This pretty Georgian cottage successfully combines the cosy atmosphere of a period cottage with smart contemporary fittings in an ideal setting just off Aldeburgh High Street in a conservation area. The town's pretty beach, restaurants and shops are just moments away.
Inside on the ground floor you'll find a living room with a lovely open fire, a kitchen/dining room with a bespoke handmade kitchen and a door leading out to a south-facing patio with a table and chairs. Upstairs you'll find two bedrooms (1 king, 1 single) and a bathroom. The cottage is painted in Farrow & Ball paints and great attention has been given to preserve the historic details of this period cottage whilst providing modern-day comforts to help ensure you have a wonderful break.
GROUND FLOOR: The front door leads into the pretty living room, with the kitchen beyond.
LIVING ROOM: Stepping in through the front door there’s a welcoming living room with leather sofa and an armchair, an open fire, and a natural coir rug. There's a TV with FreeSat channels and a DVD player.
KITCHEN/DINING ROOM: The light and airy kitchen-diner has a beautiful hand-made kitchen with a Belfast sink and Smeg range cooker and a table and chairs to seat four people. A door from the kitchen leads straight out to the south-facing patio where there's an outside small table and chairs for outdoor dining on sunny days.
FIRST FLOOR: From the living room steep stairs lead to up to small landing leading to two bedrooms and a bathroom:
Bedroom 1: This room has a lovely king size bed with a hand-made oak bedframe, white-washed floor boards, chest of drawers, wardrobe, bedside tables, a natural coir rug and a shower with frosted glass.
Bedroom 2: The second bedroom is quite small with a partially sloping ceiling and has a single bed with a bedside table, single wardrobe, white-washed floor boards, coir rug and south-facing views.
Bathroom: In the bathroom is a roll-top bath, wc and sink. There is also a shower with frosted glass in Bedroom 1.
Outside: The cottage has a small south-facing patio with an outside table and chairs for outdoor dining on sunny days.
Utility room: Reached across the patio, there a small utility room that has a washing machine and freezer.
This is a beautifully presented property with lots of character.
6 Town Steps is one of a row of pretty properties in a pedestrianised conservation area just off Aldeburgh High Street. Just a short walk away are the beach and the historic Moot Hall along with town’s popular restaurants, pubs, shops and cinema. The steps that lend their name to Town Steps were built at the end of the 18th century to link the centre of Aldeburgh to housing at the top of the hill.
At the bottom of the Town Steps and across the road is a bar, David’s Place.
All prices include bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with gas central heating, open fire in the living room, flat screen TV with FreeSat channels, WiFi, DVD player, CD player, Smeg range cooker, dishwasher, fridge, freezer and a washing machine.
A travel cot and a high chair are available on request at the time of booking. The travel cot fits snuggly into the single bedroom.
On road parking is usually available on the High Street or on The Terrace at the top of Town Steps. There is a right of access over the courtyard to the back of a neighbouring cottage.
Sorry, no pets, unaccompanied teenagers or smoking permitted at this property.
There is a right of access across the back patio to the neighbouring properties’ patios.
Please note that the travel cot does not fit in the second bedroom.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
