Suffolk Self-Catering Holiday Accommodation

Hand-built and equipped to the highest standard, this stunning Lodge is set within the 950 acre Stoke by Nayland estate, adjacent to the Gainsborough Golf Course. The site was once home to the land army in WWII, but now offers a wonderful location for couples looking to relax in great comfort, but with top class sporting and leisure facilities on the doorstep.

Guests will be able to park close to the Lodge, which comprises two potentially independent floors. On entering the main outer door there will be a door to the ground floor and stairs leading to the first floor of the property. On the ground floor a central hallway leads to the living/kitchen/dining room, two bedrooms that can either be made up as super kings or two single beds, and en-suite bathrooms. One of the en-suites is also accessible from the hall, so doubles up as a family bathroom.

Beyond the living space is a balcony. Upstairs there is a small entrance area, leading into second large living/kitchen/dining space with doors out to an outside terrace area with views towards the golf course. At the rear of the property is a bedroom that can either be made up as a super king or two singles beds, dressing area and en-suite bathroom.

Ground floor:Laxton Fortune is a complete Lodge building with semi-independent ground and first floors.

Living/Kitchen/Dining Room:Evoking the clean, sleek style of the ‘40s, this space has a large glazed wall and double doors opening onto the balcony, plenty of seating, a dining room table and fully equipped kitchen.

Bedroom 1:With a sumptuous feel this room with a super king-sized bed, which can also be configured as a twin, a window and a glass door to the rear of the property, with a door leading to the en-suite bathroom.

EN-SUITE BATHROOM 1: Clean and modern this room has a bath with shower over, basin and W.C.

BEDROOM 2: Equally sumptuous, with direct access to the balcony, this room has a bed which can be made up as a super king or 2 full sized singles.

EN-SUITE/FAMILY BATHROOM: This room has a bath, separate shower, W.C and basin and serves Bedroom 2 as well as being independently accessible from the hallway.

FIRST FLOOR:  Once inside the main entrance door a set of stairs leads to the first floor accommodation.

BEDROOM 1: With a luxury feel this room can be made up with either a super king or two single beds, a window and glass door to the rear of the property and walk-in dressing area, with a door leading to the en-suite bathroom.

EN-SUITE BATHROOM 1: Clean and modern this room has a bath, separate shower, hand basin and WC.

OUTSIDE: Guests will have access to walks and trails within the 950 acre estate, including the Gainsborough and Constable Golf Courses and Spa facilities at the nearby Stoke by Nayland Hotel.  Adjacent to the Lodges is the original water tower from the Land Army Hostel where guests will have access to the 360 degree views of the estate and Constable Country beyond.

This beautiful part of East Anglia is often known as Constable Country in deference to the Sudbury based artist who used this part of the Suffolk/Essex borders as the inspiration and subject matter for this art.  Guests may find the Stoke by Nayland estate, with its golf course, spa facilities, lakes and walks meets all their needs during their break, but there are many beautiful towns and villages to explore locally, including East Bergholt, the home of Flatford Mill, where the Haywain, Constable’s most famous work, was painted.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

Laxton Fortune Lodge is equipped with central heating from an eco-friendly air source heat pump, and hot water and electricity are provided by photovoltaic cells and solar panels.  Appliances include a flat screen TV with FreeView channels, a DVD player, and an iPod docking station. In the kitchen there is an electric hob and oven, standard size dishwasher, a fridge and a seperate freezer freezer.

A travel cot and high chair are available from the property owners on request at the time of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £200 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
