3 The Sandlings at Southwold

From the moment you park up in your own private parking space and walk into the spacious hallway you know you are somewhere special, with a large open plan kitchen, dining and living space, with large windows at one side and double french doors into the south facing garden. The property has been furnished with beautiful luxurious furnishings and decorative items, from it's stylish wallpaper, vibrant gentleman chairs and 55'' flat screen TV, you will be sure to not want to leave! On the 1st floor you have a spacious master bedroom with sea views, separate bathroom and shower room and the added bonus of a dressing room, perfect for getting ready to enjoy a romantic evening meal and being able to store all of your belongings.

Ground Floor
Enter into the property in a spacious hallway with stairs leading up to the first floor, ground floor cloakroom and into the open/plan living, dining and kitchen space.

Kitchen/Dining/Living Room
This beautiful expansive room is the perfect area to enjoy together, with stunning furnishings to make it both cosy in the winter and light and airy in the summer months. The kitchen space has been equipped with all of the appliances you need to need, including an electric oven with grill, four ring induction hob with extractor fan above, large integrated fridge with wine rack, three draw freezer, integrated slimline dishwasher and washing machine. You will love to make the most of cooking in this kitchen with the double french doors opening up into the south facing garden.

Next to the kitchen you have a stylish large round dining table with four comfortable chairs, perfect for entertaining.

The sophisticated living room is perfect for those relaxing evenings, with a comfortable two-seater sofa, two vibrant gentleman armchairs and a beautiful mirror effect coffee table. This room features a 55'' flat screen smart TV with Freesat for you to enjoy.

This room has been decorated beautifully with stunning nautical wallpaper and vibrant yellow shelving. There is a WC, small washbasin and mirror above.

First Floor
Carpeted stairs lead up to the first floor, with a spacious master bedroom, bathroom, shower room, and dressing room.

Dressing Room
This room gives this property the extra added luxury, with a large dressing table with draws either side and large mirror, built-in wardrobes with expansive hanging space and additional built-in chest of draws. There is a full-length mirror on one of the wardrobes. This room can be very versatile, whether you are looking to use this room to get ready, store your luggage or even use for a travel cot.

Shower Room
With a large corner cubical with rainfall shower and additional hand shower, WC, washbasin with mirror overhead and towel rail.

Master Bedroom
This gorgeous bedroom is filled with light from the full-width windows with views of the pier, beach huts and marshlands, one of the best views in Southwold. The elegantly designed king size bed sits between two wooden bedside tables with decorative lamps. There are two wicker chairs for you to sit and enjoy the views. The room has the added bonus of a flat screen TV with freesat.

Courtyard Garden
This beautiful south facing courtyard garden is the perfect space to enjoy meals alfresco, or just enjoy the sunshine. There is a stunning cast iron table with four chairs, and outdoor cushions. With the double french doors opening out from the kitchen, this space really is perfect to enjoy all year round. Please note the garden is not secure, there is a small passage way leading from the car parking space to the courtyard. Allocated parking for one car is located next to the property in a designated space.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This substantial mid terrace self-catering holiday house is equipped with gas central heating and appliances include two flat screen TV's with freesat. The kitchen is well equipped with an electric oven, four ring induction hob, Integrated Fridge/freezer, slimline dishwasher and washing machine.

The sandy beach is adorned with a string of colourful beach huts that lead along to Southwold Pier at one end and towards Southwold Harbour at the other end. Southwold has several excellent pubs and restaurants as well as a range of independent shops and galleries.

There is a pretty walk over the Common to the harbour and over a footbridge to the picture-postcard village of Walberswick, home to two good pubs (The Anchor and The Bell) and a long sandy beach. In the summer months you can come back on the ferry which will row you across the river.

Fresh fish can be bought from the fish huts along the harbour. Southwold is home to the Adnams Brewery and the town’s excellent pubs include one of our personal favourites, The Lord Nelson which is just around the corner from the property and where you can try a range of Adnams bitters.
