This outstanding holiday home is south facing with views from the balcony of the river, Orford Ness and the North Sea. Inside the electric underfloor heating warms the flagstone tiles and wooden floors throughout the living areas, bedrooms and stairs. Floor to ceiling windows with sliding doors give a fresh and free feeling whilst bringing the warmth from the sun into the house.
Outside the kitchen and living space is the sun terrace rising to the lawn, divided into two sections with shingle trampoline area and summer house beyond the lawn. There's off-road parking for one car, and a small courtyard from the utility room with a washing line.
Through the front door from the driveway you are welcomed into the entrance hall with a huge cloakroom area, and doors leading to the courtyard bedroom, utility room, wooden stairs rising to the first floor and stairs which lead down to the living/kitchen/dining space.
A wall of windows and sliding doors make this a wonderfully light living area; divided by a partition wall. A generous sofa and chair sit around a sturdy coffee table, with a desk and chair in the corner if you need to do a spot of work. The Smart TV with soundbar sits on a long display cabinet, well-stocked with DVDs for you to enjoy.
In the kitchen, units wrap around a corner housing a Smeg five ring ceramic hob, waist height double oven, dishwasher and large fridge. This is a sociable area with a handsome circular Timothy Oulton table with stainless steel legs and eight dining chairs in the middle of the room. Beside the stairs you'll find a door to the cellar where there’s a freezer for your use additional storage if needed.
A beautiful bedroom with high ceiling and full-length windows to the front and courtyard. The king-size bed lies in the centre of the room with bespoke shelving above and a passage to the side which leads to the en-suite shower room. This spacious room also has a truckle bed which can be made as a full size single if requested at the time of booking. In addition, this room has a separate external door which leads to the driveway.

This is a super addition to the to the facilities of the house. With a large butlers sink, washing machine, free standing microwave and lots of cupboard storage at low and eye level. There is a door from the utility room to the small courtyard with a washing line and it’s a good place to securely park your bikes.

Five wooden stairs rise from the entrance hall to the first-floor landing where both bedrooms are, again with wooden floors.
Wake to the stunning view of the garden with the sea beyond through a wall of shuttered sliding doors. The king-sized bed takes pride of place in the centre of this classy bedroom with bedside units, a cowhide bench and masses of storage in built-in wardrobes with shelves and drawers.
This elegant bathroom has a glass basin set in the window with view to the sea; the bath has a rain shower over and shower curtain, there's also a WC and a heated towel rail.
Another beautifully sunny room with a full wall of shuttered windows giving access to the balcony. The room’s a good size and furnished with twin beds which can be zipped together to make a super king, bedside tables and ample storage in built-in wardrobes with hanging and shelves.
The large south-facing garden is fully enclosed and sure to delight guests (and dogs) of all ages! A terrace runs along the front with access from both the living and dining areas and steps up to the lawn which has a path leading to the gravelled ‘play’ area where kids can enjoy the trampoline and summer house. There’s a tunnel on one side and path with full height for adults on the other. A picnic style table with benches, couple of additional benches, armchairs and even a hammock invite you to chill and make the most of your holiday, with a gas BBQ for you to enjoy dining outside. A balcony runs along the first floor, accessed from both the twin and master bedrooms, with an attractive bench – perfect for morning coffee! Through the door from the utility is a quiet sheltered courtyard which catches the evening sun and has a rotary dryer if you want to dry clothes.
Aspen House has the exciting addition of a hot tub available from Janaury 2021.
The entrance is actually at the back of the house, down a lane off the market square, with off-road parking for one car.
All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This self-catering holiday home is equipped with electric under floor heating and appliances include a TV with FreeSat, Wifi and BOSE bluetooth speakers. The kitchen is well equipped with an electric double oven with grill, five ring ceramic hob, extractor, integrated fridge, three drawer freezer in the cellar, an integrated dishwasher and free standing microwave in the utility room. There's also a gas BBQ.
A travel cot and high chair are available from the property owners on request at the time of booking.
Aspen House, a stunning contemporary home tucked away just of the market square in Orford, not far from the Crown and Castle Hotel, shops, Pump Street Bakery and other amenities.
The village has a fantastic choice of places to eat and drink, including The Trinity at the Crown and Castle, the Kings Head pub, the Butley Oysterage, the Jolly Sailor and a café by the quay with lovely views over the river. If you are eating in, good food can be purchased in the village from an award-winning butcher, the Pump Street bakery, Pinneys and also the Village Stores.
Orford is on the River Ore and boasts a working river quay that serves sailors, fishermen and sightseers. Across the river is the National Trust’s Orford Ness, the site of mysterious research projects in the 1950’s and 60’s but now a nature reserve, Havergate Island, managed by the RSPB and river trips to visit it can be booked from Orford Quay.
There is additional parking at the Castle for a minimal charge per day.

Up to two small/medium or one larger, well-behaved dogs can be accommodated on request at the time of booking and are subject to our terms and conditions. The garden is fully enclosed.
Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences. Unfortunately the fire place in the living area is not in use however the underfloor heating throughout the house provides more than enough heat, even during the winter months.
If you require use of the truckle bed in the courtyard bedroom this must be requested at the time of booking. Capacity for the house is for six guests, however we appreciate that some guests may prefer to have a child sleeping in their bedroom.
