Aldeburgh Villa, Fawcett Road, Aldeburgh
This is a spacious recently refurbished Edwardian Villa with a modern light and crisp interior, situated in a quiet street, close to the top of Aldeburgh’s Town Steps, ideal for family holidays or groups of friends looking to enjoy Aldeburgh’s unique mix of traditional and cosmopolitan seaside atmosphere.
The house has 5 bedrooms, a bathroom and a shower room. There are two doubles, two twins and one single bedroom and there are views across Aldeburgh and a glimpse of the sea from three of the bedrooms. Downstairs there’s a large open plan kitchen/dining room and a large living room with French doors to the south-facing patio at the rear of the house. The house is tastefully furnished with some pieces of furniture by renowned designers, reflecting the taste of the owners.
Ground Floor:
The front door leads into a large hallway with access to the living room, kitchen/dining room and stairs to the second floor.
Living room: This large room runs from the front to the back of the house with French doors leading out to the small patio garden at the rear. It has light coloured painted floor boards and an original open fire. There are two large sofas, easy chairs and a window bench above the radiator in front of the big bay window. It is equipped with a flat screen TV, DVD/CD player and a Sky freesat box.
Kitchen/Dining room: There’s a long Terence Woodgate dining table with ‘T-benches’ from ‘Unto This Last’. Beyond this the kitchen area is well-equipped with a wonderful Lacanche ‘Cluny’ gas range cooker, extractor fan, double butler sink, dishwasher, microwave, and fridge freezer. The room has a tiled floor and windows looking out to the small patio garden.
Utility room: Beyond the kitchen, a utility room houses a washing machine, work surface and a butler sink. A door leads out to the courtyard at the rear of the house.
Shower room: With a shower, w.c. and hand basin, the shower room is reached through the utility room.
1st Floor:
Bedroom 1: A large bedroom with a king sized bed at the front of the house with a large bay window. The room has a Victorian brass bedstead, wardrobe, chest of drawers, bedside tables and cream carpet.
Bedroom 2: A twin bedroom with two single beds, chest of drawers, wardrobe, a shared bedside table and cream carpet. There’s a glimpse of the sea through the window, between the neighbouring houses.
Bedroom 3: A double bedroom with a sea view partially obstructed by other houses. It was antique dark wood furniture: a bed, chest of drawers and shelves. There’s an original narrow fitted wardrobe and cream carpets.
Bedroom 4: A small single bedroom with a single bed and bedside table. A built-in original wardrobe is located on the landing just outside the bedroom door.
Bathroom: The bathroom has a freestanding deep ‘soaking tub’ bath based on a traditional Japanese design. It is shorter and deeper than a traditional bath and has seating inside for two! It’s a stylish room with hexagonal tiles on the floor and walls, a w.c. and sink.
Second Floor:
Stairs from the first floor landing lead up to the second floor attic bedroom and en suite cloakroom:
Bedroom 5 and en suite cloakroom: A twin bedroom with a chest of drawers, wardrobe, and bedside tables. There’s a glimpse of the sea out of the window between the roof tops. The en suite cloakroom has a w.c. and sink.
Outside is a small courtyard with a table and chairs for outside dining. On road parking is usually available at the front of the house.

Aldeburgh Villa is located on Fawcett Road, just a short walk down the Town Steps to Aldeburgh's High Street, and close to the town’s popular shops, restaurants, art galleries and beach.
What’s included?
All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with gas central heating, an open fire, gas range cooker, dishwasher, fridge freezer, washing machine, TV, DVD/CD player, garden furniture, and a BBQ. A travel cot is available on request.
Restrictions: Sorry, no smoking, pets or unaccompanied teenagers permitted at the property.
Tariff
£820 to £1520 a week depending on the time of year. Shorter breaks are often available when there is late availability – please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
