Spaldings Farm has four feature rooms on the ground floor, a bespoke AGA kitchen handmade by Henry Gordon-Jones, a fantastic dining room featuring a Eero Saarinen dining table and chairs with an eye-catching contemporary wood burner, an elegant sitting room with two large sofas and a spectacular suspended open fire place, and a family breakfast/sitting room with more high quality designer furniture and striking floor to ceiling double aspect windows and folding double doors which open right out onto the terrace giving a wonderful feel of the house being open and leading straight into the outdoors.
On the first floor there is a master bedroom suite with super-king size bed and an en-suite bath and shower room, featuring a polished nickel roll top bath, and two twin rooms with a shared luxury bathroom. A separately accessed first floor suite has a king size bed and an en-suite shower room. Outside there is large garden beautiful professionally landscaped, with two main terrace areas, one ideal for summer breakfasts located just outside the family breakfast/sitting and another catching the afternoon light - perfect for barbeques or evening drinks.
Ground floor: You enter the property into ‘the snug’; a welcoming hallway/sitting room, featuring a large inglenook open fire, a lovely leather arm chair and a squashy leather sofa for two. There's also a convenient WC between this room and the kitchen, which leads off this room in one direction, with breakfast room beyond. Through another door you reach the dining room, with sitting room beyond. You can enjoy the warmth of under-floor heating throughout the ground floor too.
Kitchen: This double aspect AGA kitchen is handmade by Henry Gordon-Jones and features two sinks, one within the spectacular oval island, a large Liebherr stand alone fridge and freezer with a glass wine chilling compartment. The kitchen is fully equipped with a dishwasher, coffee and espresso machine and microwave, plus a flat screen TV. The double aspect room gives plenty of natural light and a stable door opens onto the breakfast terrace for convenience.
Dining room:This room is perfect for entertaining and features Eero Saarinen marble topped pedestal table and tulip chairs as well as a contemporary, Dikgeurts wood burner with a glass door. This double aspect room has views of the wonderful countryside in both directions.
SITTing room: This room features two very large sofas, which seat four spaciously or six cosily, they are situated around a Dikgeurts suspended open fire and also benefits from a flat screen TV with FreeSat channels. This is a lovely light room with triple aspect windows looking onto the garden.
Family Breakfast/Sitting Room: Comfortable, contemporary corner group sofa, large flat screen TV with FreeSat channels and a breakfast table with Eames dining chairs for six makes a functional all day room. The room is double aspect with floor to ceiling mullion windows to really take in the wonderful surroundings. Folding and sliding double doors open right out onto the terrace giving a wonderful open feel to the house.
utility room:: Belfast sink and a Miele washing machine and a tumble dryer are housed in this room for all your conventional needs.
first floor:There are two first floor areas in this large house. An angled oak staircase leads up from the family breakfast/sitting room to the master suite on its own small landing.
You can reach the main first floor landing from the kitchen or the sitting room, up the angled oak staircases. The staircase from the kitchen leads to a landing area giving access to the two twin rooms, the family bathroom, and the en-suite to the master bedroom. The staircase from the sitting room leads directly into the master bedroom.
The main first floor area has two access points with angled oak stairs leading to the first floor hallway from the kitchen and more angled oak stairs leading from the sitting room to the master bedroom.
Master Suite:An impressive spacious room with vaulted ceilings, king-size bed, bedside tables with lamps, chest of drawers, a flat screen TV, a fabulous feature light, and an en-suite shower room – what more could you ask for! Double aspect mullion windows let in plenty of daylight and overlook the landscaped gardens on one side and the stone terrace on the other below.

Bedroom 2: Houses another two single beds, with beside table with lamp. The vaulted ceilings magnify the elegant crystal chandelier.
Bathroom:This luxury family bathroom is complete with contemporary fittings, bath with an overhead shower and a handheld shower attachment, a hand basin, a heated towel rail, under-floor heating and a W.C.
Outside: The private enclosed professionally landscaped gardens have two terrace areas, both with table and chairs – thoughtfully positioned, one catches the morning rays and the other the afternoon sun with gorgeous views of sunsets, perfect for evening meals and relaxing drinks. Spaldings Farm is situated in its own extensive grounds of over three acres, offering privacy and plenty of off-road parking on the large gravel drive.
The property is deep in the Suffolk countryside but just a few minutes drive from the village of Earl Soham, with its renowned pub, the Victoria - supplied by its own brewery - an artisan food shop/cafe and craft butchers. The Suffolk coast lies a little further afield, with the delights of Aldeburgh and Southwold around a 40 minute drive away, and Woodbridge, a delightful river town even closer by. However within the countryside itself, refreshing and uplifting walks abound - should you ever wish to leave the 3 acres of grounds!
The house is in the boundaries of the village of Framsden, a lovely unspoilt village deep in the Suffolk Countryside. The village is surrounded by beautiful farm land, enjoys approximately 16 miles of public footpaths, plentiful hedgerows affording pleasant walking and harvesting of hedgerow fruits and has an attractive pub, The Doberman Inn, to quench your thirst and satisfy your hunger after experiencing the walks. There is a village stores around 1.5 miles away selling a range of provisions and newspapers.
The Helmingham Estate is located in Framsden and it manages of much of Framsden’s conservation areas including preserving veteran trees, ancient hedgerows, old ponds and ancient meadows rich in plant and wildlife diversity. These achievements have been acknowledged the estate farm winning the FWAG (Farming and Wildlife Advisory Group) Conservation Award for “high level of commitment shown to the principles and delivery of conservation, combined with good farming – an innovative approach to cultivations based on minimum tillage across the whole farm”.
The large market village of Debenham is only 3 miles away and has many facilities including a number of pubs and a grocery store.
All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This stylishly renovated thatched roof farm house is equipped with under floor heating and three working fireplaces. Appliances include five flat screen TVs with FreeSat channels, DVD/CD player and iPod docking station with surround sound throughout the house and into the garden, AGA, dishwasher, large Liebherr stand alone fridge-freezer with wine chilling compartment, Miele washer and dryer machine and a microwave. There is solid oak flooring in the sitting room, dining room, family sitting/breakfast room, on the stairs and in the bedrooms, traditional brick pannet floors in the entrance room and kitchen, and tiled bathroom floors.
A travel cot and high chair are available from the property owners on request at the time of booking.
Sorry, no smoking or unaccompanied teenagers. A well-behaved dog is welcome. If you wish to bring a dog it must be mentioned at the time of booking on the booking form and is subject to our conditions of booking.
Please note that there are sloping ceilings in the bedrooms and first floor rooms as well as low beams (less than six feet high) in the dining room and other ground floor rooms.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £250 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
