Environmentally friendly Suffolk holiday cottage

This beautifully furnished townhouse has panoramic views of the beach and across Aldeburgh marshes towards Thorpeness. It’s well on its way to being environmentally friendly and is ideal for families and friends who would like to be within a short walk of Aldeburgh's amenities whilst enjoying wonderful views and easy access to the beach and the coastal footpath to Thorpeness.
This well equipped house is very well laid out over three floors. The master bedroom has a super-king bed and there is a further double bedroom, a twin bedroom and a single bedroom. Two of the bedrooms have en-suite bath or shower rooms, and there is a family bathroom and a ground floor cloakroom. There is a spacious living room and a large kitchen-dining room with patio doors leading to a south-facing courtyard garden and two parking spaces, one of which is in a garage.
Ground floor:
Entrance hall: The front door leads to a large entrance hallway with lots of space for outdoor boots and coats.
Living room: The lovely living room has a wood-burning stove for cosy winter nights. There are two sofas, a leather easy chair, two bean bag seats, a flat screen TV, DVD player, and Sky ‘freesat’ channels.
Kitchen/dining room: This large room has a handmade fitted kitchen, a dining table with seating for seven people and sliding patio doors that lead directly out to the patio back garden and the garage beyond. There’s an electric hob and oven, a slim-line dishwasher, fridge and freezer, a microwave and a CD/radio player.
Cloakroom: The downstairs cloakroom has a w.c., sink, a large mirror and Neff washer/dryer machine.
First floor:
Stairs from the ground floor hallway lead up to the 1st floor landing.
Master bedroom: This is a large bedroom with a super king size bed. There are large glass doors leading out onto a small balcony with a super view to the right towards the sea and straight ahead over the open marshes to Thorpeness (especially in the winter time when there are no leaves on the trees to hide any of the view!). There is a fitted wardrobe, a chest of drawers and bedside tables.
En-suite shower room: With a shower, hand basin, w.c. and a chrome column radiator.
Bedroom 2: This small south-facing room has a double bed, chest of drawers, wall hooks with wooden hangers for clothes, bedside tables and views over the pretty patio garden.
Bedroom 3: A single south-facing room with a chest of drawers and a clothes hanging unit with a large mirror.
Family bathroom: This has a bath with a hand-held shower attachment, a hand basin, a w.c. and a large mirror.
Second floor:
Stairs lead from the 1st floor landing to the 2nd floor landing.
Bedroom 4: This twin bedroom with stunning panoramic views of the coastline in the direction of Thorpeness. From here you can see Maggi Hambling’s Scallop sculpture on the open shingle beach. In the winter months, the view extends all the way to The House in the Clouds at Thorpeness. There are built-in wardrobes and bedside tables.
En-suite bathroom: There is a bath with a hand-held shower attachment, a hand basin, a w.c. and a large mirror.
Outside there is a pretty courtyard patio to the rear of the house and a planted gravel garden to the front. There is a garage to the rear of the back garden that fits a medium-size car and a second parking space in front of the garage. Additional on-street parking is usually available nearby.
You may be able to keep your carbon footprint down here – this eco-friendly holiday cottage is highly insulated with triple glazing to most windows and a heat recover ventilation system. The heating and hot water is supplied by an advanced air source heat pump which is linked to a solar water heating panel.
About the area
The house is about a minute’s walk to the beach and around a five minute walk to Aldeburgh’s renowned restaurants, cafes, boutique shops and art galleries. The village of Thorpeness, with it’s pub, tea rooms and brasserie is a mile away, reached by a pretty coastal path and road.
What's included?
All prices include 100% cotton bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property is equipped with an efficient eco-friendly solar panel and ‘air-to-water’ heating and hot water system, a wood-burning stove, an electric hob and oven, slim-line dishwasher, fridge, freezer, washing machine with built-in tumble dryer, microwave, TV, DVD player, CD/radio player, and garden furniture. A travel cot and high chair are available on request.
Restrictions: Sorry, no smoking, pets or unaccompanied teenagers permitted at the property.
Tariff
£690 to £1450 a week depending on the time of year. Shorter breaks are often available – please check the calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
