This lovely cottage has a magical location hidden down a lane in the wonderful historic hamlet of Iken near the wide banks of the picturesque River Alde. Snape Maltings, home to the Aldeburgh Festival and a collection of shops and places to eat is just a 30 minute walk away through lanes and along the river bank, and the delightfully riverside village of Orford is just a short drive away.
On the ground floor there are two living rooms, a dining room, a kitchen, a bathroom and cloakroom. There are two separate first floor areas, ideal for two families, one with two bedrooms and a shower room, the other with two bedrooms. Outside there are wide open views over fields and a large garden. This cottage welcomes one well-behaved dog.
The back door leads into a hallway with a cloakroom to the right and the kitchen straight ahead.
Kitchen: There's an electric hob and oven, a dishwasher, washing machine, tall fridge-freezer, a microwave and a tiled floor.
Cloakroom: This has a w.c. and a hand basin.
The kitchen leads to a small hallway with doors to the family bathroom and dining room.
Bathroom: There's a bath with a shower over it, a w.c. a hand basin and a tiled floor.
Dining room: The dining room has a large pine table and seating for eight people and a side table. Patio doors lead out to the large garden. The floor has tiles and a large rug.
Children's sitting room: The dining room leads through to the first of the two living rooms, this is the smaller of the two and has a two-seater sofa, a foot stool and a small armchair. There's a DVD player with a monitor and a cupboard full of games to keep young members of your group happy! There's a large open fire place (not in use), the central feature of the room.
Living room: The large living room has windows on three sides so you can enjoy those lovely views of the garden and countryside. There are two 3-seater sofas and an armchair, a wood burning stove, a large coffee table. On the floor are traditional Suffolk floor bricks and a large rug.
First floor 1:
Stairs lead up to a small first floor landing with a chest of drawers (mind your head on the oak beams on the way up!) and doors to bedrooms 1 and 2, both in the eaves with sloping ceilings and historic oak beams.
Bedroom 1: A twin bedroom with a shared bedside table, a bedroom chair and two built-in wardrobes, and carpet on the floor.
Bedroom 2: This double bedroom has a small wardrobe, a chest of drawers, bedside tables and a small bedroom chair.
First floor 2: Stairs lead from the dining room to the second of the first floor landings with doors to bedrooms 3 and 4 and a shower room, all in the eaves of the house with sloping ceilings.
Bedroom 3: A twin bedroom with 2’ 6” wide beds (that's just 6 inches narrower than a standard single bed) with bedside tables, a chest of drawers and hooks on the back of the door with coat hangers and carpet on the floor.
Bedroom 4: A double bedroom with bedside tables, a chest of drawers and hooks on the back of the door with coat hangers for your clothes and carpet on the floor.
Shower room: There's a shower, a w.c. and a hand basin.
Outside: The house is in the middle of a large lawned garden with wide open views over open countryside views at the back of the house and mature trees and shrubs at the front. There's a wooded area and a tree house, and some standing water so please take care with small children.
There is off road parking for three cars.
This detached cottage is located in the pretty hamlet of Iken, just a 10 minute walk to the River Alde where you'll find the Suffolk Coastal Path. From here it's a short walk to St Botolph's Church on the banks of the river, and a 20 minute walk along boardwalks through reed beds to the Snape Maltings, home of the Aldeburgh Festival, and places to shop, eat and drink.
From here tourist boats travel down the river in the summertime. Orford is about 5 miles away, a pretty river village with two famous eateries: The Butley Oysterage and Ruth Watson's Crown and Castle. The Lady Florence tourist boat sails from the quay at Orford all year round.
All prices include bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with oil-fired central heating throughout, a wood burning stove in the living room (with a starter pack of logs), a flat screen TV and DVD/CD player, electric hob and oven, dishwasher, tall fridge-freezer, microwave and washing machine, WiFi broadband access and a phone that receives incoming calls.
A travel cot and a high chair are available on request at the time of booking from the owner of the property.
Sorry no smoking or unaccompanied teenagers permitted on this property. A well behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the online booking form, and is subject to our conditions of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
