Situated in the heart of East Suffolk's countryside, this apartment is ranged around a secluded courtyard as its name suggests. With two bedrooms, a large kitchen/diner and sitting room it is ideal for those looking to retreat whilst enjoying everything rural Suffolk has to offer - be that a thatched local pub in the village of Easton or all of the amenities of the historic market town of Framlingham, just a couple of miles away.
Guests have ample parking and will arrive at property via the courtyard to a door leading into the kitchen, from which one of the bedrooms, the bathroom and main sitting room lead off. Beyond the sitting room is the twin bedroom, making this property ideal for couples or small families.
GROUND FLOOR: Guests will enter into the courtyard through a gate and find the door to The Courtyard on the right, which leads through the open entrance hall to the kitchen/dining room.
KITCHEN/DINING ROOM: The large open plan kitchen/dining room has a large wooden table in the middle of the room seating four. The kitchen is well equipped with a tall Siemens fridge-freezer, integrated appliances including a four-ring electric hob, electric oven and dishwasher, and a microwave. At one end of the room is a two-seater bench and a large two-seater sofa.
SITTING ROOM: There are a couple of lovely features in this room, one being the wood-burner and the other being the full wall of windows looking onto the courtyard with a door giving direct access the courtyard. There is a large two-seater sofa, two armchairs, a flat screen TV with FreeView channels and a DVD player.
BEDROOM 1: From the kitchen/diner is a short hallway beyond which is the main bedroom. This has a double bed, two matching bedside tables, a built-in wardrobe, and a dressing table.
BEDROOM 2: Beyond the sitting room is a twin bedroom with two full size single beds, a shared bedside table and a chest of drawers. A good feature of this room is a full wall of windows over looking the courtyard.
BATHROOM: The bathroom is across from the main bedroom off the short hallway. There is a bath with a shower over it, a hand basin and a W.C.
UTILITY ROOM: This room has the washing machine, some additional kitchen supplies and also houses the boiler.
OUTSIDE: There is a private courtyard, which is half decked, and half gravel; there is a table seating four as well as a bench, another table, two more chairs and a BBQ. There is ample off-road parking.

The Courtyard is a nice place for a small family to holiday as it is located only a couple of minutes from Easton Farm Park – perfect for the kids, 15 minutes from Woodbridge, 20 minutes to Snape and half an hour to Aldeburgh or Orford.
There are nice forest walks around the property and Tunstall forrest is only 20 minutes away and provides a nice place to enjoy the outdoors, and only moments from Snape Maltings where you will find a lovely cafe serving really good food.
The lovely holiday cottage is walking distance to The White Horse, which is only a mile away.
All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The Courtyard is an apartment attached to the owner’s property by a double door access off the kitchen/diner (you should not hear or see the owners but if you do they are friendly nice people) and is equipped with oil central heating and a wood-burning stove. Appliances include a flat screen TV with FreeView channels, a DVD player and WiFi broadband. In the kitchen there are integrated electric four-ring hob, an integrated electric oven, integrated dishwasher, and a tall Siemens fridge-freezer. There is tiled flooring in the kitchen/diner, bathroom and utility room, the sitting room and bedrooms have carpeted flooring.
A travel cot and high chair are available from the property owners on request at the time of booking.

A well-behaved dog can be accommodated on request at the time of booking, must be restricted to the ground floor and is subject to our terms and conditions.
The Courtyard's courtyard is completely enclosed and safe for children and pets.
The windows in the kitchen look onto one of the owner’s private courtyards however the courtyard is rarely used.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
