The property

As soon as you step into the hall at 33 The Terrace you know you’re somewhere special with light streaming in from the skylight at the top of the stair well and high ceilings with original features throughout the house, and a feeling of quietude thanks to solid walls, typical of an old building, allowing guests a high level of privacy and seclusion. Modern and well equipped, the kitchen/dining room with under floor heating sits at the back of the house with utility/shower room adjacent, and the family room at the front. The key feature in the large living room is the seascape from the floor to ceiling sash windows opening onto a Juliette balcony. Accommodation's spread on split levels on the second and third floor with two twins and three generous sized doubles with the master with en suite at the top where you can wake to the sun rising over the sea from the super king size bed. Exceptional views of the Alde estuary and marshes can also be enjoyed from the fun converted loft perched in the eaves with a sofa inviting you to relax and unwind or get a spot of work done at the desk looking out to sea. Sitting at the back of this large self-catering holiday house is a secluded south west facing courtyard style garden with furniture and French doors from the kitchen making it ideal for al fresco dining. Parking is generally available on the road by the front door and on all the adjacent roads. Ground floor The welcoming hall has a glass door opening to an impressive entrance hall. Carpeted stairs reach up to the skylight at the top of the house with rooms branching off the various levels on the way up, and stairs down to the kitchen/dining room and family room. Kitchen/Dining Room With ample space for cooking and entertaining, this large, light and airy L-shaped room with under floor heating has loads of cupboards and worktop space and is well equipped for the most enthusiastic cook including a Brittania range cooker with two multi-function ovens with gas rings, chef top and extractor hood; an American style fridge and freezer, a dishwasher and Nespresso machine (please bring your own pods). The large dining table can comfortably seat ten guests; there's a grand Welsh dresser and built in cupboards and double doors open to the sunny courtyard, making it ideal for enjoying meals outside. Boot Room An ideal spot for dumping sailing/beach gear, coats and footwear! There's a door from the garden to the boot room and an alley runs from Fawcett Road, along the back of neighbouring houses, so you can go through the boot room and kitchen to the utility/shower room. Utility/Shower Room Located off the lower hall so easily accessible from the family room and kitchen this room easily doubles up as a shower room with a shower cubicle, wash basin, WC and utility with washing machine and dryer. Family Room On a split-level near the kitchen, this sunny room has views across the street towards the sea and is casually furnished with a couple of sofas, coffee tables and stools. Entertainment provided on a large flat screen TV with FreeSat, DVD player with DVDs, games and books for you to enjoy. A gas fire will take the chill off winter months! First floor The first floor is split with a king, twin and bathroom off the half landing and the living room covering the expanse at the front of the house. Bedroom One Sitting at the back of the house with big sash window giving plenty of light. There are twin wrought iron beds, a cupboard with low shelf for hanging trousers, jackets etc., a chest of drawers and bedside table. Storage in this room is limited. Bedroom Two This large high ceilinged room overlooking the courtyard garden and neighbouring houses has a king size bed, bedside drawers, two built in wardrobes with bags of hanging space and shelves. Bathroom With natural daylight this big bathroom is ideal for guests in the first-floor twin and double. It has a bath with shower over and screen, basin set in vanity unit, WC and heated towel rail. Living Room Breathtaking sea views are the key feature in this elegant living room, enjoyed from floor to ceiling sash windows opening onto a Juliet balcony. The spacious room’s traditionally furnished with three sofas, occasional tables, antique furniture, a TV and gas fire to warm you during the cooler months. Second floor Again, this floor is split with a double, twin and bathroom off the half landing and master bedroom with en suite shower room spanning the front of the house. Bedroom Three Looking over the rooftops, this light room has sturdy twin beds, a chest of drawers, bedside table and and stand on which to hand clothes and hangers. Storage space is limited. Bedroom Four A lovely large room with Aldeburgh marshes seen in the distance through the sash windows. There’s a king size bed with bedside drawers, a built in wardrobe with shelves and hanging space, a small half moon table and couple of chairs. Bathroom Conveniently located for all three bedrooms on the second floor, this good sized bathroom has a bath with hand shower over, wash basin, WC, heated towel rail and window giving natural light. Master Bedroom Wake to a view of the sun rising over the sea in the king-size bed. This exceptional bedroom is furnished with bedside drawers, built in wardrobe, two chest of drawers, a couple of chairs and a chaise which is perfectly positioned by the windows to gaze out to sea. En Suite A modern en-suite with shower, WC, washbasin, heated towel rail and skylight giving natural light. Converted loft Just like the icing on the cake, this room is the finishing touch to a wonderful house! Carpeted stairs lead to this converted loft where a sofa encourages you to relax with a good book, watch TV or simply enjoy the spectacular views of the Martello Tower, Yacht Club and marshes. There's a stylish desk facing the window in this room if you need to do a spot of work on your holiday or some perhaps some writing. Outside The secluded south west facing courtyard style garden at the back of this large holiday home has outdoor furniture and French doors from the kitchen, making it ideal for long leisurely lunches. There’s a gate to an alley running along the back of the neighbouring houses giving easy access for sailing/beach gear or bikes. The back gate has a bolt and there's a small lean to to keep your bikes under cover if you wish. Parking is generally available on the road by the front door and on all the adjacent roads. There's also a large car park within walking distance.

The popular, vibrant seaside town of Aldeburgh is famous for its culture, traditional feel and one of the best fish and chip shops in the country! Aldeburgh and Snape Maltings are home to one of the world’s greatest music festivals and has been named as one of the top 50 places to live in Britain. Crag Path runs along the seafront dividing the beautiful pebbly beach from the unspoilt pastel-coloured seafront properties and the town. The beach is a popular place for groups and couples to enjoy the wonderful fish and chips throughout the summer months. The town is steeped in history and has become a wonderful town for shopping with a good mixture of independent and chain stores to enjoy. The town also offers a good selection of pubs and restaurants or why not buy some freshly caught fish from the huts on the seafront and cook up your own feast at home. For those wishing for a more action-packed holiday there is excellent walking, cycling, sailing and golf at Aldeburgh. Growing in popularity you will want to return to Aldeburgh again and again!
