Enter into an open porch with the hallway and stairs in front. The downstairs space is all open plan, through to the right of the entrance is the living area with soft seating, milti fuel stove and television. Further to this is the dining area with a large table seating six. There is a breakfast table and kitchen which get plenty of natural light from large conservatory style windows. The bedrooms upstairs are both large, the master has an ensuite bathroom. Outside is a lush garden with lawned areas and a patio for an al-fresco drink.
GROUND FLOOR: Enter through the front door into the open porch, there is a leather sofa in this area and stairs, under which is a shelved storage cupboard.
CLOAK ROOM: This room has a W.C. and hand-basin.
LIVING AREA: The living area is long and spacious with plenty of soft seating for all guests. There is a large flat screen television and multi fuel stove to keep cosy.
DINING AREA: The dining area has a large table with seats for six guests. There are patio doors at the rear of this room to access the garden.
KITCHEN: The kitchen has a large work surface and is well appointed, there is a breakfast table at the end of the worktop. There are patio doors at the end of this room to access the garden.
MASTER BEDROOM: The master bedroom is very spacious, and this feeling is increased by the large mirrors at either end. The room receives natural light from large skylights. The bed is king-size and there are built in wardrobes for shelves and hanging storage.
ENSUITE: The ensuite to the master bedroom has a large corner bath, bidet, W.C. and hand-basin.
BEDROOM 2: This bedroom has a king-size bed which can also be set up as two singles (2'6" each). There is a wardrobe and chest of drawers for storage.
SHOWER ROOM: The family shower room has a shower, W.C. and hand basin.
STUDY: This room has a desk, relaxing chair and footstool to either catch up on some work or play board games!
OUTSIDE: At the rear of the property is a lush garden with a lawn and plant beds. There is a small pond close to the patio. Towards the rear of the garden is a sun trap patio with furniture to enjoy a drink outdoors on a summer evening. There is a private drive with parking space for three cars.

Beach House is situated in the village of Alderton, very close to both the Suffolk Coast and the River Deben. Alderton is situated within an Area of Outstanding Natural Beauty. Beach House is about one mile through the fields to the beach with many other local walks to see the local flora and fauna!
The village shop, Peninsula Pantry, sells a range of goods; groceries, fresh bread, newspapers and more.
Close by is the Bawdsey Quay, a popular spot for boating with a ferry across to beach activities at Felixstowe. Also nearby is Sutton Hoo, one of the most important Anglo Saxon archaeological sites in the country. There is an exhibition hall as well as a visitors centre and cafe. Also nearby are Snape Maltings, home of Aldeburgh Music, Orford Castle as well as the market towns of Framilingham and Woodbridge.
