Downstairs there's an open plan kitchen/dining room and a large living room with an open fire. A stable door leads out to a large back garden. Ground Floor The front door leads into a hallway with doors to the living room, kitchen/dining room, and stairs to the second floor. Flooring throughout the ground floor is hard, with traditional wooden floorboards except in the kitchen which is tiled. Living Room A large living room with an open fire and bags of light streaming in through the big south-facing bay window with window seat and north-facing sash window. There's ample seating with two sofas in addition to the window seat, a matching armchair. The room is tastefully furnished with original floorboards and rugs. Shelves are heaving with books and games for your entertainment, plus a TV, a Freeview digital box, and DVD/CD player. Kitchen/Dining Room This generously sized room is cleverly divided with kitchen units at one end and a dining area with a big pine table and seating for eight. The open plan kitchen has a Smeg range cooker, dishwasher, fridge, microwave and a washing machine, plus a separate drinks fridge and a high chair for children. The stable door opening into the large back garden makes it really convenient to eat in the sea air in good weather. Cloakroom Back in the hallway, there's a cloakroom with a w.c. and a washbasin. First Floor Bedroom One A double bedroom with a wooden painted bed, 2 chests of drawers, varnished floorboards, and a rug. Hanging space for clothes is provided in a large cupboard on the landing. En-Suite Lovely light shower room with a large built-in cubicle housing a rain shower in addition to the WC, washbasin with a heated towel rail. Bedroom Two Sitting quietly at the back, this double bedroom has a wooden double bed, chest of drawers, bedside tables, an original feature fireplace, and a large sash window. There's a wardrobe, bedside tables, carpet and original fireplace (not in use). Bathroom This room has a bath with a rain shower over, a hand basin, w.c. and a chrome heated towel rail. Outside There is a generous-sized lawned garden, patio, and garden furniture. The garden is fully enclosed (other than a very small gap underneath the gate, which owners of very small dogs might want to be aware of), with a mid-height metal gate with a catch (but no lock). About the location

Thorpeness 2.1 miles; Saxmundham 7.2 miles.

The popular, vibrant seaside town of Aldeburgh is famous for its culture, traditional feel and one of the best fish and chip shops in the country! Aldeburgh and Snape Maltings are home to one of the world’s greatest music festivals and has been named as one of the top 50 places to live in Britain. Crag Path runs along the seafront dividing the beautiful pebbly beach from the unspoilt pastel-coloured seafront properties and the town. The beach is a popular place for groups and couples to enjoy the wonderful fish and chips throughout the summer months. The town is steeped in history and has become a wonderful town for shopping with a good mixture of independent and chain stores to enjoy. The town also offers a good selection of pubs and restaurants or why not buy some freshly caught fish from the huts on the seafront and cook up your own feast at home. For those wishing for a more action-packed holiday there is excellent walking, cycling, sailing and golf at Aldeburgh. Growing in popularity you will want to return to Aldeburgh again and again!
