Church Farm Barn at Hemley

Church Farm Barn is a spectacular converted barn which sleeps 14, located in the beautiful hamlet of Hemley, sitting on the banks of the River Deben. The versatile layout provides a mixture of spacious bedrooms, bathrooms and living spaces on each floor. Entering into a large tiled hallway, leading up to the raised ground floor, consisting of a beautiful fitted kitchen with large double windows, with an informal dining area, with open plan access to the formal dining area and double height ground floor living space. On the ground floor are five spacious bedrooms and 3 bath/shower rooms. Leading up two internal stair cases takes you to the first floor, with far reaching views of the River Deben. With two additional living areas, two bedrooms and 2 additional shower rooms. With it's mixture of living spaces makes it the perfect property for families and friends to come away and enjoy this beautiful barn in a desirable location.

Ground Floor
You're welcomed into the tiled entrance up three steps, leading to the left you have the beautiful light and spacious open plan kitchen, dining and living space, to your right you have the spacious ground floor bedrooms and bathrooms and additional areas to sit and relax.

Kitchen
This beautifully fitted, tiled floor, kitchen with wooden worktops has all of the luxury mod cons you would require when cooking for a large party. Including two full sized integrated dishwashers, large SMEG oven with 5 ring induction hob with over head extractor fan, integrated under-counter fridge and separate freezer, as well as a full size freestanding SMEG fridge. The large double height windows allow the natural light to stream in and fill the room, creating a tranquil place to enjoy cooking big family meals together. There is a large wooden table with stools for an informal dining area, with an additional breakfast bar with 3 stools.

Dining Area
Positioned between the kitchen and the ground floor living room is the more formal dining area, with a beautiful extendable table with 14 chairs. The sliding doors, allow you to bring the outside in, and enjoy the beautiful garden surroundings, with additional outside seating on the patio adjacent to the dining area.

Living Room
Leading up two steps from the dining area is the beautiful expansive living room. The whole of this room is double height, maximising the use of the natural light and creating an impressive space. The room has been furnished with beautiful soothing tones, large L-shape leather sofa, arm chair and sumptuous velvet chaise longue and TV. The centrepiece is the beautiful large wood-burner perfect for creating cosy winters evenings.

Bedroom 1
With views and door opening up into the garden creates an ambiance of tranquillity, it has been beautifully furnished with a double bed with bedside table and lamp, solid wooden chest of draws with mirror and chair. There is a double built in cupboard for your belongings. This room has been decorated with a variety of decorated pottery in a series of green matching the vibrant carpet.

Bedroom 2
This bright and spacious bedroom with glass door with views into the garden features a double bed. There is ample space for your belongings, with two chest of drawers and double built-in cupboard.

Utility Room
This room us a fantastic space with a wash basin, wooden worktop space, washing machine and tumble dryer and drying space.

Bathroom 1
This beautifully decorated tiled bathroom has a large bath with over head shower and glass shower screen, wash basin and WC.

Bathroom 2 (En-suite to Bedroom 3)
This stunning bathroom is a tranquil place to enjoy a long bath and a good book. With a large double walk in shower, bath, WC, wash basin and large wall mirror.

This room is the perfect space for adults or children to enjoy with two full size single beds, with ample storage in the two chest of drawers. The exposed brick wall creates additional character.

Bedroom 5
The triple glass doors create picturesque views out across the garden. This room features a double bed with bedside table and lamps, storage space is provided in the large chest of drawers.

Games Room
The perfect space for all of the family to enjoy a fun filled evening! Fully equipped with small kitchenette with wash basin, electric oven and electric hob, integrated fridge and integrated dishwasher. Within the room is a large L-shape sofa, two arm chairs and separate two seater sofa, the room is filled with an array of games including a full-size Pool table, keyboard and pin ball machine.

First Floor

First Floor Living Room
A perfect space for families to sit and enjoy a cosy evening together with the impressive wood-burner lit. There is a large comfortable L-shape sofa with separate armchair all arranged to focus on the 60' TV. The room doubles as another great games room with a large piano, snooker table, table football and a large variety of board games, perfect for games night!

This is a fantastic versatile position to enjoy, with two snug arm chairs, with coffee table and large bean bag. Sit and enjoy a good book or a board game with the beautiful views across the countryside and the River Deben in the distance.

Bedroom 6
Full of character with vaulted ceiling with exposed beams, this versatile room allows you to have the bed made up as a king size or two 2'6 beds.

Bedroom 7
With uninterrupted views of the garden, this spacious room has a king size bed with bedside tables and lamp, there is also a large chest of drawers for your belongings.

Shower Room 2
A fantastic use of space, with walk in shower cubical, wash basin with large wall mirror and WC.

Shower Room 3
Another versatile room with large sofa, and desk space, perfect for a quiet space to read a book, do a spot of work or even play a board game or two.

Outside
Church Farm Barn benefits from an expansive garden space, with a variety of areas to be enjoyed. The garden features a large lawn area perfect for kids to play, with two large hammocks within the trees for the adults to sit and enjoy some quiet time. There is a gravelled section outside the extension with sun loungers, rattan outdoor seating and even a fire pit, great fun to enjoy of an evening roasting marshmallows. To the front of the property is additional seating, with ample parking for 4 cars.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This big detached self-catering holiday house is equipped with central heating and appliances include four TV's with FreeSat, unlimited Wifi. The main kitchen is equipped with integrated appliances including an under counter fridge, under counter freezer, two integrated dishwashers, SMEG oven with an induction hob with extractor, SMEG free-standing fridge plus a free standing microwave. In the kitchenette within the games room has an electric fan oven with hob, integrated dishwasher and integrated fridge. There’s a washing machine and dryer in a utility room.

A travel cot and high chair are available from the property owners on request at the time of booking.
Church Farm Barn is in a beautfiul area of Suffolk, located along the River Deben in Hemley.

Hemley is the perfect base to enjoy all of the surrounding area, with Newbourne and Waldringfield on your door step. In these villages you have two fantastic pubs, The Fox in Newbourne and The Maybush with views of the River.

Church Farm Barn is only a short drive away from the market town of Woodbridge, again located on the River Deben.

Woodbridge has an excellent range of markets, cafes, restaurants, pubs and shops as well as an independent cinema and the famous Tide Mill, a rare example of a tide mill whose water wheel still turns.

Guests can enjoy the bird life on the nearby mud flats with ‘Birds by Barge’ trips, with the anticipation of seeing an elusive avocet, provided on the River Deben by the RSPB between November and February. Woodbridge is also famous for those who enjoy sailing and is great for cycling and walking.

All full length windows have blinds, however please note that these are not black out.

There is a double bed located on a double height mezzanine, this is not made up but is available for use within the 14 guests.
