Whether for a short break or full week, you'll enjoy exploring the Suffolk coast and interesting market towns and, when you're ready for some quiet time, you can retreat to the cottage garden.

The garden path takes you to the door opening into the welcoming and generous sized kitchen/breakfast room which has an excellent mix of old charm and modern appliances and utensils for you to enjoy dining at home, with a cosy living room and warming wood burner to retire to! Old-world charisma and character continues to the first floor with pretty furnishings in both bedrooms and a lovely country style bathroom with corner shower cubicle as well as the large bath.

This semi-detached cottage sits well back from the road with a path running along the front lawn and flower beds to the kitchen door, continuing to the large garden at the back, bordered by fields, where you enjoy meals in the fresh air at the outdoor furniture. There's an off road parking space and additional parking on the street outside the cottage; plus an outhouse where you can store a bike.

Kitchen/Breakfast Room
You’re welcomed into this good sized cottage kitchen which is full of character with a low beamed ceiling, black and white floor adding an Art Deco style and wonderful old dressers well stocked with crockery, glassware and a well-concealed microwave.

Bespoke kitchen cupboards wrap round one end with a big integrated fridge with three drawer freezer beneath, microwave, electric oven and four ring gas hob, with the sturdy table and six chairs so you can enjoy meals in the comfort of your holiday home if you wish.

Cloakroom
WC, wash basin and storage for the ironing board.

Living Room
This cosy room has a wood burner in the fireplace and a couple of two seater sofas where you can sit back and enjoy your favourite programmes on the TV with built in DVD. There’s also a handsome dresser with games for all the family, plus a couple of coffee tables.

First Floor
Carpeted stairs rise from the inner hall to the first floor landing which is separated into two by a door and couple of steps down, the twin being on the first section and the master and bathroom the second. All carpeted, other than the bathroom with a painted wooden floor.

Twin Bedroom
Lovely large room at the front of the cottage with an attractive fireplace and beams. Handsome twin mahogany beds are flanked by bedside tables and there’s ample storage for your clothes In a chest of drawers and mirrored wardrobe.

Master Bedroom
A wonderfully quirky room overlooking gardens to fields. Original uneven floorboards are adorned with rugs and three walls are beautifully beamed with the third being a feature brick wall. The king size bed sits between two bedside units with drawers, with extra storage in a built in wardrobe and chest of drawers.

Bathroom
A generous sized room, particularly for a cottage, with both a luxuriously deep bath and shower cubicle, WC, wash basin, heated towel rail and window giving natural light.

This self-catering holiday cottage is equipped with central heating and appliances include a smart TV and Wifi. The kitchen is well equipped with an oven, separate grill, gas hob, extractor, four shelf fridge, three drawer freezer beneath, dishwasher and free standing microwave.

A travel cot and high chair are available from the property owners on request at the time of booking.

Guests of Brookside are welcome to enjoy the meadow beyond the garden but please clear up after your dog.

This charming semi-detached Suffolk holiday cottage sits in the sleepy village of Kelsale, within easy reach of the Suffolk Coast, making it an ideal location from which to explore picturesque seaside towns, East Suffolk's villages and market towns or simply relax and enjoy long walks or bike rides from the front door.

Kelsale, a pretty village in the east of Suffolk, is approximately a mile north of Saxmundham town centre with a range of independent shops, Waitrose, The Bell Hotel serving good food, and a number of cafes. There are also lots of excellent country pubs to choose from within a short drive, the Poachers Pocket within walking distance and Brookside is conveniently close to the larger towns of Southwold and Aldeburgh, so an ideal base for exploration the county.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Please be aware that there are very low beams throughout the property and the stairs are typical of a period property, narrow and steep with a handrail to steady you.
