York’s Barn is a pretty retreat in the grounds of a beautiful mediaeval Suffolk house, offering characterful and practical accommodation for two to four people in the village of Yoxford, rural east Suffolk, close to the Suffolk Coast. The style of the barn is a testament to its owners creative and artistic abilities and offers high quality, well specified accommodation in a readily accessible location.
This holiday cottage offers flexible arrival dates for breaks of 3 or more nights. Guests enter the barn through a door into the living, kitchen, dining room with stairs up to the landing from which both bedrooms and the bathroom can be reached. Outside there are lovely views of the garden and a small patio, with bistro table and chairs, ideal for breakfast while planning a trip to the coast - Aldeburgh and Southwold are about a 20 minute drive away. There is ample parking adjacent to York’s Barn.
Ground Floor: The front door enters into the open plan living/kitchen/dining area.
Living/Dining/Kitchen: In this area there is a kitchen to one side of the room, equipped with a Belfast sink, slimline dishwasher, a fridge with small freezer compartment, and an electric four-hobbed range. In the middle of the room is a table seating four and on the opposite side of the room to the kitchen are a two-seater sofa, two wicker bucket chairs and a flat screen TV with FreeView channels.
First Floor: From the living area is a set of angled stairs to the first floor landing that leads to the bedrooms and bathroom.
Bedroom 1: This bedroom features a king size bed with views over the Darsham Marshes. There is matching bedside tables with three drawers each, a lamp, hanging space on the back of the door and a chair.
Bedroom 2: A twin room with two full size single beds a bedside table with three drawers and a lamp, hanging space on the back of the door and two chairs.
Bathroom: This room has a bath with an overhead shower, a hand basin and a W.C.
Outside: There is a bistro table and two chairs outside the front door on a small patio and a barbeque, with the rest of the outside area laid to lawn. There is plenty of off-road parking in the car park which also serves the handful of customers to the owner’s high end antique shop during trading hours.

The York's Barn is located on the outskirts of the picturesque village of Yoxford where facilities include a village store and a post office, two pubs, a couple of restaurants - including Satis House, art galleries and several antique shops.
The cottage is just off the A12, making it an ideal base to explore the Suffolk Heritage Coast, from Southwold and Walberswick and Dunwich (15 mins) to Aldeburgh and Thorpeness (20 mins). The nearest train station is at Darsham (1 mile).
All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
York’s Barn is equipped with central heating and WiFi internet access. Appliances include a flat screen TV with FreeView channels, electric range, dishwasher and fridge with small freezer compartment. There is tiled flooring downstairs and painted wood flooring on the first floor.
Sorry, no pets, smoking, children under 12, or unaccompanied teenagers.
Please note that walls are slightly sloping in the bedrooms and bathroom.
This property is directly off the A12 so you may hear some road noise, the speed limit on the A12 next to the property is 40MPH.
The size and layout of this property makes it most suitable for two people, or four at a squeeze. Please note also that if the low occupancy discount is applied, only one bedroom will be available for use.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
