About the property
This stylish and well specified cottage is ideally situated towards the southern end of Aldeburgh’s High Street, close to the beach and the Yacht Club on the River Alde. The furniture and fittings at this holiday cottage are of a very high standard and there are lots of fun finishing touches along the sailing theme.
On the ground floor there’s an open plan kitchen/dining room with glass folding doors to a large professionally designed and landscaped back garden, complete with summer house, decking, patio and wetland areas. Upstairs there are two bedrooms (1 king with a bath and fabulous views over the marshes to the river, and 1 twin) and a shower room.
The Accommodation
Ground floor:
Kitchen/dining room: The front door leads into a large open plan kitchen/dining room with large glass folding doors leading out to the long back garden. There’s a dining table and four chairs, and a handmade kitchen with a granite surface. Appliances include a gas hob and two electric ovens, slimline dishwasher, fridge with a freezer compartment, a microwave, an Ipod docking station and washing machine.
Living room: This lovely room has an open fire, a large corner sofa and a striped fabric armchair, coffee tables, a flat screen TV and a DVD player.
First floor: Cottage stairs from the kitchen/dining room lead up to the first floor landing. The stairs have fun navigational lights on either side, as if you were on a boat, and the stainless steel banister at the top of the stairs is cleverly designed to appear like ship railings.
Bedroom 1 with small balcony: There’s a king size bed, a lovely free-standing roll top bath, and a wardrobe. The room faces west and has a small balcony with views over the back garden to the marshes and River Alde beyond. Floor to ceiling windows let you enjoy the view from the comfort of your bed.
Bedroom 2: With twin beds, a wardrobe and chest of drawers, and an original fireplace (not in use).
Shower room: There’s a large shower, hand basin, w.c. and a heated towel rail. The ceiling is partially sloping.
Outside: There’s a large south west facing back garden that has been professionally designed and landscaped to create different areas for you to enjoy at different times of the day. You’ll find a summer house, a hammock, decking and patio areas, a pebble garden and a wetland area. There is a tumble dryer in the laundry cabin. Parking is on road but there is access down the side of the house where you can pull up to unload your car right next to the door to the kitchen/dining room.
About the area
This stylish Suffolk holiday cottage is located close to the beach and shops in the popular seaside town of Aldeburgh on the Suffolk coast. The town has an excellent range of restaurants, pubs and shops.

All prices include 100% cotton bed linen, towels, heating and electricity, plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This end-terrace cottage is equipped with gas-fired central heating and an open fire in the living room. Appliances include a flat screen TV, DVD player, Ipod dock, a gas hob and two electric ovens, slimline dishwasher, washing machine and a fridge with freezer compartment. The cottage has a traditional Suffolk brick floor in the kitchen, carpet in the living room and painted wooden floors upstairs. There is a tumble dryer in the laundry cabin outside. A travel cot and high chair are available from the property owners on request at the time of booking.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
