Castle House at Framlingham

On the ground floor of this three-story house there is a large living/dining room with the original timber posts dividing the two and a feature inglenook fireplace in the living area. Double doors open from the elegant dining room to the courtyard for a spot of alfresco dining! The modern kitchen is well equipped and also has a door to the courtyard where there is a utility room and an outside WC. There’s ample place to chill out in this house with sitting area between the kitchen and dining room, plus a reading room where the stairs rise to the first floor.

Accommodation is spread between the first and second floor with all bedrooms tastefully furnished and overlooking the castle. There’s an ensuite shower room to the master bedroom, plus a family bathroom and separate WC on the first floor.

Externally there is a good-sized courtyard garden at the rear of the house with table and chairs for outside dining and, unusually, there’s a secret private garden close to the castle, providing a great spot for a fun (or romantic) picnic! There’s also off-road parking next to this garden, or guests can park opposite the house where’s there’s unrestricted roadside parking.

Ground Floor
Guests are welcomed from Castle Street into a small hall with doors to the living/dining room and sitting room. The ground floor is carpeted throughout, other than in the kitchen which has smart slate floor tiles.

Living/Dining Room
Full of period features and wonderfully divided with exposed posts, the sitting area has two large sofas, a bespoke coffee table made by a local carpenter, a bucket chair and impressive inglenook fireplace. The elegant dining area with table and eight chairs has large windows and door opening to the courtyard garden.

Sitting Area
There’s a step up to a cosy sitting area with doors to the reading room and kitchen, furnished with a chair, sideboard stacked with crockery and large coffee table – a great place for playing games with the kids!

Reading Room
With doors from the hallway and sitting area and stairs rising to the first floor, the room’s furnished with two smart bucket chairs where guests can sit and read or sit on the south facing window seat and enjoy a superb view of castle and grounds.

Kitchen
This long kitchen has a door to the courtyard where you’ll find a utility room with washing machine plus a separate outside WC. The kitchen’s well equipped with electric double oven with five ring gas hob and extractor fan, dishwasher, microwave, and large fridge/freezer.

First Floor
At the top of the stairs is a small landing with a couple of stairs up to bathroom and separate WC and doors to the twin and master bedrooms, as well as stairs to the second floor. The stairs and first bedrooms are all carpeted.

Bathroom
A good size with walk-in shower, bath, washbasin & heated towel rail with window over patio garden

WC
Next to the bathroom and convenient for the twin bedroom or from the ground floor.

Twin Bedroom
Overlooking the Castle with twin beds with bedside cabinet and additional storage in a chest of drawers.

Master
Again with superb views of the castle, this spacious and bright room is tastefully furnished with a king-size bed, dressing table & stool, bedside drawers, and chest of drawers. There’s also a walk-in wardrobe/dressing room.

Ensuite Shower Room
Lovely modern room with corner shower, basin, WC, and window giving natural light.

Second floor
Carpeted stairs rise from the first to the second floor.

King Size Bedroom
This room’s full of character with impressive views of Framlingham Castle, exposed beams in the sloping ceiling, and a Velux window giving additional light. The room has a king-size, bedside drawers with lamps, full-length mirror and chest of drawers.

Single Room
Again with characterful sloping ceiling and beams, there’s a single bed with drawers for storage underneath plus a chest of drawers and bedside cabinet.

Outside
Accessed through the dining room or the kitchen is a large courtyard with table, chairs, and BBQ for outside dining. The utility room off the courtyard has a washing machine and another building has an outside WC. Uniquely, there’s also a private garden, laid to lawn with shrubs in the borders and a hedge surrounding it, up a path close to the castle - providing a great spot for a picnic with family and friends!

There’s off-road parking next to the garden, or guests can park opposite the house where’s there’s unrestricted roadside parking.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating throughout, flat-screen TV with DVD player, iPod docking station, electric oven and gas hob with five rings, dishwasher, microwave, big fridge/freezer and washing machine. Wifi is available.

A travel cot and a high chair are available from the property owners on request at the time of booking.
This contemporary self-catering cottage is located opposite the impressive English Heritage Roman castle – a wonderful place to explore for young and old with extensive grounds, plus the Castle Inn across the road, serving good food.

Framlingham is an historic market town with picturesque central square providing an excellent range of local facilities, numerous shops, restaurants, pubs and markets on Tuesdays and Saturdays.

Sitting between the Alde and Deben Valleys, Framlingham is also surrounded by some of the most picturesque countryside in East Suffolk through which there are numerous foot and bridle paths. The Suffolk Heritage Coast with the popular seaside towns of Aldeburgh and Southwold lies approximately 15 miles to the east.

Castle House is a period property and has some low ceilings restricting the height upstairs, particularly on the second floor landing and in the king and single rooms on that floor.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
