Ancient House Mews is a combination of two beautiful adjacent Suffolk holiday properties in the heart of Woodbridge - Ancient House Barn and The Binnacle, located in a quiet mews including a pleasant walk to the nearby river. Details of both properties can be seen below. The spacious open plan first-floor living area in the barn has ample space for all eight guests to socialise in both the living and dining areas with a well-equipped kitchen for catering.

Ancient House Mews at Woodbridge

There's a delightful communal garden in the corner of the mews with a table and chairs where guests can enjoy the fresh air, and a table and two chairs at the front of Ancient House Barn where you can relax with a good book.
Three private parking spaces are allocated in the mews, however please note that the entrance to the courtyard is only 2.34m wide.


Ground floor
The entrance from the Mews courtyard opens into hallway with carpeted stairs leading directly to the open-plan first floor and doors to the inner hall leading to the bedrooms, as well as the shower room.

Shower Room
A modern shower room with laminate flooring, a shower cubicle, basin built into a vanity unit, WC, large mirror with light and shaver socket and heated towel rail.

A sunny room with windows to the mews and zip and link beds giving the option of king or twin configuration. There’s a wardrobe, chest of drawers, chair, and bedside units with lamps on.

Master Bedroom
This large light room has a king-size bed with sturdy wooden frame and matching bedside drawers. Additionally there’s a wardrobe, chest of drawers, sitting area with two chairs and an occasional table plus a full-length mirror.

En-Suite Bathroom
This lovely bathroom has a full size bath with central taps and hand shower, plus a large shower cubicle, WC, heated towel rail and pretty washbowl with mirror with pin lights and shaver socket.

First Floor
The stairs rise to the first floor which is entirely taken up by the light and spacious living/kitchen/dining room.

Living/Kitchen/Dining room
Tastefully combining a modern kitchen with period features. An island is at the centre of the room, housing integral fridge, freezer, wine cooler, induction hob with extractor above and ample storage. The built in microwave, double oven, dishwasher and sink are located in the back wall.

The unique wall mounted gas fire with limestone surround is a feature in the sitting area which is furnished with a three-seater sofa and three comfortable chairs plus occasional tables. Equipment includes a flat-screen Smart TV with FreeView and iPod docking station.

There’s a desk next to the Wifi router plus an antique typewriter so you may prefer to bring your own laptop! At the other end of the room is an extendable table with five chairs, two additional folding chairs, and feature light.


Ground Floor
The entrance from the Mews courtyard opens into a spacious hall with wide stairs leading to the first floor and hooks for your coats. Wide doors, suitable for wheelchair access, lead to the living/kitchen/dining room and to a cloakroom. The ground floor has a laminate lime oak effect floor throughout with carpeted stairs.

Living/Kitchen/Dining Room
This room has been cleverly furnished, introducing a feel of the Suffolk Coast, and divided to give guests three comfortable areas. The modern kitchen is well equipped with an AEG electric oven and induction hob, free-standing microwave, Bosch dishwasher, and has a bank of units dividing it from the dining area, whilst giving additional workspace. A full-size AEG fridge and separate AEG freezer are accessed from the dining area together, conveniently, with a wine fridge.

The living/dining area has a painted wooden table with four chairs with lovely evening photograph of the River Deben hanging over the table, tempting guests to visit! The sitting area has two sofas and coffee tables with an electric imitation coal fire for chilly days, with a Freeview flat screen smart TV and iPod docking station for your entertainment.

The room has a WC, wash hand basin, shaver point, and heated towel rail.

First Floor
The stairs lead to a first-floor landing with doors to both bedrooms and the family shower room. The first floor is carpeted other than the bathrooms which have laminate flooring.

Master Bedroom
This bright east facing room which overlooks the courtyard has a king-size bed, wardrobe, and chest of drawers. There is also a stable door with Juliet balcony at the side.

En-Suite Bathroom
This modern bathroom has a full-size bath, WC, washbasin with shaver socket, and heated towel rail.

Bedroom Two
With east-facing window, this room has a double bed and ample storage space in a wardrobe with drawers as well as a small chest of drawers and bedside shelves with lamps.

Family Shower Room
Opposite the double room with walk-in shower, washbasin, WC, shaver point, and heated towel rail.

This comfortable terraced self-catering holiday home is equipped with modern towel rails, gas fired central heating to radiators, gas feature fire and appliances which include a smart TV with Freeview, Wi-Fi and iPod docking station. The kitchen is equipped with an electric induction hob, double oven, built-in microwave, dishwasher, fridge, freezer, and wine cooler.

Due to the age of the building a ventilation and extractor system has been installed to constantly change the air – benefitting guests as well as the building.

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.

This comfortable semi-detached self-catering holiday home is equipped with modern electric radiators and appliances which include a smart TV with Freeview and iPod docking station. The kitchen is equipped with an electric induction hob, oven with grill, free standing microwave, dishwasher, fridge, freezer, wine cooler and there's a washing machine with drying rack in the cloakroom.

A travel cot, high chair and stair gate are available from the property owners on request at the time of booking.

This Suffolk self-catering accommodation is located moments from the heart of the historic market town of Woodbridge, located on the River Deben. The town has an excellent range of markets, cafes, restaurants, pubs and shops as well as an independent cinema and the famous Tide Mill, a rare example of a tide mill whose water wheel still turns.

Guests can enjoy the bird life on the nearby mud flats with ‘Birds by Barge’ trips, with the anticipation of seeing an elusive avocet, provided on the River Deben by the RSPB between November and February. Woodbridge is also famous for those who enjoy sailing and is great for cycling and walking.

Woodbridge is conveniently located for exploring the Suffolk Coast and Area of Outstanding Natural Beauty. The picturesque town of Aldeburgh is a short drive away, as is RSPB Minsmere, the fascinating historic burial ground of Sutton Hoo, the Bawdsey Peninsular and Quay with unspoilt small sandy beach.

Woodbridge railway station is a few minutes walk away.


Great care has been taken in this sensitive conversion of the Listed Building and to safeguard the vulnerable historic fabric a permanent operating humidistat controlled air extraction system has been installed. Therefore a decision has been taken not to incorporate a washing machine, thereby avoiding the damage to the timber structure caused by condensation drawn from wet clothes and from the washing machine itself.


The front door and doors on the ground floor are above average width and the carpeted stairs are 95cm wide with shallow rise, making it suitable for guests with mobility problems.

The entrance to Ancient House Mews is only 2.34m wide so may not be suitable for all vehicles.

Once you have filled out the online booking form, you will be given the option to pay by credit or debit card, or by BACs transfer. A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
