This pictureque property with white picket fence is positioned across two floors, on the ground floor is a kitchen, sitting room, dining room and cloak room, carpeted stairs lead up to the first floor landing, with two bedrooms, one with en-suite and a family bathroom. The property boasts a spacious secure garden, with off road parking for two cars.

Ground Floor
Entering into the spacious entrance hall with tiled flooring. The ground floor consists of kitchen, sitting room, dining room and cloakroom.

Kitchen
Offering dual aspect views of both the front grounds and rear garden. This long galley kitchen has everything you need to cook up a storm, including an electric oven with four ring electric hob with extractor above, integrated dishwasher, kettle, toaster, microwave and 70/30 fridge-freezer. A door leads out onto the garden.

Sitting Room
With long dual aspect windows allowing the natural light to fill this room. Vibrant luxurious seating consists of a three seater sofa with foot stool, two seater sofa and arm chair. There are an array of side tables for you to move and use. There is a flame effect fire available to provide additional heat and ambience. There is a 32'' TV for guest to enjoy.

Dining Room
A conservatory space with magical views of the garden, allowing you a tranquil space to dine as a family. There is a circular wooden table with four chairs, along with a wonderful reading corner with luxurious chair, side table and lamp. A door leads out onto the patio and garden.

Cloak Room
Featuring a wash basin and WC.

First Floor
Carpeted stairs with hand rail lead up to the large landing area.

Bedroom 1
With double aspect views, the larger of the two bedrooms. This room feature a large antique king size wooden bed with bedside tables. The lamps also offer USB charging points for your devices. There is a large built in wardrobe for your belongings.

En-suite
This coastal themed en-suite has a shower cubical, wash basin, WC and small towel rail.

Bedroom 2
With views out across the garden. This room has a wooden framed double bed with bedside tables and stylish lamps. There is a full length wall mirror, along with a small stool and side table. A walk in cupboard offers storage for your belongings.

Family Bathroom
Featuring a bath with over head shower, wash basin with mirror above and WC.

Outside
Halcyon benefits from a secure garden consisting of both a patio and lawn area, perfect to enjoy on those warmer days. The garden can be access both via a gate leading off the drive way, a door from the kitchen, and also the conservatory.

There is private offer road parking for two cars on the driveway adjacent to the house.

The property is equipped with gas central heating throughout, 32inch flat screen TV, 70/30 fridge-freezer, electric oven with four ring electric hob and extractor fan above, integrated dishwasher, microwave, kettle and toaster.

Please note this property does not have a travel cot or high chair.

This lovely Suffolk holiday home is located within a short walk of the beach and the heart of the picturesque town of Aldeburgh, with it’s excellent restaurants, pubs, cafes and wide range of independent shops, convenience stores, art galleries and huts along the beach where local fishermen sell their wares.

The area is excellent for cycling, sailing or golf and there are many interesting walks and places to visit, including the nearby Aldeburgh Marshes, picture-postcard village of Thorpeness, the world renowned Snape Maltings and town of Southwold with it’s iconic Pier.
