Enter into the conservatory, with its river and woodland views, through to the main cottage. There are steps between most rooms due to the cottage's hillside nature. The kitchen is well appointed with plenty of work surfaces and a breakfast table. In addition to newly installed oil fired central heating, the living room has a multi-fuel stove which adds to the cosy feel of Boatmans. Upstairs is the large bedroom, which also enjoys a fabulous view of the Deben through onto woodland beyond. The bathroom is downstairs, immediately below the bedroom, with a luxurious full-length bath and large power shower. Outside there is plenty of space to explore and walk (including approximately a mile of river to row), meet the swans and soak up the Suffolk atmosphere.
From the driveway, a path leads up to the patio and the cottage is entered up a step into the conservatory.
The conservatory opens onto the secluded ‘sun-trap’ patio area (with table and chairs in the summer) and includes a dining table (seating four), a sofa, armchair, and bench. The CD player from the living room is also linked to speakers in the conservatory.
Steps take you into the country kitchen, which includes an electric double oven and hob, microwave, fridge-freezer, and breakfast table seating four. The kitchen gets plenty of natural light from windows on either side, one overlooking the front garden and the other into the conservatory and river/woodland beyond.
Leading off the kitchen is a single bedroom with a window into the conservatory.
Steps lead to the living room with comfortable soft seating for four, a flat-screen TV, DVD/CD player and a cosy multi-fuel fire. A great room to curl up and relax with a book (which also enjoys river/woodland views).
The cottage can also be entered from the front door from which a path joins to the quiet country lane. The porch leads through to the living room and includes coat/boot space.
Upstairs is a large bedroom with a super-king size bed (with Hypnos gold mattresses), TV/DVD player and a large picture window enjoying panoramic views of the river and countryside.
At the bottom of the stairs is the ample bathroom, with a luxurious full-length bath, large separate power shower, W.C., bidet, and hand basin.
There is plenty of parking on a separate drive for the property, which has a footpath leading to the conservatory. Boatmans is set amongst some of the finest Suffolk countryside with fantastic local walks. The large private garden is lush and full of interesting plants, with the River Deben flowing right at the end.
A rowing boat is available (life jackets provided).
Fishing is permitted and the catch can include roach, perch, tench, dace, pike, carp and sticklebacks.
During the summer months, the following are supplied:

- Sun loungers and sun umbrella upon request
Included with every stay at this riverside holiday cottage in Suffolk is either a gift card for RSPB Minsmere Nature Reserve, a voucher to the value of £18 for members, or a day pass to Ufford Park Health Club. Minsmere is one of the richest areas for wildlife in the UK with more than 5,600 species and was the location for the BBC’s Springwatch. The card will enable two adults entry or it can be used at the Café or Shop. The pass to Ufford Park provides access to the gym, sauna, steam room, two-mile running track, jacuzzi and pool. If you would like one of the above, please advise at the time of booking and don’t forget your binoculars or swimming/gym kit!

Boatmans is positioned 4 miles from the A12 enabling easy access to a wide range of places of interest. Woodbridge, Snape Maltings and the coast (Aldeburgh, Dunwich, Walberswick, Southwold, Thorpeness and Orford) are not far away. Suffolk’s wonderful Heritage coast includes superb beaches, rivers, forests, Framlingham and Orford castles and historic towns. Sutton Hoo (Anglo-Saxon royal burial site) and RSPB Minsmere are also great attractions. As a rough approximation, such places are within a half hour drive.
Letheringham is a tiny rural village and is classed as a "Special Landscape Area"; it is located between Wickham Market and Framlingham (approx 3 and 4.5 miles respectively), both of which have a good range of shops and amenities, including cafés, Framlingham Castle, street market, food stores/butchers, take-aways/restaurants, clothes/antique shops and home wares etc.
Letheringham's Church of St Mary is a grade II* listed building and is an enjoyable walk from Boatmans.
The nearest village is picturesque Easton (a pleasant walk), which boasts an award winning country pub, church and the ‘crinkly-crankily’ wall! Easton Farm Park is a popular attraction, especially for families, which offers interactive farm fun and includes some truly special listed buildings. The Park also hosts a range of events (e.g. Farmers' Markets, car rallies, music festivals, horse shows) and is home to the endangered Suffolk punch horse.

The large private garden is situated along the banks of the river Deben: the hazards of this are at your own risk and, as you'd expect it can be weedy!
Due to the undulating nature of the location, this holiday cottage in Suffolk would be most enjoyed by those who are physically active.
Some house maintenance activities may be carried out during your stay; however, if this occurs every effort will be made to keep this to a minimum.
The CD/DVD player cannot play copies.
