1 Regal Gardens is a simply stunning pet-friendly detached holiday home, complete with parking, located in the heart of the market town of Framlingham, just moments from the famous 'Castle on the Hill'. The property boasts a large kitchen, living/dining room and washroom on the ground floor, and then three spacious bedrooms, one family bathroom and one en-suite on the first floor. Outside is a wonderful landscaped garden and two parking spaces.

Ground Floor
Accessible through the rear gate leading from the parking area. The ground floor consists of the kitchen, living/dining room and wash room.

Kitchen
Located at the rear of the property with double french doors opening out onto the garden. This stylishly modern kitchen includes all of the mod-cons you could need, including a double oven, four ring gas hob with extractor fan above, 70/30 fridge-freezer, dishwasher, washing machine, Nespresso coffee machine, kettle and toaster. There is a small two-seater sofa positioned next to the french doors, perfect for that morning cup of tea. There will be a small table and two chairs in the centre, ideal for children.

Living/Dining Room
This stunning room is very much the heart of the home, with double aspect views and french doors opening up into the garden. There is a glass dining table with four chairs, with two additional chairs located within the property for your use. The living room is the perfect space to sit back and relax. There is a two seater-sofa and two arm chairs with a central coffee table and side lamps for you to enjoy. A 30'' TV with freeview has been provided for your entertainment.

Wash room
Featuring a wash basin and WC.

First Floor
Carpeted stairs with hand rail lead up to the landing space. Carpet leads throughout the bedrooms and bathroom.

Bedroom 1
Located at the front of the property, with a view of the church. This gorgeous room features a metal frame king size bed, with bedside tables and decorative lamps. There is ample storage provided in the chest of drawers and double wardrobe.

En-suite Shower Room
A spacious en-suite with a walk in shower-cubical, wash basin, shaving point and WC.

Family Bathroom
A wonderful size bathroom for the family to use, with a bath and overhead shower, wash basin and WC.

Bedroom 2
Located at the front of the property, with views across to the church. This tranquil room consists of a double bed with bedside tables and lamps. There is a chest of drawers and hooks with hangers on the back of the door for your belongings.

Bedroom 3
Perfect for a child, this beautiful room has a metal frame single bed with slim chest of drawers and decorative lamp. There is a fabulous dressing unit with stylish lamp and traditional chair.

Outside
1 Regal Gardens boasts a wonderful garden, with both paved and lawn areas, with stunning flowers and shrubbery along the edges. There is a bistro table with two chairs and parasol, perfect for dining alfresco.

There are two allocated parking spaces located at the back of the property, with a gate through the garden to access it.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating throughout, flat-screen TV, electric oven and gas hob with four rings, dishwasher, 70/30 fridge-freezer, washing machine, Nespresso Coffee Machine, kettle and toaster. Wifi is available. Please note this property does not have a microwave.
This contemporary self-catering cottage is located opposite the impressive English Heritage Roman castle and Mere– a wonderful place to explore for young and old with extensive grounds.

Framlingham is an historic market town with picturesque central square providing an excellent range of local facilities, numerous shops, restaurants, pubs and markets on Tuesdays and Saturdays.

Sitting between the Alde and Deben Valleys, Framlingham is also surrounded by some of the most picturesque countryside in East Suffolk through which there are numerous foot and bridle paths. The Suffolk Heritage Coast with the popular seaside towns of Aldeburgh and Southwold lies approximately 15 miles to the east.

A small well behaved dog is accepted at the time of booking - please note that our standard pet terms and conditions apply.
