This beautiful Victorian house has been renovated by the owners to an incredibly high standard, using a unique design throughout with a bespoke upcycled kitchen housing Smeg appliances; stylish dining room with wood burner and elegant living room at the front with study area and an open fire. At the back of the cottage is a utility room and shower room - ideal when coming home from the beach with sandy feet and sailing gear! Three bedrooms are spread over two floors - all a good size with great views or St Bartholomew's Church at the front or River Orr over rooftops at the back. The master has an en-suite bathroom and the family bathroom room is conveniently located for guests staying in the other two bedrooms.

There are few places better on the Suffolk Coast to enjoy a holiday than in Orford, and 115 sits in the heart of this small fishing village known for its bounty of excellent local food and peaceful atmosphere. When you've finished exploring there's an enclosed courtyard at the back of the house where you can relax in the sun, and parking on nearby roads.

Ground floor:
You’re welcomed into the compact kitchen with window overlooking the courtyard. Doors take you to the utility room and shower room to the left and dining room followed by the living room at the front of the house. A door in the dining room opens onto the relatively steep stairs, typical of a period cottage, rising to the first floor.

Kitchen
Wonderfully unique and equipped to a high standard. Bespoke units have been made from up-cycled oak with galvanized steel drawers for cutlery and utensils. A massive Bosch fridge freezer has four shelves and deep vegetable drawers in the fridge, with three shelves in the freezer beneath; a slimline Smeg dishwasher and Smeg oven with induction five ring hob and double ovens below - well suited to larger groups. The Belfast sink sits under the window so you can keep an eye on children in the courtyard.

Utility Hall
Stable door opening onto paved sun terrace. Range of coat hooks. Drying cupboard and housekeepers cupboard.

Shower Room
Sitting at the back of the cottage with corner shower cubicle, WC, washbasin, heated towel rail and bags of daylight. Hand-built cupboard housing Bosch washing machine and dryer.

Dining Room
A lovely light room for leisurely dining with south-facing window, quarry tiled floor and wood burner for cosy evenings. A door opens onto the stairs.

Living Room
This is a comfortable and elegant room with open fire and arched window overlooking the church. This room’s been furnished with beautiful soft furnishings and coffee tables, plus a small study area to the side for those needing to do a spot of work!

First Floor
The stairs take you to the first-floor landing where you’ll find the master bedroom with en-suite bathroom, king zip/link bedroom and family bathroom.

Master Bedroom
Overlooking the church at the front, this room with ornamental fireplace will have a king-size bed, bedside tables and a big Narnia style wardrobe for your belongings.

En-Suite Bathroom
A walk through wardrobe takes you through to the bathroom with bath, wash-basin and WC, there is also a heated towel rail.

King Zip/link Bedroom
This south-facing bedroom sits quietly at the back of the cottage and has been furnished with a king zip and link bed so you can choose twin or king configuration, with a chest of drawers for your clothes.

Family Room
Convenient for the twin and top bedrooms, with beautiful bath, WC, wash-basin, this is a light and airy bathroom for you to relax in.

Top Floor
Stairs take you from the first-floor landing, through a door opening onto steep stairs to the fun top bedroom which has a great view through the velux window over the rooftops to the River Orr. This room's particularly good for kids as there's a section where they can play. Twin platform beds have been put into this room which sits in the eaves.

Outside
This red brick end of terraced cottage sits opposite the church on the road leading down the hill from market square to the harbour – a great location! A gate at the side takes you through a courtyard, furnished with table and chairs, and into the kitchen or utility hall. There is also an outside tap to clean dirty boots or dogs. You can park at the side of the cottage to offload and then move your vehicle to nearby roads for longer periods.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This self-catering holiday cottage is equipped with central heating and appliances include a TV with FreeSat and Wifi. The kitchen is well equipped with a Smeg oven with induction five ring hob and double ovens below, Bosch fridge/freezer and Smeg slimline 10 piece dishwasher. In the shower room there's a Bosch washing machine and dryer.

A travel cot and high chair are available from the property owners on request at the time of booking.

Arguably one of the prettiest villages on the Suffolk Coast, Orford is a true historical gem. From its castle, pretty cottages and welcoming pubs to the picturesque quay offering river cruises and the home of Pinney's delicious smoked fish and the Pump Street bakery, it’s an ideal place to while away a happy day or two.
A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

Please note that the top bedroom does have limited headroom due to the sloping ceiling and the stairs are typical of a listed cottage, relatively steep however with a handrail, particularly to the top bedroom.
