Blyford Hall at Blyford

You’ll know you’re somewhere special on entering the warm and welcoming hall with sweeping staircase and doors to the reception rooms. The drawing room is roomy but cosy, with sumptuous sofas and a huge wood burner set in the inglenook fireplace; and the adjacent dining room lends itself to memorable celebration dinners. Perfect for passionate cooks, the kitchen and adjacent pantry and utility rooms are equipped with large groups in mind, and plenty of space for people to gather for more casual meals or chilling in the stylish sitting area. Little guests are sure to make the most of the playroom with bespoke dolls house!

Exquisitely decorated and furnished; all seven bedrooms are individually designed with supremely comfortable and well dressed beds, heavy curtains framing stunning views of the surrounding landscape, and quality furniture complimenting the exposed beams and feature fireplaces. Rooms are spread over two floors, great for two families or groups of friends to have a degree of privacy, with two bathrooms on the first floor and one on the second.

A long avenue takes you well away from civilization to the large drive with plenty of space for cars. Relaxed gardens wrap around the house with a terrace running along the front, furnished for outside dining or simply chilling and soaking up the atmosphere with uninterrupted views across the farmland to the River Blyth.

Ground Floor
You’re welcomed into an impressive stone floored entrance hall with stairs sweeping up to the first floor, doors to the dining room and the kitchen/breakfast room with functional rooms beyond and a corridor to the living and playrooms. Original floors run throughout with a mixture of stone, brick and wood with a scattering of rugs.

Kitchen/Breakfast/Sitting Room
This big farmhouse style kitchen with stone floors and windows overlooking the drive is extremely well equipped to cater for family gatherings. There’s a dishwasher and massive five-oven gas Total Control Aga with roasting, baking, simmering, slow cooking and warming ovens plus four gas rings and two hot plates.

For casual meals there’s a table with eight chairs, plus a cosy raised area for relaxing, divided from the kitchen/breakfast room with original vertical beams; furnished with a luxurious velvet sofa, coffee table and comfy armchair.

Pantry
Ideal for big groups, with ample storage for groceries, there’s a massive fridge/freezer, microwave with shelves and cupboards are well stacked with glassware, crockery, cookware, pots and pans.

Utility Room
Conveniently off the kitchen through a stable door, with a washing machine, dryer and butler’s sink.

Rear Hall
Giving access to the garden, with hooks for coats and plenty of space for wellies.

Cloakroom
WC and wash basin.

Dining Room
A wonderful room for a celebration (let us know if you’d like advice on outside caterers), overlooking the garden and surrounding fields with a massive inglenook feature fireplace. A handsome table takes pride of place. with twelve upholstered dining chairs, side tables and an antique dresser. A door from the dining room opens into a small hall with door to the patio and another to the drawing room.

Drawing Room
A stunning room, full of character, with beams, enormous brick fireplace housing a working wood burner, gorgeous tapestry and tweed curtains framing the windows and beams aplenty. Sumptuous velvet sofas, chair and footstool sit around a bespoke coffee table; there are a couple of additional side tables and a large flat screen TV.

Play Room
Kids of many ages are sure to have fun playing with the handmade dolls house, wooden camel and selection of games and toys, with a deep two seater sofa for supervisors to sit on!

First Floor
Carpeted stairs rise to the first-floor landing which has a step down to the master suite, doors to the middle bedroom and bathroom, an arch through to the bunk room and landing along to the double bedroom. The majority of the first floor is carpeted with a wooden floor in the bathroom and middle bedroom. A door also opens onto the staircase to the second floor.

Master Bedroom
Wake to uninterrupted views of the landscape from the ornate French style super king size bed in this enormous bedroom. A wardrobe and chest of drawers gives you plenty of space for clothes and there are bedside tables and a generous armchair. A Narnia style wardrobe links this room with the middle bedroom, convenient for families.

Middle Bedroom
Beautiful beamed bedroom with a gorgeous upholstered super king sleigh bed and matching chair, bedside drawers, wardrobe with extra drawers and original feature fireplace.

Double Bedroom
A charming carpeted room down a couple of steps with sloping ceilings, overlooking the garden, and furnished with an attractive double bed with bedside trunk and a chest of drawers. This room’s classed as 1 + 1 as there’s only access to the bed on one side due to the sloping ceiling but the bed is a standard double so suitable for a couple.

Bunk Bedroom
Whilst this room has a sturdy bunk bed so is more suited to children, the bottom bunk is 4ft wide and there’s a built-in wardrobe, large chest of drawers and it’s a good sized room so could easily accommodate an adult.

Family Bathroom
Bath, corner shower, wash basin, WC and shuttered window overlooking the drive.

Second Floor
A door opens off the landing to wooden stairs rising to the second-floor landing with step up to the double, twin ahead of you and round to the left is a door to an inner landing with bathroom and door to the king bedroom. The landing is carpeted, as are the bedrooms.

Top Double
An attractive room overlooking the drive and livery stables. The bed is a double with upholstered headboard, bedside cabinets and a chest of drawers.

Twin
A lovely bedroom with far reaching views and beamed ceiling, furnished with sturdy twin beds, a chest of drawers and chair.

Top King
Another handsome bedroom full of beams in the sloping ceilings and window looking over the drive, church and fields full of horses. There’s a king size bed with bedside cabinets and a full sized day bed, making this a good room for a family.

Bathroom
Step up into this beamed bathroom with wooden floor; the bath has a hand shower over and there’s a WC, wash basin and skylight giving natural light.

Outside
A long avenue takes you well away from civilization to the large gravel drive with plenty of space for six cars. Gardens wrap around the house, mostly laid to lawn, with a terrace running along the front, furnished for outside dining or simply chilling and soaking up the atmosphere with uninterrupted views across the farmland to the River Blyth. There's a door from the utility room to the garden for easy access with food etc. if you're dining outside and convenient for muddy boots and wet weather gear; there's another door from the hall between the drawing and dining rooms. There is also a charcoal BBQ Available.

The garden is mostly fenced but children and dogs do need to be supervised as it’s not 100% secure and there are horses in the surrounding fields plus a livery stable next door.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This impressive self-catering holiday home is equipped with central heating and appliances include three TVs with FreeSat and Wifi. The kitchen is extremely well equipped with a gas AGA with five ovens, four rings and two hot plates; there’s a dishwasher in the kitchen; huge upright fridge with adjacent freezer (four large shelves and two drawers in both as well as compartments in the doors) and a microwave in the pantry; washing machine and dryer in the utility room. There is also a charcoal BBQ for guests to use.

Two travel cots and high chairs are available from the property owners on request at the time of booking.
This substantial holiday house is in a great location for exploring all that the picturesque Suffolk Coast has to offer, with fashionable Southwold just six miles away with a sandy beach, iconic pier and excellent range of shops, eateries and, for beer lovers, home to the famous Adnams Brewery.

From a practical perspective, the market town of Halesworth is just three miles away, with a good selection of both independent shops and supermarkets, a railway station with connections to Liverpool Street and The Cut Arts Centre with a two-week arts festival in the autumn.

For the sporty, Blyford Hall is next door to a livery where guests can ride (with prior arrangement), Halesworth Golf Club is close by, there are plenty of amazing walks and cycle routes, fishing and sailing close by. Bird lovers are sure to enjoy the fantastic birdlife right on the doorstep or go further afield to Minsmere Nature Reserve.
Two well-behaved dogs are welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Blyford Hall is next to a livery yard; great for guests who have horses and you may be able to bring it with you so please ask. However, for dog owners, you need to keep your dog on a lead once outside the property gates so they don't run into the horses field or the yard. There are also electric fences so all guests need to take care, particularly with children.

Sorry, no smoking or unaccompanied teenagers.

The bed configuration is calculated as two people in the super king, two kings, one twin and one double; comfortably sleeping five couples. The first floor double is also a lovely room for a couple but we class it as +1 as there’s restricted headroom on one side of the bed. The other +3 equate to two in the bunk bedroom and one on the day bed in the top king.

Whilst Blyford Hall is a wonderful house for a family holiday and the playroom is great for toddlers there are a lot of internal steps and stone floors so you'll need to supervise little ones.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
