Cart Lodge at Potash Barns is a single storey barn conversion with heaps of character and an abundance of outside space. With the open plan living space and both bedrooms on the ground floor the property lends itself to families with young children as well as guests with restricted mobility.
Enter the Cart Lodge through the glazed door into the open plan kitchen/living/dining space. With vaulted ceiling, original oak beams and terracotta tiled floor this is a very practical and social space for groups young and old to enjoy.
The bespoke hand made wooden kitchen is fully equipped for meal preparation if you wish to eat in. Appliances include a seven ring gas stove with extractor over, with two ovens and a grill beneath, a full sized dishwasher, under counter fridge and separate three drawer freezer, a washing machine and counter top microwave. The kitchen overlooks the enclosed patio and lawn through two large windows.
The living area is furnished with a large sofa and two comfortable arm chairs which all surround the huge wood burner and leads to the dining table and four chairs. The magnificent vaulted ceiling enhances the feeling of space and the glazed door with two further full length windows let the light flood in.
Through an opening beside the dining table is the hallway with the twin bedroom to the right. Two standard single beds offer children or adults a comfortable nights sleep. Beautiful elm floorboards underfoot give a tactile feel and the light shines in through the double doors which lead to the rear of the cottage. With a single wardrobe and drawers in the bedside tables there's plenty of storage for your clothes in this lovely bedroom.
A very practical room for all the family, you have the option of the shower with circular curtain or the magnificent claw foot roll top bath which has plenty of room for two adults or three children. It's a very light room with three huge windows (with curtains) and the terracotta tiles underfoot dry quickly. For the less steady there is a grab rail beside the shower and the owners can provide a shower stool if required.
This warm and inviting bedroom also features elm floorboards and double doors to the rear of the cottage. The beds can be arranged as a super king or as a twin and storage options include a large double wardrobe and a chest of drawers.
Games Room and Yoga Suite
In a separate building adjacent to Cart Lodge is the games room, with two pool tables, table football and table tennis. This is a shared space with the other property on the farm but it's huge and is a super social area to make friends and have fun.
The yoga suite is above the games room and use can be arranged with the owners of Potash Barns.
Through a gate to the left of the entrance to the cottage is the secure enclosed garden and lawn. With mature shrubs and trees there's plenty of space to play and a lovely secluded patio for lazy lunches and BBQs. Opposite the cottage is a meadow for use by guests at Potash Barns and offers a variety of children's swings and a trampoline.
All prices for this pet-friendly countryside holiday cottage include 100% cotton bed linen, towels, heating and electricity.
Appliances include a washing machine, seven ring gas stove with two ovens and a grill, separate under counter fridge and freezer, microwave and full-size dishwasher.
The wood burner will be laid for your arrival and wood can be purchased from the property owners.
A travel cot and high chair are available on request at time of booking.

The games room is a communal space for guests of The Cart Lodge and also Old Oak and Goat Willow which are located at Potash Farm.

Enjoy a day out in Framlingham; Visit the impressive English Heritage Roman castle – a wonderful place to explore for young and old with extensive grounds, shop in the wide variety of independent shops and lunch in the fabulous eateries available.
Brundish is a short drive from Dennington, a quintessential Suffolk village located on the A1120 tourist route through the county. Lunch or supper is highly recommended in the local Dennington Queen which is an easy cycle ride from Brundish.
If the youngsters in the group enjoy crabbing, a visit to Walberswick must be on the list. Only a 30 minute drive and with miles of sandy beach, shops and cafes Walberswick offers a great day out.
The coastal town of Southwold is also only 30 minutes drive and offers great traditional Suffolk pubs, the full range of Adnams ales and fantastic food. The sandy beach, busy pier with cafe and games is a super day out for all the family.

There is a fenced duck pond on the farm in the owners area, please keep an eye on your children.
Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
