Suffolk holiday accommodation with river views.

The Yare Houseboat has wonderful river views and offers contemporary accommodation for couples in a fully renovated 1871 Gipping barge.  It is situated on the River Orwell a few minutes’ walk from Pin Mill and the ‘destination pub’ the Butt and Oyster.  The amazing situation of The Yare Houseboat, which is now stationary and usually settled on the River bed, together with the top quality renovation create a truly special holiday destination, either to relax in and enjoy or to use as base to explore Suffolk.

The owners of the Yare are professional property developers which is apparent in the very high standard throughout, guests will enjoy a fully fitted kitchen, oil-fired central heating for those cosy nights in, contemporary shower room and beautiful panelled interiors... but of course with the benefit of some of Suffolk's best views from every window, a secluded location with no near neighbours and of course a great pub a few minutes away!   

Arrival:  Guests will be given directions to a parking space a few minutes’ walk from the Yare Houseboat, where there will be an option to be driven to the jetty in a light weight off-road vehicle, by arrangement with the owners.  At the jetty you will be greeted by the unique site of your holiday home, accessed via the jetty onto its outer deck.  

Ground floor: Guests boarding the Yare will walk along the outer deck before entering the boat at the bow end, directly into the kitchen-diner, a few steps down lead you to the sitting area, bedrooms and bathroom beyond. 

Kitchen-Diner: On one side the kitchen overlooks the jetty and fields beyond - there is a fridge with freezer compartment, an electric oven, a single electric hob ring and a microwave.  At the other side is a small table for four with views of the entire river.  The kitchen-diner is slightly elevated to the sitting area but contemporary glass banisters keep the space open.

Sitting Room:  A few steps down from the kitchen-diner is the sitting room - with two sofas and two bucket chairs.  This room is double aspect with views of the river and of the Suffolk countryside.  A wall mounted 32 inch flat screen TV with FreeSat channels, DVD player and iPod connection to the integrated Bose sound system are all available here. 

Bedroom 1: This room has a multitude of features including a king-size bed with matching bedside tables and lamps, views from the large windows across the river and field, an en-suite door to the shower room, a wall mounted 32 inch flat screen TV, a connection point to the integrated iPod docking system, and a chest of drawers.

Shower Room: The luxury shower room has a large walk-in shower, hand basin and W.C. (There are two doors to this room, one leading to the hall and one leading to Bedroom 1)

Bedroom 2:  In this room there is a set of full size single bunk-beds, views of the river and a chest of drawers.

Outside: The whole of the houseboat is surrounded by decking with a larger decking areas at the stern and the bow where tables and chairs are available to enjoy the unobstructed views of the river and countryside.  A barbecue is fixed to the railings nearest the entrance to the kitchen.  Beyond the decking is plenty to explore along the riverbanks with many walking trails.

This unique holiday houseboat is located at Pin Mill on the River Orwell, close to the Butt and Oyster, a 17th century pub frequented over the years by smugglers, fishermen and more recently walkers and bird watchers.   Suffolk is a haven for foodies, who will enjoy visiting Jimmy's Farm and the Suffolk Food Hall, both nearby with Suffolk's county town of Ipswich a little beyond, with access to the Suffolk Heritage Coast, including the famous sea side resorts of Aldeburgh and Southwold beyond. 

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This houseboat is equipped with oil-fired central heating.  Appliances include two 32 inch flat screen TVs with FreeSat channels, DVD and CD player, an integrated iPod docking system, one electric hob ring and an electric integrated oven, a fridge with freezer compartment and a microwave.  There is wood flooring throughout.

A travel cot is available from the property owners on request at the time of booking.

Sorry, no smoking or unaccompanied teenagers.

This property is on the river and the deck of the boat is elevated from the ground, there are railings but may not be suitable for young children. The owners have arranged for parking to be available nearby and if required can provide a transfer from car to houseboat with a light off-road vehicle.  If you are walking the route can be muddy and so sturdy shoes are recommended!  The route goes over a shallow stream and there is a short boardwalk without railings.  

Due to the natural surroundings of the location, in the summer months mosquitoes are present so don't forget your repellant!

Please note that there is no dishwasher, but a pub with great food so close by you probably won’t need it!

A well-behaved dog is welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
