This charming semi-detached Victorian villa is ideal for families and benefits from a large garden and a south-facing conservatory. There is a choice of signed country footpaths nearby as well as a good local pub within walking distance. The renowned coastal resorts of Aldeburgh and Thorpeness are just a 5-10 minute drive away.

The front door opens into a hallway where there is space to hang your coats and store your outdoor boots. Just off the hallway is a large living room with an open log fire. There are two terracotta fabric sofas plus a matching armchair, a flat screen TV and a DVD/Video player. A large bay window looks out across the front garden.

Double doors lead from the living room to the dining room which has a large oak extendable table. Here you'll find a supply of books and CDs to enjoy during your visit.

The dining room leads through to a spacious kitchen which has ample cupboard space. It has cream painted units and terracotta floor tiles and there is a door leading out directly to the large back garden. Appliances include a gas hob and electric oven, dishwasher, washing machine and a microwave.

The south-facing conservatory is reached directly from the dining room and has a 2 seater wicker sofa and two wicker armchairs.  This lovely sun-trap has views across the back garden. Under the stairs in the hallway is a cloakroom with a w.c. and a hand basin.

Stairs from the hallway lead up to 3 bedrooms and the family bathroom:

Bedroom 1:  A large bedroom with a king size bed, built-in wardrobe and dressing table with drawers, with views over the front garden.

Bedroom 2: A small twin bedroom with built-in wardrobe and a chest of drawers, with views over the back garden.

Bedroom 3: A single bedroom with a wardrobe and bedside table with a drawer with views over the back garden.

The family bathroom has a bath with a hand-held showerhead attachment, a hand basin, w.c. and a heated towel rail.

Outside are lawned gardens with shrubs and flower beds to both the front and rear of the house. The back garden has two benches, one at each end to enjoy the sun as it moves around, plus an outdoor table and chairs for al fresco dining. There is also a garage and off-road parking on the drive at the front of the house.

About the area

Yewtrees is in the village of Aldringham on a lane just off the B1122. It is a five to 10 minute drive to pretty coastal resorts of Thorpeness and Aldeburgh. The town of Leiston is within walking distance and has a leisure centre and a cinema as well as local shopping facilities. The leisure centre offers holiday clubs, two swimming pools (childrens and a main 25 metre pool) tennis, squash plus an indoor soft play area.

The RSPB bird watching reserve at Minsmere and the National Trust's Dunwich Heath are a short drive away.

The Parrot and Punchbowl pub in Aldringham is within walking distance from Yewtrees. It serves fine food and has a large garden with a children's play area. There are also several take aways in Leiston with delivery for a night in. A footpath on the lane leads across the fields towards the beach at Sizewell.

All prices include bed linen, towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating throughout, flat-screen TV, DVD/CD/video player, gas hob with electric oven with extractor fan, fridge, freezer, dishwasher, washing machine, microwave, and BBQ. A selection of books, CDs and DVDs and videos are also provided.

Restrictions: Sorry no smoking or unaccompanied teenagers. One well-behaved dog can often be accommodated on written request at the time of booking.

Tariff

£370 to £680 a week depending on the time of year. Short breaks available when there is late availability.

How to book

You can check availablity, prices and book online by visiting the online calendar which is kept up to date.  A 25% deposit will be requested to confirm your booking and can be paid online or over the phone by credit or debit card, or by cheque.  The balance and a £100 returnable good housekeeping deposit (subject to the terms and conditions of your booking) will be due six weeks before your holiday commences.
