About the property

This spacious detached property was designed and built by its current owners and is ideal for family gatherings with its large garden and large living and dining spaces. The house is situated down a side road in the village of Knodishall, just a short drive from Aldeburgh and Thorpeness.  It has pretty views and is within walking distance of the popular Parrot and Punchbowl pub.  The house has WiFi access.

Downstairs there’s a spacious kitchen/dining room and a large living room, and both have windows and patio doors to the garden.  There’s also a utility room, and a cloakroom.  Upstairs there are four bedrooms (2 doubles, 1 twin, 1 single), two en-suites and a family bathroom.  Outside there’s a large garden and off-road parking for several cars. 

The accommodation

The front door opens to a large hallway with access to the downstairs rooms and stairs to the first floor.

Living room: This spacious room has two large sofas and two armchairs.  There’s a living flame gas fire, a TV and DVD player, and patio doors leading out to a veranda and the back garden. 

Kitchen/Dining room:

Kitchen area:  The modern kitchen has a built-in electric hob and oven, a large side by side fridge freezer, and a dishwasher (there’s a washing machine and a microwave in the utility room). 

Dining area: There’s a long extendable table with seating for eight people (it can be extended to seat 12), a two-seater sofa and an armchair, a small TV, CD player and an Ipod player.  Glazed doors lead out to the garden.

Utility room: Here you’ll find a microwave, a washing machine, a sink and a door to the garden.

Cloakroom: This has a w.c. and a hand basin and is just off the hallway.

First floor:

Stairs from the ground floor hallway lead to a landing with doors to the bedrooms and the family bathroom.  All of the upstairs rooms have sloping ceilings and velux windows.

Bedroom 1: A large room with a double bed, two chests of drawers, large fitted wardrobes and a bedroom chair.

En-suite to Bedroom 1: There’s a shower, a w.c. and a hand basin.

Bedroom 2: This room has a large single bed (3’6” wide), a fitted wardrobe with hanging space and shelves, and a bedside table.

Family bathroom: There’s a bath with a shower over (mind your head on the way into the shower as the ceiling is sloped), a w.c. and hand basin.

Bedroom 3: This has a double bed, a single wardrobe with hanging space and shelves, and bedside tables.

En-suite to Bedroom 3: There’s a bath with a handheld shower attachment, a w.c. and a hand basin.

Bedroom 4: A small twin bedroom with bedside tables and a chest of drawers.

Outside: There is a paved kitchen herb garden through French doors from the kitchen and you are welcome to pick the herbs for cooking.  This area has a gate to the rest of the garden and provides a safe environment for young children to play.  The main lawned back garden has a decked veranda with a table and chairs, there’s a large pond and we recommend supervising young children in this area. At the front there’s a Cart Lodge where two medium-size vehicles can be parked, plus additional off road parking.

About the area

This Suffolk self-catering accommodation is situated on a side road in Knodishall, a village near the seaside resorts of Aldeburgh (around 4 miles) and Thorpeness (around 3 miles).  The popular Parrot and Punchbowl pub is around a 15 minute walk away.  From the back garden it’s just a short stroll to Knodishall Common, a protected heathland with a variety of walks.  The Snape Maltings is around 4 miles away.

The nearby town of Leiston has a leisure centre, cinema and a curry house as well as other local shopping facilities. The leisure centre often offers holiday clubs, and has two swimming pools (childrens and a main 25 metre pool) tennis, squash plus an indoor soft play area.

The RSPB bird watching reserve at Minsmere and the National Trust's Dunwich Heath are a short drive away.

What’s included?

All prices include 100% cotton bed linen, towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with efficient underfloor heating downstairs and gas central heating upstairs, two TVs, DVD, CD and Ipod players, electric hob and oven, dishwasher, fridge and freezer, microwave, and washing machine.  The house has WiFi access (please note there is no telephone support for it).  A selection of books are also provided.  A travel cot and a high chair can be provided by the property owners on request.

Restrictions and notes:

Sorry no smoking, pets or unaccompanied teenagers permitted on this property. Please see above for details of the pond.

2. Make a provisional booking by clicking on your arrival date, then click on your departure date. You will then be prompted to fill out a booking form. Only dates that are underlined can be selected as arrival and departure dates. For enquiries about other dates please email or call us.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
