We have very much enjoyed driving around the area through some beautiful villages and to the coast. We had a variety of weather and watched some amazing skies from the decking. Highlights were Ickworth Park, Woodbridge, Sutton Hoo and Aldeburgh where we found ourselves caught up with the finish of the Tour of Britain cycling race. We hope to come again.”

“We had wonderful long weekend with our Nephew and Niece. The house had everything that we need and was a great base to explore Aldeburgh and Walberswick - The Anchor was a great place to eat. Shame we are not staying long to explore!! Oh and Framlingham Castle and town are very nice."

Interiors are tastefully decorated and furnished in restful tones throughout with accents of colour . The spacious and well equipped dining kitchen sitting at the heart of the house is ideal for leisurely meals with a cosy sitting area to one side and double doors opening onto the deck and garden beyond. There’s also a shower room on the ground floor and entrance hall with space for coats and boots. All three elegant bedrooms are furnished for supreme comfort (including TVs in the doubles) with the luxurious bathroom easily accessible for all guests and an additional modern shower room on the ground floor.

Brandeston Cart Lodge is a large detached property with large wooden deck at the back and lawn wrapping around two sides with views of the fields beyond. There’s a big drive at the front with ample space to park three cars off road.

Ground floor:
There are two entrances into this quality self-catering accommodation with double doors into the kitchen and a stable door into the entrance hall where there’s a cupboard for you to store coats, boots and shoes.

Kitchen/Dining Room
This beautiful big dining kitchen is sure to be the hub of your holiday, ideal for leisurely meals with family and friends at the stylish circular table with eight Lloyd loom chairs. A built in desk allows guests to do a spot of work if needs be, there’s a wall mounted flat screen TV, attractive bench and carpeted stairs rising to the first floor landing.

The L shaped kitchen’s well equipped with a Neff double electric oven with induction hob and extractor, American style fridge and freezer with ice dispenser, dishwasher and free standing microwave.

Sitting Area
An opening and step down take you to this cosy room with sofa, couple of chairs, dresser and huge TV with kids, movies and sports sky package and DVD player, inviting you to relax and enjoy a good film.

Shower Room
Lovely modern shower room accessed from the entrance hall, with large cubicle, WC, wash basin and tall boy for your towels.

First floor
Carpeted stairs rise to the first floor landing where there’s a chest of drawers and leather arm chair. All three carpeted bedrooms and the family bathroom open off here.

Master bedroom
Decorated in restful shades of grey with splashes of ochre, this elegant bedroom has a sturdy wooden super king size bed facing the wall mounted TV, with matching bedside units. There’s a wall of wardrobes giving hanging and shelf space, plus a dressing table under the window with stool and additional chair.

Bathroom
Matching tiles adorn the walls and floor in this light and airy bathroom. The bath has a hand shower, there’s a WC, wash basin set in a vanity unit, heated towel rails and shelves waiting for all your toiletries!

Guest Bedroom
Another spacious and light bedroom with views of the fields. There’s a king size bed, a TV, bedside drawers and ample space for clothes in the handsome wardrobe, matching chest of drawers and low table – great for your suitcases!

Single bedroom
A generous sized single room with wooden bed, arm chair, shelves and bedside drawers sitting under the window with view of the fields.

Outside
This holiday house is on a large piece of land with the owners’ barn and other outbuildings adjacent, yet far enough away for you to enjoy the peaceful location, and well designed with most windows overlooking the garden and fields. The wooden deck is spacious and well furnished with a rattan table set with four chairs and additional arm chairs with occasional table. The garden’s mainly laid to lawn with a trampoline and bags of space for the kids to run around and pet the many resident cats. There is also a washer/dryer in the garage for guests to use.

The kitchen is well equipped with a Neff double oven, induction hob and extractor, American style fridge with separate freezer, dishwasher, free standing microwave and BBQ. In the garage there is a washer//dryer for guests to use.

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.
Brandeston Cart Lodge stands amongst undulating Suffolk countryside on the edge of the delightful village of Brandeston. an extremely popular and pretty village with an excellent English country pub, The Queens Head, within walking distance which is even open for breakfast and produces good quality food in a casual and welcoming atmosphere.

The historic market town of Framlingham is just six miles to the north-east offering a great choice of independent shops, a supermarket, restaurants, cafes, take aways and markets on Saturday and Tuesday, in addition to the majestic Norman Castle which is well worth a visit for guests both young and old.

Explore the beautiful heritage coastal towns of Aldeburgh, Orford, Thorpeness and Southwold, all within easy reach or, if you’re looking for an active holiday, hire bikes, enjoy long walks, golf or sailing – all close by.
Sorry, strictly no dogs, including visiting ones, due to the resident family of cats who live around the Cart Lodge.

Please note that the garden, whilst private, isn’t fully fenced so small children do need to be supervised and any guests using the trampoline do so at their own risk. The owners live in the house next door, however there's ample space between the two to give you privacy. Most of the windows in the Cart Lodge overlook the garden and fields, with only a kitchen window and side window from the double room looking out to the side where you can see outbuildings and the owners house.

No smoking or unaccompanied teenagers.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
