This fine country house, sitting in extensive grounds, has two sitting rooms, giving ample space for family and friends to relax and socialise; with a contemporary and extremely well-equipped kitchen/dining room. Accommodation is spread over two floors, consisting of three bedrooms each with it's own luxury ensuite. An idyllic setting, consisting of a beautiful vast garden mostly laid to lawn, with a patio to dine alfresco. Ample parking is provided on the private driveway.
Location Information
Henstead is a small village, less than seven miles from the picturesque and vibrant seaside town of Southwold with many eateries, an iconic pier, and a long stretch of sandy beach.
The busy market town of Beccles is also approximately seven miles away, which has a good range of supermarkets, independent shops, restaurants, and pubs, as well as a market selling fresh produce every Friday and a train station with links to London Liverpool Street via Ipswich. The area is located in the Waveney Valley, a gateway to the Broads network.
Ground Floor
Guests are welcomed into a large entrance hall at the heart of Henstead Hall East with a carpeted staircase leading to the first floor. The ground floor is mostly hard flooring with the exception of the main sitting area.
Kitchen/Dining Room
The chef in the family is sure to enjoy preparing meals in this modern kitchen which is extremely well equipped for cooking all of those tasty meals. Featuring a range oven with five ring hob, fridge/freezer, microwave, Nespresso coffee machine, kettle, toaster, washing machine, tumble dryer and dishwasher.
The dining area is great for casual meals or a more formal dinner, with a beautiful wooden dining table seating six.

Snug
Located off of the hallway, a very charming place to sit and enjoy a good book, or a spot of TV. With an array of comfortable seating, TV and organ.
Sitting Room
With beautiful floor to ceiling windows with traditional shutter, this light and space room to sure to be the heart of your stay. Complete with three three-seater sofas, bean bags, chair, an array of occasional chairs and 60'' TV. Please note the wood-burning stove is not currently in use.
First Floor
Carpeted stairs lead up to the first floor landing.
Bedroom 1
With beautiful high ceiling and floor to ceiling traditional windows, this room is the perfect place to retreat to at the end of a busy day. With a wooden frame king size bed with bedside table and lamps. Ample storage is provided in the triple wardrobe. A beautiful traditional dressing table and chairs has also been provided.
Esuite to Bedroom 1
With a walk in shower, wash basin with vanity mirror above and WC.
Bedroom 2
Another fantastic size bedroom looking out onto the garden. This room offers a double bed with bedside table and lamps, wardrobe and dressing table with chair.
Ensuite to Bedroom 2
Consisting of a bath, corner shower, wash basin, heated towel rail and WC.
Bedroom 3
With two steps down from the landing, a super charming bedroom with double bed with bedside tables and lamps. There is a wardrobe and chest of drawers provided for your entertainment.
Outside
The East Wing of Henstead Hall, approached by a long driveway banked by lawned gardens, offers a fantastic exterior area for guests to enjoy. Enjoy long lazy lunches and BBQs, whilst the children enjoy the vast garden mostly laid to lawn. The sweeping drive and parking area to the side of the house has ample space for up to four cars.

The historic market town of Beccles has excellent amenities, with unique shops, many of which are independent retailers and the range of restaurants and dining facilities are impressive, with numerous cafes, tea rooms and traditional inns. There are also a number of interesting buildings, including the Town Hall and Quaker Hall, which houses the weekly country farmers' market. The more active visitor may wish to explore the town and surrounding area via the Beccles Marsh Trail, which is divided into three walks of varying distance and character. With an outdoor swimming pool and various play areas, children are well catered for, whilst cyclists can enjoy a number of cycle routes around the town. Beccles is surrounded by open countryside, whilst an easy drive brings you to the popular Suffolk coast and the seaside resorts of Lowestoft, Great Yarmouth and Southwold.
