drawers beneath.
Bathroom
A beautiful big bathroom with decorative tiled floor, jacuzzi bath, large corner shower, washbasin set in a vanity unit, WC, heated towel rail and door opening to the private rear garden (with blind for privacy!).
Outside
A gate opens onto a gravel drive with private parking for two cars and double doors opening into the living area and bedroom, plus a single door to the bathroom. The garden’s private but not fully enclosed. There is also a electic car charging point available
Whats Included?
This single storey self-catering holiday cottage has been renovated and equipped to an extremely high standard. Appliances include a top of the range electric double oven with induction hobs slimline dishwasher, washing machine and a free standing Smeg fridge with two shelf freezer plus coffee making machine (and initial supply of pods). There’s a and Wifi, FreeSatTV with iPod docking station.
A travel cot and high chair are available from the property owners on request at the time of booking.
The following are also included:-
- Tennis court, play area, large field to run around, bell tent to play in during summer months (these are also available for guests in Fig Tree Cottage and the Grain Store so please liaise with them to ensure all guests benefit from these great facilities and respect each other's privacy and enjoyment)
- Wine and snacks on arrival plus a larder stocked with essential items such as semi skimmed milk, tea and coffee (Nespresso)
- Bed linen at 600 thread count with toppers on all beds, feather, microfibre or silk pillows, cashmere toppers

This impressive detached house has the best of both worlds set deep in the countryside yet ten minutes drive from the popular seaside town of Southwold with its good shopping, iconic pier, a golf course, sailing club and unique small cinema. The surrounding area offers a variety of walks, cycling and the Minsmere RSPB nature reserve is just to the east of the attractive village of Westleton.

Fig Tree Cottage is a single-storey holiday cottage with no internal steps, however there is a deep step into the property and at each of the six double doors (five opening to the back and one to the front) so not perfect for guests with a mobility issue. All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The Games Room is only available for guests booking exclusive use of the estate. The cottage has its own section of garden to enjoy in peace and quiet; please respect the privacy of guests at Reydon Grove House and the Grain Store by not intruding in their space.
Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
