13 Raymers Cottage is a gorgeous Grade ll listed thatched semi-detached cottage in the heart of Sudbourne, just a short drive from Orford. This picturesque pet friendly property is full of charm and character, with original features on show. The owners have renovated the property to be a fantastic two bedroom holiday let.

You enter the property through the lobby into the living room, with the stairs to your right, and a door leading through to the kitchen, shower room and sun room to your left. Standard wooden stairs lead up into the king size bedroom and the double bedroom accessed through this. Please note there is a very high step into the double bedroom, which you will need to manoeuvre over.

Outside is a generous sized garden laid to lawn, with beautiful mature hedging to the sides, and abundance of wildlife can be seen here.

Ground Floor
Two small steps lead into the living room through the handy porch.

Sitting Room
With beautiful original beams and floral decor, this homely space is the perfect space to sit back and relax. There is a three seater and two seater sofa, 32'' TV and coffee table. Windows allow light to stream through from the sun room and the front of the property. Please note the ceiling height is low in this room.

Kitchen
Located at the front of the property, this petite but well equipped kitchen has everything you need. There is an electric oven with grill above, four ring electric hob with extractor fan above, microwave, dishwasher, kettle and toaster.

Between the kitchen, shower room and sun room is a very useful lobby space, with coat hooks and a large map of Suffolk - perfect for planning your exciting days out.

Sun Room
A bright and inviting space, with gorgeous views out across the garden. This room offers dining space, but also a sofa to sit back and relax on. There is a large wooden table with two bench seats and two chairs at the head.

Shower Room
This newly fitted shower room is a wonderful addition to 13 Raymers Cottage. The room is split into two, you enter into the first section with a WC, through the door is the main shower space with art eco tiles. There is a large shower offering fantastic pressure, wash basin with mirror above and tall storage unit.

First Floor

Standard carpeted stairs lead up to the first floor.

King Bedroom
Located at the top of the stairs, the room offers a partition wall creating a walk space to the Double Bedroom, there is a voile to offer privacy. This room with stunning original flooring has a wooden king size bed with bedside tables and lamps, along with a large triple wardrobe for storage.

In the walkway is a metal day bed, this can be used either as a bed (maximum occupancy of 4 within the property) or as a place to sit back and relax.

Double Bedroom
Located through the King bedroom, with a high step over into the room. This room has gorgeous original beams, and a window allowing light to fill the room. There is a metal frame double bed with bedside tables and lamp, along with a large chest of drawers and hanging unit on the wall.

Outside
13 Raymers Cottage offers an abundance of outside space, with vast lawn space and mature hedging offering a private space to enjoy. Please note that the garden is not fully enclosed and therefore dogs should be kept an eye on.

A variety of wildlife can be seen from the property, including deers, muntjac and birds of prey.

There is one private parking space for the property, any additional cars should be parked on Snape Road, adjacent to Bullace Lane.

This picturesque semi-detached self-catering holiday cottage is equipped with central heating. Appliances include a TV. Equipment in the kitchen includes an electric oven, four ring electric hob, dishwasher, microwave, a 50/50 fridge-freezer, kettle and toaster.

Sudbourne is a village on the road running between Snape, home to Aldeburgh Music, and the historic market town of Orford in the Suffolk Area of Outstanding Natural Beauty. The village boasts its own nature reserve where you can enjoy walks with bluebells in the spring.

Just a short walk from the property is Captains Wood, know for it's bluebelles in spring.

This unique holiday cottage is in a great position for exploring the region - within minutes from Orford’s ‘English Heritage’ Norman castle, Market Square with a wonderful choice of shops including an award-winning butchers, Richardson’s Smokery, the Pump Street bakery, Pinneys and also the Village Stores. There’s also a fantastic choice of places to eat and drink, including The Trinity at the Crown and Castle, the Kings Head pub, the Butley Oysterage, the Jolly Sailor and a café by the quay with lovely views over the river - a great place for the kids to do some crabbing too!

In the other direction, Snape is one of east Suffolk's most sought after villages, famous for the Maltings, which have been developed into the home of the Aldeburgh Festival and are now the host for a renowned calendar of music events, but also surrounding the concert hall are many boutique shops – and there are many beautiful walks along the River Alde and a pub, the Plough and Sail to visit. The village of Snape also has two excellent pubs, The Golden Key and Crown, and there is the famous Sailors Path, a wonderful four mile walk towards Aldeburgh – highly recommended!

Due to the age of the cottage some door and ceiling heights are lower than standard. There is also a series of steps on the ground floor between rooms.

Please note that the garden is not fully secure for dogs, and therefore they should not be left unattended.

A 25% deposit is requested at the time of your booking to secure your booking. The balance and a returnable good housekeeping deposit are due six weeks before your holiday commences.
