Holiday cottage for 6 in the Suffolk countryside
St Michael's View, Peasenhall, Suffolk
This beautifully presented and recently built spacious house is situated in a quiet location in the pretty and popular village of Peasenhall in east Suffolk. The house has super views of the magnificent parish church and is just a short walk to the village's facilities which include a very popular pub serving fresh local produce, a village stores, a renowned delicatessen and a family butchers.
It's an ideal location from which to explore Suffolk's country footpaths and country lanes to the pretty villages and market towns towards the Suffolk Heritage Coast, a short 15 minutes away. A variety of footpaths lead from the village out over open fields and for cyclists, bikes can be stored in the enclosed back garden.
The very well presented accommodation is on two floors - on the ground floor is a large kitchen, a spacious living room with a wood burning stove, a separate dining room, utility room and cloakroom. Upstairs are the three bedrooms (two doubles and one twin), an en suite shower room and a family bathroom.
The house has been stylishly furnished and attention has been given to all of the small details. There are beautiful oak floors throughout the house. Outside, the pretty back garden, overlooking the church is landscaped, with a wooden table and chairs. There are two allocated parking spaces for guests to the front of the property in an open cart lodge.
Ground Floor:
A path with steps in the front garden leads to the front door which opens up in to a hallway with access the downstairs rooms and stairs to the first floor.
Living room: This room has a large open hearth with a woodburning stove for cosy winter breaks. In the summer time patio doors can be opened which lead directly to the back garden. There are two large leather sofas and a matching armchair, a flat screen TV, Sky 'freesat', DVD player and a Bose stereo and some children's games.
Kitchen: The generously proportioned kitchen has cream painted fitted wall units and all the mod-cons, including microwave, dishwasher, stainless steel tall fridge-freezer, electric hob, grill and oven, extractor fan, and a radio.
Utility room: Off the kitchen is a utility room with washing machine, tumble dryer, wine cooler, work surfaces and a sink. A door leads out to the back garden.
Dining room: double doors link the kitchen to the dining room where you'll find an oak table and leather dining chairs, providing seating for six.
Cloakroom: The downstairs cloakroom has a hand basin and w.c.
1st Floor:
Master bedroom: This has a double bed, bedside tables, chest of drawers and built-in wardrobes. There is plenty of space for a travel cot. The room faces south and so the window has both a blind and curtains to keep out the early morning sun.
En suite: The en-suite shower room for the master bedroom has a large shower, w.c. and hand basin.
Bedroom 2: A second double bedroom with bedside tables, a chest of drawers and built-in wardrobe. The room faces south and so the window has both a blind and curtains to keep out the early morning sun.
Bedroom 3: A twin bedroom with views of the parish church. This room has a flat screen TV, bedside table, a chest of drawers and a fitted wardrobe.
Family bathroom: A family bathroom with a bath and shower over, a hand basin, w.c. and chrome heated towel radiator.
Outside, in the landscaped rear garden there is garden furniture and a lovely view of the parish church, St Michael's. There is off-road parking for two vehicles in an open cart lodge.
About the area
The house is situated at the end of a quiet close in the picturesque village of Peasenhall. The village's facilities are a five minute or so walk away and include a very popular pub serving fresh local produce, a village stores, a delicatessen specialising in cured hams and Spanish produce and a family butchers selling produce from local farms.
It's an ideal location from which to explore Suffolk's country lanes and pretty villages and market towns and the Suffolk Heritage Coast, a short drive away. Several footpaths lead from the village over open fields into the glorious Suffolk countryside and bicycles can be stored in the enclosed back garden.
What’s included?
The prices include bed linen, towels, heating fuel and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
The property has central heating throughout and is well equipped with a TV, Sky 'freesat', DVD player, radios, microwave, dishwasher, stainless steel tall fridge-freezer, electric hob, grill and oven, extractor fan, washing machine, tumble dryer, a wine fridge and a BBQ. A travel cot is also available.
Restrictions: Sorry no smoking or unaccompanied teenagers. A well-behaved dog can often be accommodated on written request at the time of booking, and must be restricted to the ground floor.
Tariff
£450 to £760 a week depending on the time of year. Weekend and mid-week breaks are sometimes available when there is late availability - check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
