Self catering holiday cottage in Orford Suffolk
Well Cottage, Crown Lane, Orford
This delightful period cottage is tucked away just off the Market Square in the heart of Orford, an idyllic village on the River Ore, close to Snape and Aldeburgh and enjoys views from its upper floors of the river.
The cottage itself combines the cosy charm of a timber framed home, with a RIBA award winning extension and has close proximity to Orford’s renowned restaurants, the Butley Oysterage and Ruth Watson’s Trinity Bistro at the Crown and Castle, as well two pubs.
The accommodation is arranged over three floors, on the ground floor is a living room and dining room, leading through to the extension which has a modern kitchen and additional living space with soft seating and glass walls overlooking the patio and courtyard garden.
The first floor has a lovely double bedroom with a balcony and super views of the river in the distance; a small single bedroom and a bathroom. Up some steep ladder steps you will find the third bedroom with a double bed and stunning views. Outside is a long patio garden with a table and chairs. The house has broadband wireless access.
Ground Floor:
Dining room: The front door leads into a dining room with seating for six people. There is an original Suffolk brick pammet floor and traditional wood panelling.
Living room: A delightful period room with exposed oak beams, a lovely open fire, brick pammet floor and rug. There’s a three seater sofa and two upholstered armchairs. Patio doors lead out to Moroccan patio garden furniture. There’s a small TV with DVD/CD player.
Kitchen/breakfast room: A striking and heavily glazed open plan room in the extension, designed by Hugh Pilkington, with a timber framed ceiling fanning out across the room. It contains a kitchen, table and chairs and a living area overlooking the patio garden. The kitchen has a Bosch electric oven and hob, integrated Bosch dishwasher and a fridge. Down a step to living area there’s a large sofa. The glass panelled walls and doors bring lots of light into the room, which has lacquered cement floors and rugs and views over the patio garden.
Utility room: Next to the kitchen the utility room houses a washing machine, freezer, cupboards and sink.
Cloakroom: There’s a w.c. and sink in a small cloakroom off the utility room.
1st Floor:
A small landing with doors leads to:
Bedroom 1: A double bedroom with a balcony with lovely views over the rooftops of the River Ore and the sea beyond. There are some oak beams, a built-in panelled wardrobe and an original fireplace (not in use).
Bedroom 2: A small single bedroom with a sloping ceiling, bedside table and wardrobe.
Bathroom: This room has a bath with a shower over it, a hand basin and a w.c. with views over the roof tops to the river.
2nd Floor:
Steep wooden ladder steps lead up to an attic bedroom in the eaves of the roof (not suitable for very young children or the elderly). Mind your head on the way up! There’s a double bed, built-in wardrobe and a stunning view of the river Ore and the sea beyond.
Outside there is a charming patio garden and off-parking for two cars. There’s a original Moroccan outside dining table with benches and a BBQ. A footpath from the back garden leads off in the direction of the river.
About the area
The cottage is situated in the heart of the delightful village of Orford which is on the River Ore and boasts a 'English Heritage' Norman castle and working river quay serving sailors, fishermen and sightseers. The village has a fantastic choice of places to eat and drink including The Trinity at the Crown and Castle and Kings Head pub (both owned by restaurateur, journalist and author Ruth Watson, presenter of Channel Five's 'The Hotel Inspector'), the Butley Oysterage, The Kings Head, The Jolly Sailor and a café by the quay with lovely views over the river. Across the river is the National Trust's Orford Ness, the site of mysterious research projects in the 1950's and 60's but now a nature reserve.
River trips can be booked from Orford Quay down the river to see the area's famous avocets at the RSPB's Havergate Island. If you are eating in, good food can be purchased in the village from an award-winning butchers, Richardson's Smokery, Pinneys and also the Village Stores.
What’s included?
All prices include bed linen, towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with under floor heating in the open plan area and electric storage heaters in the rest of the rooms. There is a small TV/DVD/CD player, electric Bosch hob and oven, dishwasher, fridge, freezer, washing machine. A microwave can be provided on request. A good selection of books, DVDs and games are provided. A travel cot is also available.
Restrictions: Sorry no smoking or unaccompanied teenagers. A well-behaved dog can be accommodated on request at the time of booking, but must be restricted to the ground floor.
Tariff
£410 to £750 a week depending on the time of year. Weekend and mid-week breaks are sometimes available when there is late availability - check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
