Moat Barn is a beautiful barn conversion which stands in a rural position overlooking open countryside and is within a short drive of the market towns of Framlingham and Diss. Internally the property enjoys a wealth of features including vaulted ceilings and exposed beams. You are welcomed into a hall which leads to the open plan sitting/dining area. Beyond that there is a kitchen and ground floor wet room. Stairs lead to bedroom 1 which is a mezzanine bedroom and overlooks the open plan sitting/dining room. Further steps lead to bedroom 2 and a family bathroom.

Outside the property is approached over a shared drive (shared with the owners of Moat Farm) which leads to parking. The front garden has been landscaped and features a tables and chairs. The principle south facing courtyard garden lies to the rear and benefits from exclusive use of a heated swimming pool. The courtyard garden also benefits from having garden furniture.

Sitting Room - Dual aspect, vaulted room offering views over the courtyards garden. There is a 3 seater sofa, 2 seater sofa and 2 arm chairs centred around an impressive wood burning stove. There is also a flatscreen TV with DVD player, coffee table, side tables and lamps.

Dining Room - This area has double doors opening to the courtyard garden, large table and benches, tiled flooring and stairs leading to the first floor.

Kitchen - Dual aspect room, which feature a wide range of kitchen furniture with wood work surfaces, incorporating a 2 bowl butlers sink and a wood burning stove. There is a Falcon 5 ring gas hob/double oven with overhead extractor hood, 2 island units providing further storage and a range of appliances including a dishwasher, fridge/freezer, washing machine and tumble dryer.

Wet Room - Walk in shower, low suite W.C, wash basin, tiled flooring and heated towel rail.

First Floor

Bedroom 1 - This is a mezzanine bedroom and enjoys views over the open plan accommodation. There is a king sized bed with side tables and lamps, boarded flooring and exposed beams.

Bedroom 2 - A further flight of stairs lead to this room which has a window offering garden views. There is a zip and link bed which can be arranged as a king or twins on request. At the foot of the bed there is a chest of drawers and built in wardrobe cupboard.

Bathroom - This room has a window offering garden views, a timber fronted panel bath with shower head attachment, low suite W.C, pedestal wash basin and heated towel rail.

Gardens - Moat Barn stands in a beautiful rural setting and is approached over a shared drive with the owners of Moat Farm. The property benefits from private parking. The front garden has been landscaped and features a small table and chairs. The principle south facing courtyard garden lies to the rear and features a heated swimming pool which guests will have exclusive use of. The courtyard garden also benefits from having garden furniture.

Wilby is a charming hamlet and has a church, primary school and vibrant community centre. A mere 2 miles away is the picturesque village of Laxfield, whcih features the great "The Low House" pub. Denington is 2 miles away with "The Queens Head" which serves excellent food, as well as Fessingfield, which is 3 miles away, and features the "Fox and Goose", a magnificent restaurant. The beautiful town of Aldeburgh is only half an hour away with it's gorgeous pebbled beach. The county town of Ipswich is approximately 20 miles to the south. The historic town of Framlingham is 7 miles to the south east and Diss lies 11 miles to the north west, with main line rail services to London Liverpool Street (approximately 90 minutes).

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and nibbles to help you get your break off to a relaxing start.

Moat Barn benefits from oil fired central heating. Appliances include a flat screen TV, DVD and IPod dock in the sitting room. In the kitchen there are integrated appliances including a 5 ring gas hob and double oven, dishwasher, washing machine, tumble dryer and fridge/freezer.

A travel cot and hair chair are available on request at the time of booking.

Moat Barn is a converted building and is used as an annexe to the main residence (Moat Farm). The barn does stand on a working farm and is adjacent to a stable yard with horses.

The swimming pool is heated between 1st May - 31st August.

Children must be supervised at all times in the mezzanine Bedroom (Bedroom 1).

Sorry, no smoking or unaccompanied teenagers are permitted at this property.

A well-behaved dog is welcome downstairs. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.

The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card payments.
