Ground Floor
Tiled flooring runs throughout the ground floor, with light streaming through the large windows and bi-fold doors.

Open Plan Area
A fantastic space for the whole family to enjoy quality time together, with the living/dining section at the front of the property with bi-fold doors out onto the garden, and the sitting room section to the rear. Underfloor heating runs throughout.

Kitchen
A kitchen of dreams. This vast modern kitchen offers everything you need to cook up a storm for the family to enjoy. The property includes an abundance of worktop space, with a number of integrated appliances including a Bosch electric oven with four ring hob and extractor fan above, fridge, three drawer freezer, dishwasher, Nespresso Krups coffee machine, microwave, kettle and toaster. There is also a washing machine and tumble dryer located in the hallway.

Dining Area
3 Hopton Yard boasts a beautiful wooden table with two large bench seats and two chairs, allowing space for the whole family to enjoy those culinary delights that have been whipped up in the well equipped kitchen. In the warmer weather you can open up the bi-fold doors to bring the outdoors inside.

Sitting Area
One of two sitting rooms. Located at the rear of the property, this contemporary space allows you room to sit back and relax after a long day exploring Suffolk. A space that works well both in the winter and summer months, with its light and airy space with large floor tiles and wonderful wood-burner. There are two gorgeous luxurious Loaf sofa's with an array of both coffee table and side tables for your drinks and snacks, there is also a 50'' Smart TV for your entertainment.

Laundry Area
Located in a double cupboard, this fantastic space has everything you need on a longer break, the solid oak worktop has a stainless steel sink, with an iron and ironing board above. There is a washing machine and tumble dryer, along with a small drying rack.

Cloakroom
Located off the main hallway, this spacious room has a WC and wash basin.

First Floor
Solid wooden stairs lead up to the spacious first floor landing area, with the second living room and bedroom 1 located.

Living Room
Located at the rear of the property with stunning views across the fields. A perfect room for children to enjoy, with two large comfy loaf sofas, coffee table and 42'' Smart TV. There is an array of children books and games to be enjoyed.

Bedroom 1
A wonderful bright and airy room, with bay window seat. This room features a luxurious super-king bed with bedside tables and decorative lights. There is a large chest of drawers for your storage, with a SONOS system on top.

En-suite Shower Room
A sliding door gives you access from bedroom 1. With a wonderful large walk in shower, wash basin, heated towel rail and WC.

Second Floor
Carpeted stairs lead up to the second floor landing, with bedroom 2, 3 and 4 and the family bathroom.

Bedroom 2
Located at the rear of the property, with a large window offering the most relaxing views across the field. This room has a sumptuous king size bed, with bedside tables and spot lamps. There is a chest of drawers and hanging rail for your belongings. This room also has a radio for you to enjoy.

Family Bathroom
A wonderful spacious modern bathroom with a bath with shower above, wash basin with mirror above and WC.

Bedroom 3
Located at the front of the property, this well proportioned room has a double bed with bedside tables and spot lamps and a large hanging rail for your belongings.

Bedroom 4
Suitable for children only, this room with velux window has two small (2'6) beds, with a bedside table and spot lamp between. There is an array of fabulous umbrella coat hooks on the wall, and a small draw unit for belongings.

Outside
Entering into 3 Hopton Yard though the wide gate, with a paved drive way for three cars. The driveway is screened from the kitchen/dining area with beautiful laurel bushes. There is a vast lawned area with an outside table and chairs for 7, along with a charcoal BBQ for you to enjoy cooking and dining alfresco. . There is the fantastic addition of the hot tub, located at the side of the property. Please note the hot tub is available at guest risk.

Children
3 Hopton Yard is incredibly child friendly and is most suited for families. The owners has stocked the property with an array of children items including a freestanding cot, travel cot, high chair, stair gate, children toys and books. In the kitchen is a variety of childrens plastic cups, plates and crockery.

Yoxford, a pretty village in the east of Suffolk, is conveniently close to the larger towns of Southwold, Aldeburgh and Beccles, making 3 Hopton Yard the ideal base for exploration of the Suffolk Heritage Coast. The Kings Head, a charming English country pub serving good food and local beverages from 11am daily is in the heart of the village, just a few minutes walk away. Yoxford Antiques Centre and Gardens being another great place to visit with wonderful array of quality furniture, ceramics, books, jewellery and collectables from a bygone age.

Please note the property is set back from a relatively busy road, whilst the property is private, some road noise can be heard from the property.

Whilst the properties do not allow pets, the owners family do occasionally bring a pet so may not be suitable for allergy sufferers.

The hob tub is available to be used at guests own risk.

This property does not allow any stag or hen do's, or parties, we also ask that you respect the proximately of the property to the neighbours.
