There’s ample place to chill out in this house with sitting area between the kitchen and dining room, plus a reading room where the stairs rise to the first floor.
Accommodation is spread between the first and second floor with all bedrooms tastefully furnished and overlooking the castle. There’s an ensuite shower room to the master bedroom, plus a family bathroom and separate WC on the first floor.
Externally there is a good sized courtyard garden at the rear of the house with table and chairs for outside dining and, unusually, there’s a secret private garden close to the castle, providing a great spot for a fun (or romantic) picnic! There’s also off road parking next to this garden, or guests can park opposite the house where’s there’s unrestricted roadside parking.
Guests are welcomed from Castle Street into a small hall with doors to the living/dining room and sitting room. The ground floor is carpeted throughout, other than in the kitchen which has smart slate floor tiles.

Full of period features and wonderfully divided with exposed posts, the sitting area has two large sofas, a bespoke coffee table made by a local carpenter, a bucket chair and impressive inglenook fireplace with coal effect gas fire.

There’s a step up to a cosy sitting area with doors to the reading room and kitchen, furnished with a chair, sideboard stacked with crockery and large coffee table – a great place for playing games with the kids!
With doors from the hallway and sitting area and stairs rising to the first floor, the room’s furnished with two smart bucket chairs where guests can sit and read or sit on the south facing window seat and enjoy a superb view of castle and grounds.
This long kitchen has a door to the courtyard where you’ll find a utility room with washing machine plus a separate outside WC. The kitchen’s well equipped with electric double oven with five ring gas hob and extractor fan, dishwasher, microwave and large fridge/freezer.
At the top of the stairs is a small landing with couple of stairs up to bathroom and separate WC and doors to the twin and master bedrooms, as well as stairs to the second floor. The stairs and first bedrooms are all carpeted.

Again with characterful sloping ceiling and beams, there’s a single bed with drawers for storage underneath plus a chest of drawers and bedside cabinet.
Accessed through the dining room or the kitchen is a large courtyard with table, chairs and BBQ for outside dining. The utility room off the courtyard has a washing machine and another building has an outside WC.
Uniquely, there’s also a private garden, laid to lawn with shrubs in the borders and a hedge surrounding it, up a path close to the castle - providing a great spot for a picnic with family and friends!
There’s off road parking next to the garden, or guests can park opposite the house where’s there’s unrestricted roadside parking.

Framlingham is an historic market town with picturesque central square providing an excellent range of local facilities, numerous shops, restaurants, pubs and markets on Tuesdays and Saturdays.
Sitting between the Alde and Deben Valleys, Framlingham is also surrounded by some of the most picturesque countryside in East Suffolk through which there are numerous foot and bridle paths. The Suffolk Heritage Coast with the popular seaside towns of Aldeburgh and Southwold lies approximately 15 miles to the east.

Castle House is a period property and has some low ceilings restricting the height upstairs, particularly on the second floor landing and in the king and single rooms on that floor.
