This pretty period cottage is tucked away behind the High Street in the attractive village of Yoxford. It is ideally situated for couples looking for a comfortable base from which to explore Suffolk's coastline and pretty inland towns and villages, or for bird watching at Minsmere. A second cottage is available next door that sleeps 2 people, School Cottage.

The living space of the cottage is open plan, and the front door leads straight into the living room and beyond to the dining/kitchen area. The living room has two leather sofas (two-seaters) facing each other, a wood-burning stove, a flat screen TV (23"), freeview box, DVD player, games and magazines, and lots of tourist information. The dining area has a large beech table and seating for four people. Adjoining this is a small kitchen where appliances include a gas cooker, microwave fridge and slimline dishwasher.

Also on the ground floor is a family shower room with shower, w.c. and hand basin.

Stairs lead to a small landing with doors to the two bedrooms. Both rooms have a small double bed (4" x 6" 3') and have natural carpet flooring.

Outside there is a cottage garden at the front of the house that captures the morning sun, complete with a café-style table and wooden chairs. At the rear is a patio leading to a walled decking area with a large picnic table surrounded by candle lanterns.

Off-road parking is available to the front of the property for one small car.

About Yoxford

The cottage is located in the picturesque village of Yoxford where facilities include a village store and a post office that sells organic produce, two pubs, a couple of restaurants, art galleries and several antique shops.

The village is just off the A12, making it an ideal base to explore the Suffolk Heritage Coast, from Southwold and Walberswick and Dunwich (15 mins) to Aldeburgh and Thorpeness (20 mins). Bicycles can usually be hired from nearby Darsham. The nearest train station is at Darsham (1 mile).

What’s included?

All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, wood-burning stove, cooker, slim dishwasher, microwave, and a fridge with freezer compartment.

A travel cot is also provided in the property. Please note that there is no washing machine or bath.

Restrictions:Sorry no smoking, pets or unaccompanied teenagers permitted at the property.

Tariff

£280 to £596 a week depending on the time of year. Short breaks available when there is late availability.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
