Dennington Lodge at Dennington

Dennington Lodge is a very special house with large reception rooms, kitchen, garden room and three bedrooms on the first floor. The mature and meticulously kept gardens surround the property with plenty of places to sit and contemplate your holiday. Two sets of tall wooden electric gates lead to a front and rear gravel driveway offering plenty of space for parking.

The location of the house is just outside of Dennington which has a super pub offering local beers and wines and exceptionally good food. The local market town of Framlingham is just a short drive away where you can visit and tour the famous Castle on The Hill, browse the independent shops and relax in the cafes.

Ground floor
Enter Dennington Lodge through the double front doors from the sweeping gravel driveway into the grand hallway with oak floor, leading through the house with a door to the drawing room on the left and the library/TV room to the right. Further along the hallway to the left is the snug/playroom and a WC then at the end you’ll find the fabulous open plan living space incorporating a bespoke kitchen, dining area and sunny garden room.

Kitchen
With bespoke handmade units this amazing kitchen offers a super place to prepare meals and socialise around the large central island and breakfast bar with bar stools.

There is a three oven AGA with extractor over and also an induction hob on the kitchen island and Bosch under counter electric oven with grill (Please note that the AGA may not always be on). The American style fridge and 5 shelf freezer offers ample storage for your cold food and there’s an additional three shelf with two drawer freezer too. Integrated into the kitchen is a full size dishwasher and bin drawer and there is a beautiful double butlers sink under the window. This impressive warm room has a cream stone tiled floor and a door leads from the kitchen into the Utility Room.

Utility Room
This is a very useful room with stone tiled flooring and lots of space for storage. Here you’ll find a free standing washing machine and separate condensing tumble dryer and another large butlers sink. A great place for storing beach gear and your dog’s belongings if you bring one. A door from the utility leads out to the rear of the house with gravel driveway where there is an outside tap.

Dining Area
Take pleasure in dining at Dennington Lodge around the extendable oak table which seats six with a further two chairs available if required. Being close to the kitchen, this area then leads to the very bright garden room. With eight windows, atrium and double doors, which open to the beautifully paved terrace, this brilliant room gives you a place to relax and chat perhaps whilst the children play in the garden or just to unwind. From the dining area is a door which leads to the porch or boot room which then leads out to the rear drive and garden.

Play Room / Snug
If you want to bring children with you this room is a real treat. With a three seater couch and arm chair, the kids can play, read and nap perhaps in this well equipped room which is next to the down stairs WC.

Drawing Room
A peaceful, double aspect room with large sash windows, with shutters, overlooking the drive and gardens. On the large three seater sofa and two armchairs, you can make yourself at home and unwind with a book or play a board game by the open fire.

Library/TV Room
This large and comfortable room has a sash window, with shutters and double doors which open to another of the lawned areas of the garden, with outside table and two chairs.

There is a huge 50 inch flat screen smart, Apple TV on the wall and separate BlueRay/DVD Player. Either side of the substantial fireplace which houses a wood burning stove are shelves of books for you to lose yourself in.

First Floor
Wide stairs with bannisters and carpet lead up to the galleried landing on the right where the front bedroom is located and to the left are the master and middle bedrooms. On the first floor the landings and bedrooms are carpeted and the bathrooms are tiled.

Master Bedroom
This elegant bedroom as a superking size bed with side tables and bedside lamps. A walk in wardrobe offers plenty of storage and there is a unit at the end of the bed in front of the couch for items you’d rather put in a drawer. If you need to do a spot of work whilst you’re away, there is a very nice antique desk with leather chair in this room. A door and two steps lead down to the En Suite Shower Room.

En Suite Shower Room
Here there is a large shower with sliding door, a large basin, WC and heated towel rail.

Middle Bedroom
A large and versatile bedroom with sash window overlooking the gardens. There is a super king sized bed which can be unzipped to make a twin with two standard sized double beds if prefered. In this room there is more than adequate storage with two double cupboards which have hanging and shelf space.

Family Bathroom
At the end of the landing you step down into the very large family bathroom. At one end is the bath with rain shower plus hand shower over, at the other is the WC and basin. There is a lovely window overlooking the atrium of the garden room and the garden beyond.

Front Bedroom
This enormous bedroom has a white, wooden double bed in the centre, with bedside table and a chair in which to relax in the corner. There is lots of storage space in the two double cupboards which have hanging space and shelving for your clothes and cases.

Outside
Dennington Lodge has a glorious garden with beautifully designed flower beds and boarders, manicured lawns, vegetable garden and fenced pond. The meticulously maintained trees offer texture and shade and the natural mix of flowers and plants encourage an endless array of birds and other wildlife to visit. On the terrace outside the garden room is a table and six chairs and around the garden are various seats in quiet spots to enjoy the beautiful space.

Large electric gates at the front and at the back lead to gravel drives where there is enough parking for groups of six.

Whats Included?

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The kitchen is well equipped with a large AGA with extractor over and also an under counter electric over/grill and induction hob on the kitchen island. There is an American style fridge freezer and also another integrated freezer with three shelves and two drawers. There is a built in dishwasher and in the utility is a washing machine and a condensing tumble dryer.

WiFi is included and the TV in the library/TV room is a 50 inch Smart Apple TV. There is also a Blu-ray/DVD player available.

A travel cot and high chair are available from the property owners on request at the time of booking.

This self-catering Suffolk country holiday accommodation is within easy reach of the Suffolk Coast as well as being an ideal location from which to explore east Suffolk's villages and market towns. It is located in Dennington near to Laxfield and Badingham, just off the Suffolk tourist route, around four miles from the market town of Framlingham.

With a fabulous gastro pub, stunning village church and super children's playground, there is plenty to do close by.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking. Please note that although the gardens are enclosed with a variety of walls, fencing and hedges, dogs must be supervised to ensure they don't escape or disturb the horses grazing beyond the garden pond. The pond is fenced however children should be supervised at all times.

Please note that the AGA may not always be on.
